Why this project is worth a look
A community-first idea
The strongest part of the proposition is the combination of children’s activities and everyday adult facilities in one neighbourhood. It works only when those amenities are open, properly run and accessible on terms residents can afford.
Choices beyond standalone villas
Apartments, townhouses and houses with private pools speak to different households. Buyers can compare the cost of entry with the amount of genuine living space they would need for a year-round stay.
An inland way of life
Pejeng puts this project in Gianyar’s cultural interior rather than the resort coastline. The trade-off may suit families who favour a quieter residential setting but is much less appealing to frequent beach or airport travellers.
Room to gather
Shared sports, social and working areas could encourage a more connected daily routine without giving up private accommodation. The difference between a proposed facility and an operational one remains critical.
Management needs substance
Rental operation is part of the marketing case, not a verified cash-flow record. A useful comparison requires the actual operator agreement, service scope, recurring costs and realistic demand for this specific inland location.
About the project
PARQ Family is pitched as a place to raise children on Bali rather than simply a collection of holiday villas. The proposal is a home within a shared neighbourhood: spaces where children can spend time together, adults can work or exercise, and family routines do not require a long drive for every activity. That proposition will appeal to some long-stay residents. It is less relevant to a buyer whose priority is a beachfront address or a property designed primarily for short holiday bookings.

The site is marketed in Pejeng, within Tampaksiring subdistrict of Gianyar Regency, east of Ubud. The distinction matters. “Ubud” in an international listing may describe the wider market, but it does not place the compound on Ubud’s central streets. This is inland Bali, where schools, access roads, commuting patterns and the surrounding landscape may matter more to a household than proximity to the ocean. Public sales listings give the location code F7QV+9V5; a verified cadastral parcel and project-specific coordinates were not available.
The developer’s headline figure is 110 villas alongside 8,000 sqm of family facilities. Its own detailed sales material, however, also offers apartments and townhouses. One independent directory describes 110 units overall. Those descriptions could reflect changing releases or different ways of counting the homes, but the published material does not resolve the distinction. The sensible starting point is to recognise PARQ Family as a mixed residential community, not as a villa-only development and not as an extension of PARQ Ubud.
The range of housing is unusually wide for a single family-led scheme. Smaller apartments are shown at 23, 30 and 36 sqm, while the River townhouse design has two levels and a compact private pool. Villa layouts provide more rooms and outdoor space, including two-bedroom and three-bedroom variants and a larger two-storey design. The smallest entry price therefore belongs to a very different living arrangement from the one many families picture when they hear the word “villa”. A buyer should compare usable indoor space, actual bedrooms, terrace size and pool provision for the exact design rather than assume the facilities compensate for a cramped home.
The promised common areas are central to the development’s appeal: a kindergarten, creative workshops, playgrounds, a large swimming pool, sports areas, fitness and spa facilities, restaurants and coworking. A managed, pedestrian-oriented compound could make daily life more predictable, particularly for parents working remotely. Yet a brochure is not a record of completed amenities. A family choosing a house for immediate occupation needs to know whether the kindergarten is licensed and operating, whether classes accept outside residents and whether use of the pool or fitness areas carries additional charges.
The developer highlights neighbouring schools including Wood School and Montessori Erdkinder. Those names provide useful local context, but the published journey times are marketing estimates, not a substitute for checking the route at school hours. The practical difference between a school a few minutes away on an empty road and one requiring a difficult daily drop-off can be substantial. The same applies to hospitals, grocery shopping and airport access. PARQ Family should be evaluated as a place for regular life in Pejeng, not through the travel pattern of a holiday villa in southern Bali.
Published prices also need to be separated by source and product. PARQ Development displays a 23 sqm apartment at IDR 956.8 million, with a USD 59,800 reference price on the same page. A sales directory lists a 36 sqm apartment at USD 90,000, a 53 sqm townhouse at USD 137,800 and a 100 sqm two-bedroom villa at USD 250,000. There are more expensive villa designs as well. None of those figures confirms live inventory, the same payment terms or an all-in purchase cost in October 2026. They illustrate the spread between entry-level accommodation and a genuine family home, not a reliable price ladder for the units still available.
The construction timeline is unresolved. The third quarter of 2025 remains on several property listings, while another directory advertises the first quarter of 2026. More importantly, Rumavi describes the project as completed, whereas Alnair displays a completion indicator of zero percent. An old expected date cannot settle that contradiction. Before treating a unit as ready for occupancy, evidence of physical handover, services, access and the relevant building-use certification needs to be tied to the precise unit or building being offered.
Lease terms are another area where concise sales labels conceal significant differences. Directories describe a thirty-year contractual lease; one specifies 9 January 2055 as its expiry and presents another thirty years as an extension. The underlying unit agreement has not been reviewed. That date may relate to a particular title or lease instrument, and the advertised renewal may be subject to negotiation or additional payment. A purchaser needs to know the current landholder, the seller’s authority, the term running from the actual start date, and what can lawfully be transferred on resale.
PARQ Development is the project-facing brand. Public corporate directories also contain a company called PT Parq Ubud Family, but a matching name alone does not prove that this company owns the site, signs buyers’ agreements or receives their money. A separate branded property, PARQ Ubud on Jalan Sri Wedari, was closed by the Gianyar authorities on 20 January 2025 for regulatory breaches. That decision must not be re-labelled as a finding against PARQ Family. It nevertheless makes project-specific planning, land and building paperwork more important to establish, not less.
There is a rental-management pitch attached to the development, but no independent operating figures or signed management agreement were available to establish net income. Pejeng is a different market from the main beach districts, and family or long-stay tenants have different priorities from holiday guests. Owners should consider maintenance, shared-facility fees, vacancy, taxes and the transferability of the lease before adopting any projected returns. The investment case becomes much stronger only if the product exists as described, the relevant rights can be documented and its day-to-day services genuinely function.
Ownership format
Sales directories describe a contractual 30-year lease with a possible further term; one quotes 9 January 2055 as the lease expiry date. No unit-specific lease or title document was available to establish the enforceable term, renewal mechanism or the precise interest a foreign buyer would acquire.

