Current inventory spans compact single-storey homes and larger two-storey villas, with two- to four-bedroom configurations. That gives buyers real choice, but it also means price comparisons only make sense when the plot, land size, usable area and specification version are matched.

Stage-linked payments

The published schedule separates reservation, contract signing and subsequent construction milestones. For an off-plan house, that makes progress easier to monitor against payments, although the signed contract and its inspection rights remain more important than the marketing schedule.

Facilities beyond home

Baan Li-Phon trades beachfront walkability for road access across northern Phuket. It can work well for a family or long-stay resident whose weekly routine involves Thalang, Laguna, schools and the airport rather than daily walking to a resort strip.

About the project

Greenfield Residences is an under-construction gated pool-villa community in Baan Li-Phon, within Si Sunthon in Thalang. Its position is inland rather than beachfront, close to Srisoonthorn Road and the connection toward Thepkrasattri Road. That distinction matters more than a resort-style description. The project suits a car-based Phuket lifestyle: a private house, pool and parking in a quieter residential setting, with driving access toward Laguna, Boat Avenue, international schools, the airport and the west coast. The project is most commonly described as a 33-villa community. A few newer data sets show 32 units instead, so we treat the latest master-plan count as a live due-diligence item rather than forcing the figures to agree.

The product itself has evolved during the sales cycle. An earlier layout set presented 33 two-storey villas with four bedrooms and three bathrooms, using Type A, B and C plans and quoting 261.72 sqm of total building area. The current offer is broader and plot-specific: compact single-storey homes sit alongside two-storey villas with a choice of three or four bedrooms. Plots B16 and C24, for example, show a single-storey plan with 167.33 sqm of usable area, while D26 shows a two-storey villa with 194.97 sqm of usable area. For a buyer, that makes Greenfield less of a uniform estate and more of an inventory of individual plots with different layout generations, sizes and specifications.

This is not a completed community being sold entirely from finished stock. The current construction section shows 35% progress, and the handover indication for remaining inventory is Q4 2026. A general project handover quarter is not the same as a guaranteed date for every plot, particularly when some plot pages are labelled ready to build rather than completed. The practical task is therefore plot-level: inspect the actual stage of the selected villa, compare it with the signed specification, and make sure the payment milestones correspond to observable construction progress. The published schedule is useful in this respect because most of the purchase price is tied to defined construction stages rather than a single distant completion date.

The current lower price anchor is THB 11.6 million as of 2 September 2026. It should not be read as a project-wide price tag. Larger plots and bigger three- or four-bedroom houses are materially more expensive, while older pages preserve different historic ranges such as THB 13.9–19.9 million and plot-specific prices above that. Greenfield is therefore a project where a headline 'from' price has limited value unless it is attached to a specific plot number, layout, land size, furniture package, ownership structure and payment schedule. The selected unit needs a fresh quotation rather than a recycled range from an earlier sales phase.

Shared facilities go beyond the bare minimum often seen in small villa clusters. The repeated amenity set includes a clubhouse, gym, sauna, steam room, landscaped communal space, 24-hour security and CCTV. Private pools are part of the villa offer. Selected newer layouts also show smart-home systems, solar-panel readiness, air conditioning, built-in furniture and double-wall construction. Buyers should separate estate-wide facilities from house-specific specifications. A feature included with D26 cannot automatically be assumed for B16, an older Type A/B/C house or another unsold plot unless it appears in that plot’s specification and contract.

Greenfield’s legal file is unusually visible for a relatively small villa project. The public document pack linked from the AIPROPERTY profile includes a company affidavit, a building permit and a Chanote land title for land in Si Sunthon, Thalang. Building Permit No. 117/2568 names Kittiphorn Co., Ltd. and covers a two-storey detached house with a swimming pool; the company affidavit also identifies Kittiphorn and its Si Sunthon address. This is stronger evidence than a developer name copied from a marketplace. It still does not remove the need for plot-specific due diligence: the buyer should verify the exact title, encumbrances, permit coverage and sale or lease agreement for the chosen villa. Greenfield Phuket is the public-facing brand most consistently used across current project materials.

For a foreign buyer, a Chanote in the project file does not mean the villa land can simply be registered in the foreign buyer’s own name. Thai law generally restricts direct foreign ownership of land, apart from narrow statutory exceptions. Villa due diligence therefore has to separate the land from the building. Greenfield sales sources refer to both freehold and leasehold structures; in a foreign-buyer case, the practical structure is commonly a registered land lease of up to 30 years, with separate building ownership where the documents support it. Some marketing pages refer to future 30-year renewals. Those should be read as contractual intentions requiring legal review, not as an automatically guaranteed 60- or 90-year land right.

The location works best for buyers who are comfortable driving. The orientation is roughly two minutes to Thepkrasattri Road, around 15 minutes to Boat Avenue and Laguna, about 20 minutes to Layan or Nai Yang, and roughly 26 minutes to Phuket International Airport. Phuket traffic can make any such drive-time figure vary significantly by time of day and season, so these are orientation points rather than service guarantees. The attraction of Baan Li-Phon is network access across the north of the island: school runs, shopping, airport trips and west-coast leisure can all be served from one inland base. The trade-off is equally clear: the address does not offer a walk-to-the-beach resort lifestyle.

Ownership format

Project materials refer to both freehold and leasehold. For a foreign buyer, the central restriction concerns the land: foreign individuals generally cannot hold villa land directly in their own name. The selected plot therefore needs a contract-and-title review of the actual structure, typically a registered land lease of up to 30 years and, where documented, separate ownership of the building; future lease renewals should not be treated as guaranteed.

Location

  • Layan and Nai Yang are approximately 20 minutes away by car. The beaches are accessible for regular trips, but the project should not be mistaken for a walk-to-beach development.
  • The orientation to Phuket International Airport is about 26 minutes. Real travel time can be longer during peak traffic and seasonal congestion.
  • The address makes most sense for a household moving regularly between Thalang, schools, Laguna and the airport. Buyers who want daily life to happen on foot around a beach road will find the location less convenient.
