Most current property databases place completion in 2015, while a smaller group uses 2016; the project is clearly completed and occupied, but the exact handover date is not consistent enough across public sources to present with false precision. Resale stock has been circulating for years, so two apartments in the same building can differ substantially in fit-out, view, ownership quota and renovation history.

The common areas are unusually substantial for a compact single-building scheme. Multiple independent project profiles agree on two communal pools, with one at ground level and another on the rooftop. The rooftop also carries a gym and leisure space, while the wider amenity set includes a sauna, landscaped areas, children's facilities, parking, lifts, security, CCTV and controlled access. This is useful for a buyer because the amenities can be inspected today rather than accepted from a brochure. Older marketing descriptions also mention an on-site restaurant or café, but its present-day operation is not consistently verified, so it should not be treated as a guaranteed service when valuing a unit.

Original project information points to three main apartment groups: studios of roughly 25–26 sqm, one-bedroom units of roughly 35–56 sqm and two-bedroom layouts of roughly 75–90 sqm. The live resale market does not always fit those ranges neatly. There are combined and reconfigured apartments, and some listing feeds carry dimensions that do not match the original catalogue. A buyer should therefore treat the project ranges as a guide to the building's original product mix, not as proof of what a specific title contains. For an unusual unit, the condominium title, registered area and actual floor plan matter more than an agent's category label.

Pricing is driven by resale owners rather than a single developer schedule. When checked on 14 September 2026, clearly surfaced asking prices started around THB 1.29 million for a roughly 25 sqm studio, with one-bedroom stock spread materially higher depending on size, floor, view, furnishing and ownership quota. The low entry ticket can be attractive, but it also makes unit-level due diligence more important: a cheap asking price may sit alongside renovation needs, weaker view, Thai-quota ownership, outstanding common charges or an older furnishing package. Water Park is best compared unit by unit rather than by a single average project price.

Published management data puts the common-area fee at THB 40 per sqm per month, while project directories also record an original sinking-fund figure of THB 500 per sqm. On a resale purchase, that sinking-fund number should not be assumed to be a fresh buyer payment; the practical question is whether the selected unit is clear of liabilities and whether the juristic person's accounts and major-maintenance position are healthy. Parking is another point worth checking in person because major databases show a ratio of about 20% of units. In a mature building, current operations, lift condition, pool maintenance, reserve funding and the actual rules enforced by the condominium juristic person can affect ownership more than the original launch specification.

Foreign buyers should also separate the project name from the legal status of the individual apartment. Water Park currently has listings in both foreign and Thai quota. A foreign-owned unit elsewhere in the building does not prove that another apartment can be transferred into foreign freehold: the condominium juristic person must confirm quota availability for the actual transfer. That makes the legal workflow straightforward but unit-specific. The title, seller identity, debt-clearance position, registered area and quota certificate all belong in the check on the selected apartment. A cheaper Thai-quota listing is therefore not automatically comparable with a foreign-quota unit for an overseas buyer, even when the floor area and condition look similar.

Ownership format

A foreign buyer can take freehold title if foreign quota is available at the time of transfer; under Thai condominium rules, aggregate foreign ownership may not exceed 49% of the total unit area in the registered condominium. Current Water Park resale listings include both foreign-quota and Thai-quota units, so the selected unit's quota status and the condominium juristic person's confirmation should be checked before transfer.