Published payment terms
The payment structure is not uniform across the advertised homes. The developer page mentions initial contributions from 50% for apartments, 40% for a townhouse and 30% for selected villas, while another listing promotes a 50/20/20/10 schedule. Only the unit-specific contract can settle milestones, beneficiary account and remedies for delay.

Best for: Families planning an extended stay in the Ubud area who value a home connected to children’s activities and common facilities, provided those services can be shown to operate.; Remote-working parents who would genuinely use coworking, childcare and shared leisure spaces rather than visit them occasionally as holiday amenities.; Buyers comparing several dwelling sizes and willing to treat privacy, functional space, service fees and remaining lease term as part of the price comparison.; Owners considering a family or longer-stay rental strategy, once legal rental permissions, management responsibilities and realistic costs have been established.; may not suit: Buyers prioritising beaches, frequent airport journeys or an established resort rental market rather than a residential base in inland Gianyar.; Households that need an immediately occupied, fully operating home without outstanding questions about delivery and occupancy documents.; Investors who require guaranteed distributions, a fixed extension right or demonstrably liquid resale options. The accessible project evidence does not establish those outcomes..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- Physical completion is unresolved. Sales pages still show a Q3 2025 target, Mercury lists Q1 2026, Rumavi calls the development completed and Alnair displays zero percent completion. No unit-specific handover evidence or operating approval was available.
- The contractual relationship between PARQ Development, PT Parq Ubud Family, the land titleholder, the lessor and the beneficiary of payments has not been established. Alnair quotes a lease ending on 9 January 2055 with a possible extension, but the operative contract, transfer terms and renewal obligation were not reviewed.
- Project-specific PBG building approval, SLF occupancy certification, land status and planning compatibility remain undocumented. The regulatory closure of the separate PARQ Ubud site on 20 January 2025 is not evidence that PARQ Family itself was closed or is unlawfully built.
