Why this project is worth a look
An existing guest property
Sarang is already taking guests, so the buyer can inspect accommodation rather than relying on a construction timetable. That removes one kind of uncertainty, but it does not validate building permissions, the tenure structure or reported rental performance.
A genuinely small scheme
Six units make the physical layout and common facilities relatively easy to understand. The smaller ownership base also makes cost sharing important: a pool, garden and ongoing repairs still require money, even when occupancy is weak.
A choice of unit sizes
The difference between the smallest and largest apartment affects privacy, luggage space and the practicality of longer stays. The best choice is not necessarily the cheapest unit or the one with the most square metres; floor position and the precise inventory matter as well.
North Ubud, not downtown
The location suits people seeking a quieter setting and field views rather than doorstep access to the town centre. That is a meaningful positioning choice for rentals, and it also limits the appeal to guests who insist on walking everywhere.
A rental operation exists
Booking channels are active and EVDEkimi promotes a management service. The decision still turns on who signs the operator contract, receives booking income, controls the platform accounts and bears costs when occupancy or service quality falls.
About the project
Sarang Apartments is an operating, small-scale apartment property north of central Ubud, in the Junjungan area of Tegallalang, Gianyar Regency. EVDEkimi markets numbered apartments under the Sarang name rather than promoting a collection of unrelated developments. Its own catalogue features Satu, Dua, Lima and Enam; a separate property listing also identifies Tiga and Empat. Together these are presented as six units within one complex. That distinction matters because the layout and asking price belong to a particular unit, while access, shared amenities, operating rules and much of the property's upkeep are determined at building level.

The attraction here is not an off-plan completion date. The developer describes the property as ready, and accommodation websites are taking bookings under the Sarang name. An independent developer directory records a 2023 handover, consistent with a developer unit page referring to guest operations from December 2023. Those are useful indications that the accommodation exists and is trading. They are not substitutes for an occupancy certificate, a building approval or proof that every activity carried out on the premises falls within its registered permissions. A finished building and a documented, legally transferable investment are separate questions.
Sarang has six advertised one-bedroom units, with published sizes running from 32.73 square metres for Tiga to 47.44 square metres for Satu. That range changes how the rooms work in practice. A smaller apartment may be sufficient for short stays, whereas additional living space becomes more valuable to guests who work remotely or stay for several weeks. The official plans for Satu and Dua place living, kitchen and bathroom areas on one level and a bedroom on another. Yet hotel inventory also distinguishes rooms by floor and features. Buyers should not assume that every numbered apartment has the same internal arrangement simply because the marketing groups them together.
Its setting is much quieter than the streets around Ubud Palace. The advertised appeal is a green outlook, rice fields, a poolside sitting area and a degree of separation from busier tourist routes. EVDEkimi identifies a communal pool, outdoor lounge, parking and an on-site food outlet; guest-accommodation pages additionally describe gardens, yoga space and services such as cleaning. Some room types are advertised with individual outdoor areas or a private pool. The specifics must be matched against the unit being sold: access to a common pool is different from ownership or exclusive use of a private one, and an amenity used by guests may carry recurring maintenance costs for owners.
For location, the useful address is Jl. Tirta Tawar, Banjar Junjungan, Tegallalang, Gianyar, Bali 80571. Booking platforms repeat that street and neighbourhood, and the operating property appears on Google Maps with the plus code G7MC+FM. Although it is commercially described as an Ubud property, it should not be understood as a walk-to-everything apartment in the town centre. Its appeal is more specific: a base for guests who want the northern landscapes and accept that cafés, central attractions and other daily errands often involve a vehicle. Driving claims in property advertisements should not be mistaken for reliable travel times at every hour.
