Why this project is worth a look

A more livable footprint

A separate sleeping room, kitchen-living area, terrace and workspace give Novo Ubud a different day-to-day proposition from a conventional hotel room. That matters most on month-long stays, although buyers still need a unit-specific plan to understand usable space, storage, privacy and the outlook.

Guests provide a reality check

Public stays beginning in July 2026 offer evidence of functioning accommodation rather than just pre-completion marketing. They also create an opportunity to investigate maintenance and service standards. Reviews of a few guest rooms, however, cannot certify the physical or legal condition of the whole development.

Amenities have a separate timeline

The restaurant, fitness operation, spa and coworking offer could make the project more useful as a place to live. But the developer dates the commercial portion to Q4 2026, and a specialist contractor describes work still under way. The operating reality and running costs are not yet those of a fully mature complex.

An inland lifestyle audience

Jalan Suweta provides an Ubud address geared towards cultural visits, cafés, wellness and remote work rather than beach holidays. This distinction matters when comparing rental demand or planning personal use. Marketing proximity claims should be tested against the exact entrance and ordinary local traffic.

The contract drives value

A broker's 25-year leasehold description does not answer how long a buyer's rights actually last or how an extension can be exercised. A credible price comparison needs the underlying land title, signed agreement, operator terms and evidence of permits, not just matching apartment sizes.

About the project

Novo Ubud sits at an unusual point in a project's life. It is no longer merely a proposal: paying guests have stayed in apartments associated with the development during 2026. Yet the ambitious wellness and hospitality spaces around those apartments are still being delivered. For a buyer, that distinction matters more than a generic label such as “new launch” or “completed residence”. The scheme is promoted by NOVO Development as a compact community of 21 apartments on Jalan Suweta in Ubud, with homes broadly in the 50–60 sqm range. The residential product is designed around a separate bedroom, a kitchen-living room, a terrace and a place to work. A much larger programme of restaurants, fitness, spa services and social space is meant to support the homes.

A useful starting point is what can actually be observed rather than what appears in a forecast. Novo Ubud by Betterplace has been listed for guest bookings, and publicly dated guest accounts begin in late July 2026. The reviews describe new accommodation, attentive staff and stays in furnished apartments. Hospitality platforms show rooms with kitchenettes, work desks, terraces and access to a shared outdoor pool. These observations make it reasonable to say that at least some of the residential accommodation is operating. They do not establish that all 21 apartments have been handed over under sale agreements, that every promised shared facility is open or that all statutory completion documents have been issued. A guest can occupy a room while those other questions remain unsettled.

The timeline requires care because the developer's own pages have not been updated consistently. The older Novo Ubud project site still advertises a fourth-quarter 2025 completion target. The newer NOVO Development website says the residential section is completed and expects the commercial portion in Q4 2026. Those statements should not be merged into a single, definitive handover date. They describe different stages and may reflect an evolving construction programme. Guest comments offer a useful reality check: one August review referred to ongoing work, while a late-September guest said some facilities, including the restaurant, were not fully functional. That is much more informative for an imminent resident than a brochure listing amenities without a status against each one.

There is also a specialist contractor's account that helps explain the remaining work. TAS.AC identifies NOVO Ubud as a live installation in its Bali project portfolio, covering sound systems for areas including the restaurant, lobby, pool and fitness spaces on Jalan Suweta. It describes installation in progress and a planned Q4 2026 launch. A contractor portfolio is not a completion certificate or independent inspection of the whole development. It does, however, support the idea that the commercial amenities have their own delivery schedule. Anyone considering a purchase now should distinguish the facilities that are usable today from the ones still being fitted out, and establish whether common-area charges begin before the full offer becomes available.

Inside the apartments, the proposition is more tangible. NOVO's design material describes a separate bedroom, walk-in wardrobe, cooking space and terrace, rather than a single room functioning as both bedroom and lounge. Accommodation listings broadly support that layout and show different guest-facing configurations. Some upper-level rooms are advertised at about 50 sqm with green outlooks; a pool-access room on the ground floor is listed at about 60 sqm. That is not the same as a verified inventory of units available to buy. A hotel may use room categories that overlap with, or simplify, legal unit plans. Before comparing two apartments, ask for the actual floor plan and the area definition used in the purchase agreement.

Pool access is a particularly easy detail to misunderstand. The developer's general presentation uses language suggesting private pools, but individual hospitality listings describe a shared pool and direct access from certain ground-floor rooms. One resale advertisement expressly says its apartment has no private pool. These statements need not be irreconcilable if they refer to different units or to a pool reached directly from a terrace rather than owned exclusively by that unit. They do mean that a buyer should not pay a premium for “private pool” wording until the unit's physical boundaries and usage rights are clear. The same goes for balconies and outlooks: a view towards landscaping, a corridor or the pool can materially change how private a compact apartment feels.

The likely lifestyle appeal is easy to understand without exaggerated language. A one-bedroom apartment with a kitchen and a workspace can work well for a solo resident, a couple or someone dividing time between work and travel. Longer stays make wardrobe space, internet reliability and a properly separated sleeping area more valuable than decorative reception spaces. At 50–60 sqm, though, the format has natural limits. It may feel restrictive for a family, someone working from home with several monitors, or an owner expecting substantial storage. Ground-floor proximity to a pool brings convenience but can also put passers-by close to the windows; an upper-floor outlook may provide more privacy but involve different access and heat conditions. These are unit-level decisions, not features that can be ranked for the entire project.

