Pools, landscaped areas and pedestrian spaces form the centre of the development, so the common areas are a large part of the ownership and rental experience.
FazWaz and several linked project databases date completion to November 2018 and report eight floors, 1,308 units and a project area of 24,800 sqm. That puts Cote d'Azur firmly in the completed-resale category. A buyer is not underwriting a construction promise; they can inspect the actual apartment, the corridor and lift access, the view, furnishing quality and the condition of the shared areas before committing. In a mature resort condominium, those unit-level differences often matter more than the generic floor-plan label.

That matters for identity: Seven Seas Cote d'Azur is a distinct development, not an alias for Seven Seas Condo Resort Jomtien or Seven Seas Le Carnival. Within Cote d'Azur, names such as Nice, Cannes, Monaco, Marseilles, Monte Carlo and Montpellier refer to buildings inside the same project rather than separate developments.
The common areas are one of the project's defining features. Published project information describes broad garden-pool zones and promenades, the St Tropez clubhouse, a restaurant and lounge, fitness facilities, a sauna, games room, library/internet area and function space. Current project databases also list a lobby, parking, key-card access, 24-hour security and CCTV. For an owner who stays seasonally or rents out the unit, the practical benefit is that a meaningful part of the leisure offer sits inside the compound rather than relying entirely on third-party beach clubs or external gyms.
Scale is the trade-off. With 1,308 units, this is a large condominium community even though the buildings are low-rise. A quiet weekday viewing may not show how busy the pool and circulation areas feel in peak periods. Unit position therefore deserves careful attention: some buyers specifically want a pool-facing apartment close to the activity, while others will prefer a more private orientation. The project name alone is not enough to price those differences.
The location is usually marketed as Na Jomtien, on the coastal strip south of Jomtien. FazWaz places Na Jomtien Beach about 0.6 km from the project, while the project's own contact material routes visitors via Na Jomtien Soi 4. This is not a beachfront building with a lobby-to-sand connection. It is better thought of as a resort condominium near the sea, with some local trips practical on foot but a car, motorbike or taxi making the wider Pattaya area much easier to use.
The resale mix includes studios and one-, two- and three-bedroom units. PropertyHub publishes project ranges of 24–29 sqm for studios, 35–36.5 sqm for one-bedroom units, 52–58 sqm for two-bedroom units and 86.5–98.5 sqm for three-bedroom units. Other established portals show additional configurations, including one-bedroom units starting around 32 sqm and larger two-bedroom combinations. Rather than blending those records into one invented range, the sensible approach is to treat the registered plan and title of the specific resale unit as the controlling evidence.
There is active secondary-market supply in 2026. The lowest live price found for this research was THB 1,499,999 for a 24 sqm studio on PropertyHub, refreshed on 4 September 2026; DDproperty carried a 24 sqm studio at THB 1.6 million in August 2026. These are seller asking prices, not a developer price list. A low headline number can reflect floor, view, furnishing condition, urgency of sale or ownership quota, so it should only be compared with genuinely similar units.
For a foreign buyer, the legal question is unit-specific. Thailand allows qualifying foreign purchasers to register condominium ownership in freehold within the statutory foreign quota, capped at 49% of the total condominium unit area in the building. The condominium juristic person must confirm the available foreign proportion for the transfer. Some Cote d'Azur resale listings are explicitly advertised in foreign name, but that status cannot be assumed for every apartment simply because the project itself is a freehold condominium.
The case for Seven Seas Cote d'Azur is therefore straightforward but not universal: it offers an established resort environment, finished units that can be inspected and a broad resale pool. Its main due-diligence issue is variation within the project. Condition, outlook, noise exposure, distance from the busier pool areas and legal ownership status can differ materially from one listing to the next. A useful shortlist should compare those details before it compares seller claims about value or rental appeal.
There are also source-level discrepancies worth keeping visible. Some project databases describe six residential buildings, while others report seven buildings; address records vary between the project's own contact wording and current mapping/portal records. None of that suggests two different projects, but it does mean that a transaction should rely on the title, building designation, unit number and juristic-person records rather than on a marketing address copied from an online listing.

Ownership format
The project is marketed as a freehold condominium. A foreign buyer can register a unit in freehold only within the statutory foreign quota, which is capped at 49% of the total condominium unit area in the building. The juristic person’s quota confirmation should be checked for the selected resale unit; any alternative tenure needs separate review.

The most compact format and the usual lower entry point on the resale market. With a small internal area, floor, outlook and position relative to the pools have an outsized effect on privacy and how spacious the unit feels.
