Documented layouts run from 39–40 sqm studios to two-bedroom apartments as large as 208 sqm. That gives buyers access to floor areas that are increasingly uncommon in newer central-Sukhumvit towers. The trade-off is that a large older apartment can require substantial renovation and systems work, so size alone is not a value conclusion.
Central Sukhumvit access
The tower is on Sukhumvit Soi 13 between Nana and Asoke. Multiple project profiles support walkable access to Nana BTS and dense nearby retail, dining and services. The same location brings traffic, visitors and nightlife, so buyers looking for a quiet residential enclave may prefer a different part of Bangkok.
Deep resale inventory
Sukhumvit Suite regularly has multiple apartments for sale and rent across different sizes and conditions. That helps a buyer compare alternatives within one building, but it also means owners compete directly with neighbouring units. Renovation quality, furnishing, view and realistic pricing therefore matter more than a generic project reputation.
Foreign freehold appears
Current listings include units explicitly marked Foreign Quota, and project databases describe the condominium tenure as freehold. A qualifying foreign buyer can therefore consider freehold ownership within Thailand’s 49% foreign-ownership ceiling, but quota availability and transfer eligibility remain unit-specific and should be confirmed before a binding payment.

Sukhumvit Suite is a mature high-rise condominium on Sukhumvit Soi 13 in Khlong Toei Nuea, Watthana, one of central Bangkok’s most established residential and commercial districts. It is not a developer launch today; it functions as a deep resale building with units of very different sizes, renovation standards and ownership status. The strongest project-level consensus is one tower with 558 units. Sources disagree on the exact completion year and whether the building should be counted as 43 or 44 floors, but a broad group of current broker and database profiles supports 44 floors and a 1994 completion. For a buyer, the key issue is not brochure history but what the building and the chosen unit are like now.
The physical address is well established. Lazudi and PropertyHub give 21 Soi Sukhumvit 13, Khlong Toei Nuea, Watthana, Bangkok 10110, while TR Real Estate identifies the same soi, subdistrict and district. The Street View point linked from the FazWaz project page resolves to 13.7428172, 100.5577737. This places the tower between the Nana and Asoke sections of Sukhumvit. Project pages quote different walking distances to Nana BTS, ranging from roughly 400 to 610 metres, but they all support the same practical conclusion: rail access is part of the existing location rather than a future infrastructure promise.

Space is one of the building’s defining characteristics. FazWaz documents studio units at 39–40 sqm, one-bedroom apartments at 49–80 sqm and two-bedroom homes at 96–208 sqm. Current resale inventory shows even more variation around those baseline categories. In September 2026, one-bedroom listings appeared around 40, 50, 55, 58, 72 and 99 sqm, while two-bedroom units reached about 206 sqm. That makes bedroom count a poor comparison tool on its own. Two apartments both marketed as one-bedroom homes can serve very different buyers and carry very different renovation, furnishing and maintenance costs.
The lowest public asking price found on 8 September 2026 is THB 3.09 million. PropertyHub shows a refreshed listing for a one-bedroom, 40 sqm unit on the 33rd floor at that price, and DDproperty also places the lower end of its current sale range at THB 3.09 million. This is a resale asking price for a specific apartment, not a building valuation and not a promise of foreign freehold. The quota status of that cheapest listing is not disclosed. Other current Sukhumvit Suite listings are explicitly marked Foreign Quota, demonstrating that foreign-freehold stock does appear in the building, but each unit needs its own confirmation.
Ownership is more straightforward here than in a villa project because Sukhumvit Suite is a condominium. DDproperty and PropertySights describe the tenure as freehold. Under Thailand’s condominium rules, a qualifying foreign buyer can own a condominium unit freehold provided the building’s foreign ownership ratio remains within the statutory 49% limit. The relevant question is therefore not whether foreigners can ever own in Sukhumvit Suite, but whether the selected unit can be transferred under the foreign quota at the time of purchase. A quota confirmation from the condominium juristic person and the seller’s title documents should be checked before a binding payment.