Location is another trade-off rather than a simple selling point. Jalan Suweta lies in the Ubud area of Gianyar Regency, with restaurants, hotels and day-to-day services around it. The developer calls the address central and promotes short journeys to Ubud's main attractions. The road, however, extends beyond the most walkable part of town, and the ease of reaching particular cafés or shops depends on the actual building entrance and traffic conditions. Guest comments describing a quiet stay and sales copy noting an active road can both be plausible. A serious viewing should include a walk along the approach, a check of motorbike and car access, and time spent in the apartment at a normal busy hour. Proximity is useful only if the journey works in practice.

We have not treated a house number or map pin from a marketing or hotel directory as a verified land-parcel address. The developer's published location is Jalan Suweta, Ubud. One accommodation aggregation page associates the brand with number 80, but a separate mapping entry assigns that street number to an unrelated property called Rumah Suweta Ubud. Another sale listing uses a plus code without providing a cadastral link. It would be misleading to turn either clue into precise coordinates for Novo Ubud. The defensible location today is the street within Kecamatan Ubud, Kabupaten Gianyar. A buyer needs the parcel identification, an exact entrance location and matching title documents before relying on a pin for a transaction.

Rental performance needs a different level of evidence from rental availability. The project website promotes exceptionally high occupancy and attractive annual returns, but these are the developer's marketing projections, not audited operating figures. The existence of bookings and positive early reviews is encouraging for the basic functioning of accommodation, not a substitute for a full year's owner statements. Net income depends on paid nights, average realised rates, discounts, platform commissions, operator fees, cleaning, linen, utilities, repairs, taxes and reserve contributions. The fitness club and restaurant may help the accommodation's appeal once operating, but their cost structure and access policies also matter. Neither a displayed nightly room price nor a gross revenue model tells an owner how much money can actually be distributed.

The name Betterplace deserves specific attention. Accommodation is marketed as Novo Ubud by Betterplace, while NOVO Development's investment pages also discuss management services arranged through the project. That does not establish which company holds the management contract for any individual apartment, or whether all owners are bound to use the same operator. The developer, the hospitality manager and the party receiving guest payments can have different legal roles. Before relying on a “hands-off” investment pitch, obtain the proposed management agreement and ask how bookings are reported, which fees are deducted, who approves repairs, whether owner stays are permitted and what termination would cost. Transparent statements and a clear exit mechanism are more important than the promise that management will take care of everything.

There is at least one identifiable asking-price reference, but no verified master price list. A resale-style listing for a 54.66 sqm, one-bedroom apartment in this 21-unit development asks USD 140,000 and was updated in October 2026. Other agents carry older or inconsistent stock descriptions; one catalogue labels the project sold out while resale portals still display individual offers. Availability and price therefore need to be established directly for a named unit. It would be a mistake to use one listing to imply every apartment starts at USD 140,000. The price may reflect a particular floor, outlook, furnishings or remaining interest in the land, and none of those distinctions can safely be guessed from headline dimensions alone.

Ownership is the unresolved issue that can overturn an otherwise attractive comparison. A broker database describes Novo Ubud as a 25-year leasehold ending in 2050, with a further 25-year extension, but we did not find the executed lease, land certificate or terms making that extension enforceable. In Indonesia, outright land ownership under Hak Milik is not something a foreign individual can simply acquire directly. Hak Pakai is a different regulated land-use right, while a contractual lease is another arrangement again. The rights transferred by a particular apartment sale depend on the underlying title, the contract and the parties involved. The attractive shorthand “25 plus 25” only becomes meaningful when the start date, renewal conditions, price mechanism and consequences of a refused extension are clear in enforceable documents.

Likewise, an operating guest listing should not be treated as proof of all project approvals. The relevant building framework distinguishes PBG, the construction approval, from SLF, the certificate concerning suitability for use. Neither project-specific document was available in the public materials examined here. Their absence from the research is not evidence that the permits do not exist. The same caution applies to zoning claims and short-stay use: an agent's reference to tourism zoning is not a current parcel-level authorisation. Novo Ubud may suit a buyer who values an operating small-block residence and can live with facilities completing in stages. It is a weaker fit for anyone who needs a settled, fully documented operating asset with a known net yield and no legal or construction follow-up.

Location

  • The established location is Jalan Suweta in Kecamatan Ubud, Gianyar Regency—an inland Ubud address rather than a beachfront one.
  • Restaurants, hotels and everyday services are part of the surrounding neighbourhood. Short travel times in promotional copy are not a substitute for checking the route from the actual entrance.
  • Guests describe peaceful stays, although Suweta is a working road. Time of day, vehicle access and proximity to the road can change the experience from one unit to another.
  • We have not assigned a house number or exact map pin without a reliable match to the parcel or building entrance.

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • A broker database advertises a 25-year lease ending in 2050 with a further 25-year extension. The executed agreement, underlying land title, commencement date and enforceable renewal provisions were not available for review.
  • The project microsite still carries a Q4 2025 target; the developer now reports the residential portion complete and commercial works due Q4 2026. Project-specific PBG, SLF and confirmation of all facilities being commissioned were not examined.
  • The contracting legal entity, current stock, management economics and exact parcel address remain unverified. We have not adopted house number 80 from an accommodation aggregator because a mapping entry associates it with another property.