Public pricing needs careful handling. A current agency listing puts Tiga at IDR 1.98 billion and describes four of the six units as available. EVDEkimi's own catalogue advertises Satu at USD 150,000 and Dua at USD 135,000, while retaining pages for Lima at USD 134,000 and Enam at USD 152,000. The agency marks those last two as sold. A developer listing can remain online after stock changes, just as an intermediary may display a price converted from an earlier dollar-denominated list. The lowest observed number is therefore an asking-price reference, not confirmation of a unit that can be reserved at that figure today. The final price, currency mechanics and ownership terms belong to the individual sale documents.
The stated tenure is a 25-year contractual lease covering land and building, according to the Sarang sales material described by the agency and the developer's broader lease-based approach. A contractual lease is not a freehold land title. The publicly accessible information does not show the executed lease for a particular unit, its commencement date, the landowner's identity or an unconditional renewal option. Those details affect both value and exit. Someone who buys a completed leasehold property may ultimately be transferring the balance of an existing right rather than receiving a fresh full term; nothing in a general promotional description can settle that point.
Indonesia's title system makes these distinctions more than semantics. Hak Milik, Hak Pakai and Hak Guna Bangunan are different land rights, and a private lease is another legal relationship again. Foreign-buyer eligibility depends on the buyer's status, the land beneath the property and the documented transaction structure. Nor does the word 'apartment' establish that Sarang has been registered as individually titled strata units. Until the underlying land certificate and transaction documents are available, it is more accurate to discuss the advertised lease arrangement than to promise conventional apartment ownership to an international purchaser.
Operation is an important part of the sales proposition. EVDEkimi promotes a managed-rental model with guest services, booking channels and owner reporting. One accommodation listing, however, names PT SEMER as the property manager. There may be entirely ordinary explanations: a developer brand, a hospitality operator and the party holding the land rights need not be the same company. The buyer still needs to understand which entity actually collects rent, signs with guests, pays expenses and owes the owner money. The name appearing on a booking website is evidence of a hospitality role; it is not evidence that the same entity developed the building or can transfer an interest in the land.
A live rental operation is useful evidence of demand for some stays, but not proof of net investment returns. The guest's nightly payment is not the owner's take-home income. Booking commissions, housekeeping, utilities, repairs, pool servicing, replacement furniture, taxes, insurance and empty nights all sit between the two figures. EVDEkimi publishes model return programmes, including first-year fixed-income language. Those claims should remain marketing claims unless the actual Sarang contract identifies who pays, what is guaranteed, which expenses are excluded and what happens if the manager or contracting company fails to perform. Audited or independently reconciled unit-level results were not publicly available in the material reviewed.
There is also a practical negotiation issue before any payment is sent. EVDEkimi's general purchase terms describe an initial USD 10,000 commitment per unit before the full documentation pack is released, followed by a 30% payment and settlement of the balance on signing. An agency explanation suggests document review before a deposit. These sequences are not identical, and the general terms do not establish exactly how Sarang is being sold today. Whether the initial sum forms part of the 30%, when it becomes non-refundable, who receives it and which adverse findings trigger a return should be written into the agreed process before funds leave the buyer's account.
The last distinction is between being open for guests and being fully documented for the intended use. Indonesia separates building approval from functional fitness through PBG and SLF, while business licensing and spatial-use compliance depend on the actual activity and site. A listing on a hotel platform does not answer those regulatory questions. None of the publicly reviewed Sarang pages supplied a verifiable copy of the building approvals, SLF, land title or applicable short-stay business permissions. That does not prove any document is absent; it means a buyer should require evidence that relates to this property, this operator and the intended rental use rather than accepting a generic corporate assurance.
Sarang is therefore most interesting to buyers who prefer inspecting an existing, compact, hospitality-oriented property over financing a future build. The physical project and its guest-facing identity are reasonably clear; the investment contract is not. A credible decision depends on a linked set of records: the land interest, the specific unit's lease, the actual seller, the building and rental permissions, the management agreement and statements of income and expense. Once those pieces are consistent, the price and ongoing rental strategy can be assessed on their merits. Without them, attractive marketing figures cannot tell a buyer what rights remain at resale or how much of the guest revenue will reach them.
