Why this project is worth a look
Space is the point
The strongest reason to shortlist this project is not novelty; it is floor area. One-bedroom resales commonly sit around 56 sqm, while two-bedroom homes are often in the mid-70s to around 80 sqm and family-sized three-bedroom units can be much larger. That gives buyers room to compare the project against newer central Bangkok stock on a different basis. The catch is that older space has to be inspected carefully. A generous plan with dated systems or an undocumented alteration can be less useful than a smaller, well-executed home.
A low-rise compound
Five eight-storey buildings create a different residential setting from a single high-rise tower. The pool, garden and shared circulation sit within a broader compound, which may appeal to buyers who prefer a lower-rise environment. It also creates a due-diligence task: management quality should be visible across all five buildings, not just in the lobby or the block containing the unit for sale. Lifts, corridors, façades, parking and landscaping are practical indicators of how consistently the condominium is being maintained.
Transit is workable
The project has a central Sathon address without being a walk-out-of-the-lobby BTS building. BRT access is the closer public-transport option in the main property sources, while Chong Nonsi BTS is farther away. That can work well for residents whose lives are spread across Sathon, Narathiwas and Rama III, especially if they also use taxis or a car. It is less convincing for someone buying specifically to eliminate the last-mile commute. The right test is the buyer's actual weekday route, not the district name on the listing.
Resale selection matters
This project should be bought unit by unit. Current listings show a wide spread of renovation standards, prices and sizes, and some large three-bedroom advertisements exceed the 56–164 sqm range found in older project references. That does not automatically make those listings wrong, but it does mean the buyer should verify whether the home was combined, altered or simply recorded differently by an agent. Title plan, renovation history and a physical survey are more useful here than relying on a generic project profile.
Quota before deposit
Foreign buyers need to separate the legal status of the project from the legal status of the unit. The 49% foreign quota remains the relevant limit, and resale records at The Bangkok Narathiwas include both Thai- and foreign-quota units. A foreign-quota transaction in the past proves that the structure exists, not that today's chosen apartment qualifies. The juristic person's current quota confirmation should come before a non-refundable commitment, particularly when a low asking price makes a listing look unusually attractive.
About the project
The Bangkok Narathiwas is no longer a developer-led purchase. It is a mature resale condominium in Sathon, completed in 2005 by Land and Houses, and that changes how it should be evaluated. The core project data is unusually consistent across the stronger sources: five eight-storey buildings, 294 units and a site of about 8.4 rai. What is not consistent is the condition of the individual homes now changing hands. A buyer is choosing a particular resale unit with its own renovation history, title position, furniture, maintenance record and asking strategy, not a standard product from a current sales gallery. That makes unit-level due diligence more important than the headline project description.
Space is one of the clearest reasons to look at this development. Original project references describe one-, two- and three-bedroom homes across an overall range of roughly 56–164 sqm. Current resale stock gives a more practical picture: one-bedroom homes commonly appear around 55.5–56 sqm, two-bedroom units around 75–80 sqm, and several three-bedroom examples are around 147–150 sqm. There are also advertisements for 190–195 sqm three-bedroom homes. Those larger figures should not be treated as part of the original layout schedule without checking the title plan; they may reflect combined or altered units. The distinction matters because a large floor area only has value if the legal plan, usable layout and physical condition all match what is being sold.

The confirmed address is 302 Soi Chan 16 Yaek 4, Thung Wat Don, Sathon, Bangkok 10120, with access also described from Narathiwas Ratchanakarin Soi 14. This is central Bangkok, but it is not a doorstep-BTS proposition. Technic Krungthep BRT is the nearer mass-transit reference in major portals, while Chong Nonsi BTS is farther away. For buyers who move regularly between Sathon, Narathiwas and Rama III by car, taxi or BRT, the location can be practical. Someone whose daily routine depends on walking straight to a BTS platform should test the commute rather than assume that the Sathon label solves it. In this part of the city, the last kilometre and peak-hour traffic can matter more than a map pin suggests.
The resale market is active enough to provide real price anchors. On 7 October 2026, the lowest current asking level we found was THB 3.2M for a roughly 56 sqm one-bedroom unit. Other one-bedroom listings sit higher, and two-bedroom homes around 75–80 sqm are being offered from roughly THB 5.2M in current stock. Large three-bedroom units are in a different price bracket, with examples around THB 15.5M–15.9M. These are asking prices, not valuations and not a promise that the cheapest unit is the best buy. Renovation quality, floor, outlook, tenancy, furniture, legal quota and seller motivation can easily explain large differences between apparently similar homes.
