Sunrise Lake Villas is a 31-home private pool-villa community in Si Sunthon, close to Bang Nieo Dam and within driving range of Manik, Cherng Talay and Bang Tao. The naming is slightly messy online: portals usually call it Sunrise Lake Villas, while SKHAI now brands the development as Sunrise Lake Phuket. The unit count, developer, location, layouts and prices all point to the same project. This is not a condominium-scale product with hundreds of owners sharing towers and corridors. Each buyer gets a detached villa, its own pool and a private plot inside a secured compound. Shared facilities are comparatively focused: controlled access, security and CCTV, a lobby/reception area, a gym and a sauna. That makes the ownership experience closer to a managed gated estate than a resort condominium. Families gain privacy and outdoor space, while investors need to budget for the fact that a private villa also carries more direct responsibility for pool, garden, mechanical systems and the individual building.
The development is still being sold off plan. SKHAI's current project page labels Sunrise Lake as Coming Soon / Off-plan, while several independent project databases consistently point to December 2027 as the target completion. Those statements are not necessarily contradictory because the developer also describes a typical 12–14 month construction cycle from reservation for its off-plan villas, suggesting that individual houses may be delivered on a build-to-order rhythm rather than all at once. What is missing publicly is hard evidence that the whole estate has already entered full construction. For a buyer, December 2027 is therefore best treated as the project-level target, not a substitute for the handover date written into the sale contract for a particular plot. Customisation matters here too. SKHAI offers options such as an extended pool, extra bedrooms, covered sala, upper-floor changes, landscaping and furniture packages, and it explicitly says custom changes can extend the build timeline.

The strongest practical feature of Sunrise Lake is the breadth of the villa range rather than a single repeated floor plan. The dedicated development page lists Palas, Palas 3, Palas 3 Max, Palas 3 Neo, Bilancia and Quattro. At the same time, SKHAI's current Phuket sales page specifically says Sunrise Lake also includes a limited-edition Omega line: two-, three- and four-bedroom villas of 125, 163 and 200 sqm, starting at THB 9.99M, THB 11.99M and THB 13.49M. That materially lowers the entry point compared with the older project page, where the first named layout is Palas at THB 13.99M. Buyers should not assume that every layout shown across both pages is simultaneously available on every plot. The official sources are not yet perfectly synchronized, so the current price list and master-plan allocation matter more than the marketing statement that there are nine layouts.
The size differences are substantial even within the same bedroom count. The one-storey two-bedroom Palas has 151.51 sqm of built area on land from 185 sqm and includes two en-suite bedrooms, a terrace, private pool and covered parking. Palas 3 keeps the single-level format while increasing the home to 161.4 sqm and three bedrooms. Palas 3 Max jumps to 206.32 sqm on land from 200 sqm, and Palas 3 Neo reaches 223.3 sqm with a particularly large 37.44 sqm pool and a terrace of almost 48 sqm. Quattro is a different proposition altogether: 306.49 sqm across two storeys, four bedrooms, three bathrooms and a sunken outdoor lounge beside the pool. This is why comparing Sunrise Lake only by bedroom count can be misleading. Two three-bedroom options can feel very different in daily use depending on whether the priority is step-free living, larger outdoor entertaining space, a bigger pool, a second floor or a broader plot.
The setting is inland rather than beachfront. Sunrise Lake sits beside the Bang Nieo Dam area, and SKHAI's individual villa pages put Bang Tao Beach at roughly 4.9 km. Independent local-property sources place Blue Tree at about 3 km and Boat Avenue and Porto de Phuket around 4.9 km away; one major portal shows Phuket International Airport at roughly 22 km and about 35 minutes by car. In practical terms, this is a driving location for access to northwest Phuket rather than a villa where the beach is part of a daily walk. The upside is that Manik and Si Sunthon can provide access to Cherng Talay's lifestyle infrastructure without paying solely for beachfront proximity. The trade-off is dependence on a car. Families should test school, shopping and medical routes at realistic traffic times, because the difference between a short map distance and a comfortable daily commute can be meaningful in Phuket.
Foreign ownership needs more careful reading here than it would in a condominium. A foreign national cannot directly own land in Thailand. SKHAI's current buyer information describes its standard foreign-villa structure as ownership of the building combined with a registered 30-year land lease, with additional renewal periods handled contractually. Elsewhere on the same sales page the developer uses the broader phrase freehold or leasehold, but it does not publicly spell out which arrangement applies to each Sunrise Lake plot, who the land lessor is, or which title document underlies the estate. We therefore treat the lot-specific ownership package as a contract item rather than a confirmed public fact. A buyer should see the land title, lease, succession wording, renewal mechanism, transfer rights and the legal separation between the house and the land before committing funds.
The investment case is better assessed from verifiable deal mechanics than from advertised yield percentages. SKHAI offers rental and property-management services through Staylar, but any projected return remains a developer estimate rather than a guaranteed outcome. The concrete variables are easier to audit: purchase price, villa type, plot, included specification, construction timeline and the long-term cost of maintaining a private pool, landscaping and a stand-alone building. The published payment plan is milestone based, moving from reservation and contract signing through land transfer, construction stages and final completion. However, the percentages shown publicly do not reconcile neatly to 100%, so the website schedule should not be copied straight into a cash-flow model. Before reservation, the useful documents are the current price list, the exact master-plan plot, the detailed specification, the ownership documents and a contract payment schedule that shows how the THB 200,000 reservation is credited.

SKHAI describes its standard foreign-buyer structure as ownership of the villa structure combined with a registered 30-year land lease; renewal wording, succession rights and the exact Sunrise Lake structure must be checked in the contract for the selected villa.

The dedicated Sunrise Lake page shows Palas, Palas 3, Palas 3 Max, Palas 3 Neo, Bilancia and Quattro, while the newer Phuket sales page explicitly adds the limited-edition Omega range to Sunrise Lake. Current availability and master-plan placement therefore need the latest price list. For Bilancia, SKHAI now shows three bathrooms and about 242 sqm, while several older independent feeds still retain two bathrooms and 241.81 sqm.
