The private marina and water-sports club appear across the current project website and independent profiles. That is a distinctive Pattaya feature, but its value depends on the current berth, access and fee rules that apply to the specific owner.

An active THB 1.69M listing was verified on 9 September 2026 and is advertised in the foreign quota. It is a credible lower market anchor, but price only becomes meaningful after checking the building, view, condition, title position and ongoing charges.
Calmer, less central
Na Jomtien offers a quieter waterside environment than central Pattaya or the busier Jomtien core. The trade-off is greater reliance on a car or taxi and a more important need to understand real parking availability.
About the project
Whale Marina Condo is a completed coastal condominium on Soi Na Jomtien 8 in Na Chom Thian, south of the denser Jomtien strip. The commonly repeated project configuration is three eight-storey buildings with 364 residential units on 6,752 sqm of land, equivalent to 4 rai and 88 square wah. That scale matters more than the resort-style branding. Whale Marina is not a tiny residence with a few dozen apartments, but neither is it a thousand-unit high-rise tower. The homes are spread across low-rise blocks, with much of the project's identity built around pools, landscaped areas and its waterside setting.
Its genuinely unusual feature is the marina concept. The current project website and several independent property profiles describe a private marina and a water-sports club, while older sales material also refers to boat and jet-ski mooring. For an owner who actually uses the water, this can be more meaningful than a generic sea-view promise. The caveat is equally important: a marina on the site is not the same as a guaranteed private berth attached to every condominium unit. The public material reviewed for this dossier does not set out current berth allocation rules, vessel-size limits, channel depth, mooring fees or whether a particular resale owner receives free usage. If the marina is part of the purchase rationale, those operational rights should be checked with the condominium juristic person before money changes hands.

Construction risk is no longer the issue here because the buildings are completed and occupied. The current project website, DDproperty, FazWaz, Thavorn and several other databases point to 2019, with some specifying December 2019. Older Thai project descriptions and a number of portal records instead say 2018. For a buyer in 2026, the practical conclusion is straightforward: this is a finished resale condominium, but the exact completion year should not be stated more confidently than the evidence allows. If the date matters for a legal file, insurance, depreciation analysis or an engineering review, the condominium registration and handover records are the right evidence.
The unit mix is broader than the low-rise format might suggest. Repeated project data shows studios from roughly 29 sqm, one-bedroom units around 41–59 sqm, two-bedroom units around 65–91 sqm, and duplex layouts around 78–92 sqm. Live resale inventory does not always match those historic ranges perfectly: current listings include studios around 28.96–31 sqm and larger two-bedroom homes around 92 sqm. That is normal in a mature project where different buildings, layout codes and later unit combinations can create small variations. A buyer should therefore compare the actual registered plan, usable layout, floor, outlook, renovation condition and building rather than relying on the bedroom label alone.
As of 9 September 2026, the lowest active price we could verify was THB 1.69 million for a studio of about 31 sqm. The specific PropertyHub listing is advertised in the foreign quota, which makes the example more useful to an international buyer than a low Thai-quota price would be. Other active stock is materially more expensive, and larger two-bedroom units can approach or exceed THB 9 million depending on size, floor and view. Whale Marina therefore does not have one meaningful 'project price' on the resale market. The cheapest unit is a market entry point, not a proxy for average value, finish quality or what a better-positioned apartment should cost.
For recurring ownership costs, FazWaz publishes a common-area management fee of THB 45 per sqm per month, a figure also shown by Thavorn, and lists a THB 550 per sqm sinking-fund contribution. Those figures need context in a completed resale building. The sinking fund is normally associated with the original transfer into the condominium, while the monthly fee can be revised by owner or juristic-person decisions over time. A resale buyer should obtain the current juristic-person statement, confirm whether the unit has any arrears, and check the current fee schedule rather than assuming a portal's legacy project data is still the amount payable today.
The location trades central-Jomtien walkability for a calmer Na Jomtien setting. That can work well for an owner who wants a resort-like coastal base and is comfortable using a car, taxi or ride-hailing service. It is less convincing for someone whose priority is to step outside into a dense grid of restaurants, public transport and nightlife every day. Parking is another practical point: major project databases publish a parking ratio of roughly 30% of units. Actual demand varies with occupancy, but a household that expects to keep a car should test evening and high-season parking conditions instead of treating 'car park' on an amenities list as proof that space is always easy to find.
The developer identity requires a transparent footnote rather than a convenient simplification. The current Whale Marina website names SK Pattaya Construction Development as the developer and carries that company name in the site footer. Home.co.th, Hipflat and earlier Thai project material identify Pavilion Beach Co., Ltd. as the project owner or developer. Those statements can coexist if the companies had different ownership, development or construction roles, but the public sources we reviewed do not establish the legal relationship clearly enough. For registry purposes we use SK Pattaya Construction Development as the current public developer name from the project website, while the Pavilion Beach attribution remains a transaction-level due-diligence item.

Ownership format
A foreign buyer can register condominium freehold only while the foreign quota remains available, capped at 49% of the total unit area in the registered condominium. If the selected unit cannot be transferred within that quota, another lawful structure such as leasehold has to be assessed for that unit; the exact position should be confirmed from the unit documents and the condominium juristic-person quota certificate.
Unit types & sizes
The lowest-entry format in the project. Live resale stock includes studios slightly below the older published range, around 28.96–31 sqm, so the registered plan of the actual unit matters when comparing prices. On 9 September 2026 we verified a roughly 31 sqm listing at THB 1.69M advertised in the foreign quota; it is a useful market floor, not a standard price for every studio.
The practical middle ground between a compact holiday unit and a home suited to longer stays. Current listings commonly sit around 44–56 sqm, broadly consistent with the historic project range. When two units have similar floor area, the building, floor, outlook toward the water or internal grounds, and renovation condition can explain a large part of the price difference.
A better fit for families, longer stays or buyers who value space more than the lowest entry cost. In 2026 asking prices for larger two-bedroom units vary widely, so floor area alone is a weak comparison tool. View, floor, renovation, furnishing and the legal quota position of the exact unit can materially change the price.
A less common layout in the published project mix and less visible in current public inventory than standard studios, one-bedrooms and two-bedrooms. The actual registered plan matters here because the word 'duplex' does not explain how much usable area sits on each level or how efficient the internal circulation is.
The size ranges come from repeated project profiles and represent the original published mix. Live resale inventory shows small deviations for individual units, so size and type should be confirmed from the documents of the selected property. Some portals display three-bedroom resale listings, but the multi-source base project mix does not establish a standard three-bedroom product, so we do not add one as a confirmed project type.