Foreign ownership has to be checked at unit level. Thai condominium law still caps foreign freehold ownership at 49% of the total condominium unit area, and the quota has not been replaced by the widely discussed 75% proposal. The project’s resale history and current portal data show both Thai Quota and Foreign Quota entries. That is useful evidence that foreign freehold transactions have existed here, but it does not tell a new buyer whether a particular unit can be transferred in foreign freehold today. Before paying a deposit, the buyer should have the condominium juristic person confirm the current quota position and make sure the unit, seller and transfer documents match the intended ownership structure.
The shared facilities are conventional rather than headline-driven: a swimming pool, gym, sauna, garden, lobby and mail area, parking, passenger lifts, access control, CCTV and 24-hour security recur across several project profiles. Multiple portals currently state a common-area management fee of THB 45 per sqm per month. That figure is useful as a working reference, but an older completed condominium should be judged by more than the tariff. A serious buyer should ask for the latest juristic-person budget, any outstanding or planned major works, the sinking-fund position if available, and the latest owner-meeting information. A low monthly fee is not an advantage if important maintenance has simply been deferred.
Inspection priorities are different from those of a new build. Inside the unit, the practical questions are plumbing, electrical work, air-conditioning, waterproofing, windows, kitchen and bathroom condition, plus any changes to the original layout. In the common areas, it is worth looking beyond the lobby and pool: compare the condition of lifts, corridors, façades, parking and landscaping across the five buildings. A renovated unit may justify a higher asking price if the work is documented and reduces immediate capital expenditure. Conversely, a cheap unit can become expensive quickly if the purchase is followed by a full systems renovation.
The location is residential and functional rather than tourist-oriented. Project references consistently place it near the Narathiwas–Chan Road corridor, with everyday retail around Makro Sathorn and the broader Rama III catchment, plus schools and hospitals serving the Sathon area. That makes the project easier to understand for an owner-occupier than through generic investment language: it is a place to live in central Bangkok with larger-than-current-mainstream layouts, but with a commute pattern that should be tested in person. The value proposition is not simply 'Sathon at a lower price'; it is the combination of space, established surroundings and a low-rise compound, balanced against age and less direct rail access.
For an investor, the same project can work, but the sequence of checks matters. Start with the exact unit: ownership quota, title plan, physical condition, asking price relative to comparable units and any existing tenancy. Then review the building: juristic-person finances, maintenance quality, rules and planned works. Only after those two layers are clear does a rental calculation become meaningful. Portal-generated yield figures can be useful as a rough screening tool, but they are not a substitute for actual achievable rent, vacancy, management cost, furnishing replacement and future capital expenditure. The Bangkok Narathiwas is therefore best approached as a selective resale opportunity, not as a uniform investment product.
Ownership format
A foreign buyer may hold a unit freehold only if that specific unit can be transferred within the statutory foreign quota, capped at 49% of the total condominium unit area. Listings at The Bangkok Narathiwas have appeared under both Thai Quota and Foreign Quota, so the selected unit's status must be confirmed with the condominium juristic person before a deposit is paid. Any leasehold structure is a separate contractual arrangement and should not be assumed to be available merely because a unit cannot be transferred in foreign freehold.
Unit types & sizes
The most common compact resale format we found. Owner-occupiers should compare renovation and systems condition, while investors also need to verify quota status and the achievable rent of the specific unit.
A practical family format with enough current stock to compare like-for-like units. That makes renovation quality, floor, outlook and legal status easier to judge against competing listings rather than in isolation.
A large family-sized option. Listings around 190–195 sqm also exist, but we do not treat those as standard original layouts without documentary confirmation; title plans and alteration history matter especially at this size.
Older project references consistently describe 1–3 bedrooms across 56–164 sqm. Current resale advertisements sometimes show figures below 56 sqm or above 164 sqm; these may reflect rounding, a different measurement convention or an altered/combined unit. The title and registered plan should be checked before relying on the advertised area. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 3.2M in active resale listings checked on 7 October 2026. This is a lower asking-price anchor rather than a developer price; availability, condition, foreign-quota status and final transaction terms must be confirmed for the specific unit.
- Completed: 2005
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

- which units are free, and on which floors
- the legal entity in the SPA and the payee’s bank details
- the title format and what is registered against the unit
- the selected unit’s contractual handover date in the SPA — the published date is only a reference
Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- The remaining foreign quota at the date of a future transaction is not publicly available. The condominium juristic person should confirm the selected unit's eligibility before any non-refundable deposit.
- Several portals quote a THB 45/sqm monthly common-area fee, but the latest official juristic-person budget, sinking-fund position and any special assessments were not found in public sources.
- Original project references give an overall 56–164 sqm range, while the resale market includes some 190–195 sqm homes. Without the registered title plan, it is not possible to say whether those larger areas are original, combined or altered units.