Amenities are substantial for a building of this age. FazWaz lists a communal swimming pool and gym on the 14th floor, sauna, parking, security, CCTV, restaurants and shops. TR Real Estate also describes a squash court, ground-floor retail arcade, internal multi-level parking and controlled residential access. BKK Condos reports four elevators. These facilities should be treated as things to inspect rather than selling points to accept at face value. In an older high-rise, lift condition, pool waterproofing, fire systems, ventilation, gym equipment and common-area maintenance are more important than the number of amenities on a project profile.
Ongoing costs need the same unit-level check. FazWaz and Condodee quote a common-area management fee of THB 45 per sqm per month. That is a useful planning reference, but it is not a substitute for a current statement from the condominium juristic person. A mature building may also have special assessments, scheduled capital works or unpaid balances attached to an individual unit. A buyer should therefore obtain the current fee schedule, any planned major works, the condominium fund position where available, and a debt-clearance certificate for the unit before transfer.
Several databases call Sukhumvit Suite a mixed-use development because the building includes commercial space as well as residential apartments. TR Real Estate describes a ground-floor retail arcade with restaurants and service businesses, while FazWaz uses the mixed-use label. Most property platforms, however, market the residential component as a condominium, and that is the appropriate registry category for a buyer purchasing an apartment. The commercial component still matters operationally because it can affect visitor traffic, noise, access patterns, security and how common spaces are managed.
The building’s age is the central due-diligence theme. Sources do not agree perfectly: FazWaz and DDproperty use 1993 in their top-level project records, while TR Real Estate, Lazudi, BKK Condos, Serve and RE/MAX use 1994. Some recycled descriptive text inside aggregators even says 1997. The unit count of 558 is far more consistent across sources. From a buyer’s perspective, the practical difference between those dates is less important than today’s technical condition. Plumbing risers, electrical capacity, waterproofing, windows, balconies, air-conditioning systems, fire safety and elevator maintenance deserve a real inspection in a building of this generation.
Individual apartments have also diverged over three decades. Some current listings are fully renovated and furnished; others are partly furnished or sold in older condition. Floor, outlook, usable layout, renovation quality, quota status and mechanical condition all affect value. A simple price-per-square-metre comparison can therefore be misleading if it ignores those differences. A larger apparently cheap apartment may require extensive work after transfer, while a more expensive unit may already have upgraded systems and a functional modern interior. The project profile cannot reveal that distinction.
The location works best for a buyer who deliberately wants central Sukhumvit. FazWaz places a 7-Eleven roughly 170 metres from the project, and the immediate area has a dense mix of restaurants, services and commercial activity. Nana BTS is within walking distance according to several project profiles, while Asoke BTS and MRT Sukhumvit form the next major interchange along the corridor. The trade-off is the intensity of the neighbourhood. Sukhumvit Soi 13 is an urban central-Bangkok setting with traffic, visitors, nightlife and commercial activity, not a secluded residential lane.
The address also creates a natural rental case, but it should not be turned into a guaranteed-yield argument. Current platforms show substantial sale and rental inventory, and central Sukhumvit has a broad tenant base. The same depth of inventory creates competition inside the building: a prospective tenant may compare several Sukhumvit Suite units at once. Renovation, furniture, view, layout and asking rent can therefore matter as much as the postcode. An investor should compare directly competing units of similar size and condition rather than applying a generic Sukhumvit rental assumption.
Sukhumvit Suite is ultimately a value proposition for buyers who prioritise space and location over new-build finish. Its confirmed strengths are tangible: a central Soi 13 address, 558 units, unusually large layouts, established transport access, functioning shared amenities and an active resale market. Its limitations are equally tangible: building age, variable unit condition, internal resale and rental competition, possible future capital expenditure and inconsistent old database records. The right purchase is the apartment that passes technical, legal and financial review — not simply the cheapest square metre in the tower.