Ownership format
Sarang is advertised on a 25-year contractual lease covering land and building. No executed unit-specific lease was available for review, so the start date, remaining term, assignment and extension provisions are unverified. This should not be described as direct ownership of the land.
Unit types & sizes
The smallest advertised apartment. Its area and asking price are documented in an agency listing, but a public developer floor plan for Tiga was not found; the actual internal layout and included fittings require unit-level review.
Get floor plans and current pricesThe developer plan shows a kitchen-living area and bathroom, with the bedroom on another level. The company also markets a rice-field outlook and access to communal space; the furniture inventory and exact boundaries need separate confirmation.
Get floor plans and current pricesThe area and price come from the agency unit table. A hospitality room category also refers to Apartment 4 with a private pool, but this must be matched to the actual legal and physical unit before any exclusive-use right is assumed.
Get floor plans and current pricesThe largest of the published units. The official layout places the living-kitchen area and bedroom on separate levels and describes a private terrace; the terrace rights should be reflected in the unit documents, not inferred from a description.
Get floor plans and current pricesThe official listing details a compact living and sleeping space, kitchen, bathroom and terrace, although some floor-area labels on the page conflict. EVDEkimi still displays an asking price, while the agency records the apartment as sold.
Get floor plans and current pricesThe size is recorded in the agency unit table and the dollar asking price in EVDEkimi’s public catalogue. The agency marks Enam sold, so the surviving developer listing should not be read as proof of current availability.
Get floor plans and current pricesPrices are the lowest the brokerage boards publish as of October 2026, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The address repeated by accommodation platforms is Jl. Tirta Tawar, Banjar Junjungan, Tegallalang District, Gianyar Regency, Bali 80571. That is more informative than a generic Ubud label: Sarang sits within the wider northern Ubud visitor market, not on the busy central streets.
- Google associates the operating accommodation with the map plus code G7MC+FM. It is useful for matching the hospitality listing to a real destination but does not establish parcel boundaries, the cadastral identifier or ownership of the underlying land.
- Rice-field surroundings and a comparatively quiet local road are central to the guest appeal of this property. Travelling to Ubud’s main dining streets and attractions generally calls for transport, and advertised drive times should be treated as variable rather than guaranteed.
- The available geographic chain is Bali Province → Gianyar Regency → Tegallalang District → Banjar Junjungan. The precise administrative village and legal parcel description still need to be matched to property records.

Best for: Buyers who would rather inspect an operating small apartment building than fund an unfinished project, and who want to verify their own unit’s condition, fittings, access and guest operations before committing.; People attracted to compact one-bedroom accommodation in a green, quieter part of the Ubud visitor area, rather than a family home, stand-alone villa or downtown address with everything on foot.; Investors willing to analyse real operating economics: actual management obligations, gross versus net rental income, low-season vacancies, maintenance provisions and whether they can replace an underperforming manager.; Purchasers comfortable with a finite contractual right, provided its remaining term, assignability, counterparties and treatment at lease expiry are clear in signed documentation.; may not suit: Anyone requiring perpetual direct ownership of the underlying land or an automatically enforceable extension. Neither is demonstrated by the published Sarang information.; An investor relying on advertised return percentages without a signed guarantee, verified unit-level costs and records showing what the owner actually receives.; A household seeking a large, permanently occupied home close to schools and central amenities. What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- The advertised 25-year land-and-building lease has not been matched to an executed unit agreement showing commencement, expiry, extension and assignment. The land title, landowner and actual selling legal entity were not publicly verified; EVDEkimi is the identified project brand, not evidence of the contracting company.
- Guest operations are evident, but no property-specific PBG, SLF, spatial-use confirmation or permissions for the advertised tourist activity were available for review. Lack of public access to a certificate must not be interpreted as evidence that the certificate does not exist.
- The developer still displays prices for Lima and Enam while an agency marks them sold, and Tiga’s lowest asking price is not backed by confirmed stock. The application, crediting and refundability of the general USD 10,000 initial payment within Sarang’s 30% schedule remain unverified.
