A market you can inspect
This is not a promise on a sales brochure. There are occupied buildings, resale stock, rental listings and apartments that have aged in different ways. That gives a buyer more evidence to work with, but it also means the decision shifts from the project concept to the exact unit. Comparing several apartments across different buildings is more useful here than relying on one polished listing or a generic project description.
Low resale entry
The visible resale floor in early October 2026 is around THB 1.8M for a small apartment of about 30 sqm, which puts Lumpini Place Sathorn well below the entry price of many newer Sathon developments. The trade-off is age. A low purchase price can be offset by renovation, building works or weak condition, so acquisition cost should be considered together with the apartment’s systems, common-area condition and any planned juristic-person expenditure.
Useful transit, not doorstep BTS
BRT Technic Krungthep is the project’s most immediate public-transport advantage, shown at roughly 140 metres in current DDProperty listings. Chong Nonsi BTS is farther away. That makes the project sensible for residents comfortable combining BRT, taxis and road transport, but less compelling for someone whose non-negotiable requirement is a BTS entrance within a few minutes on foot.
An observable rental market
PropertyHub currently carries several 30–31 sqm apartments asking roughly THB 8,500–11,000 per month. That is useful evidence that small units are actively offered to tenants and gives a buyer something concrete to benchmark. It does not establish occupancy, achieved rent or net yield. A serious rental assessment should use the chosen unit’s actual lease history and recurring costs rather than a calculation built from asking prices alone.
About the project
Lumpini Place Sathorn is an established LPN condominium on Bangkok’s resale market, not a launch where a developer is still selling standard inventory. L.P.N. Development’s own completed-project records identify Lumpini Place Sathorn Building A-D as four 9-storey buildings with 603 units. That changes how the project should be judged. The buyer is looking at a community with more than two decades of operating history, a visible secondary market and units that may have aged or been renovated very differently. Current portals show everything from roughly 30 sqm entry-level apartments to three-bedroom and unusually large four-bedroom homes. A single “average price” therefore tells very little about the actual apartment being considered; building, orientation, renovation quality, layout changes and maintenance history matter much more here than they would in a brand-new project with a uniform specification.
The completion date is not perfectly consistent across public records. DDProperty, Thaiger Property and ThinkOfLiving point to 2001, with December 2001 appearing on several pages, while PropertyHub uses 2002. LPN’s historical project records show development and construction spanning 2001–2002, and an older company history states that all four buildings were completed with the remaining revenue recognised in early 2002. Rather than forcing those references into a false single date, the practical point is that this is a mature building. A viewing should go beyond furniture and paint: plumbing, electrical systems, windows, air-conditioning, lifts, common areas and any planned capital works by the condominium juristic person can materially affect the ownership experience and future costs.

The project sits on Naradhiwas Rajanagarindra Road in Sathon. Current DDProperty records use 124 Naradhiwas Rajanagarindra Road, Thung Wat Don, and place BRT Technic Krungthep about 140 metres away. That is a genuine transport advantage for people moving along the Naradhiwas–Sathorn corridor, but it should not be confused with having a BTS station at the entrance. Current resale advertising puts Chong Nonsi BTS at roughly 1.3 km, so a buyer who expects a simple rail commute should test the trip at the hours that actually matter. Road access is straightforward toward central Sathorn and south toward Rama III. Within the project, however, an apartment facing a major road can have a very different noise profile from one oriented toward the interior, making unit-level inspection more important than the project name.
The lower end of the October 2026 resale market is around THB 1.8M for a 30.2 sqm studio in a live LivingInsider listing. PropertyHub simultaneously shows small units around THB 1.95M for 29.68 sqm, THB 2.0M for 30 sqm and THB 2.4M for 39 sqm, while a 122 sqm three-bedroom is asking THB 11M. DDProperty also carries very large apartments, including a 323 sqm four-bedroom at THB 30M. These prices should not be read as a clean project-wide scale: condition, renovation, floor, building and possible unit combinations can explain large differences. On the rental side, current PropertyHub advertisements for roughly 30–31 sqm units are mostly asking about THB 8,500–11,000 per month. That is useful evidence of the letting market, but it is asking rent rather than documented achieved income.
For a foreign buyer, the legal structure is relatively easy to frame but still unit-specific. DDProperty markets resale units here as freehold, while Thai condominium law limits aggregate foreign ownership to 49% of the condominium’s total unit area. In practice, a unit being available for sale does not automatically mean it can be transferred into a foreign buyer’s name at that moment. Before paying a material deposit, the buyer should see the condominium title, a debt-free certificate from the juristic person and confirmation that foreign quota is available for that unit. With an older resale property, the decision is ultimately about a specific apartment and its documents rather than the developer’s original sales promise.
Ownership format
The project is marketed on the resale market as a freehold condominium. A foreign buyer can register a unit in freehold only while the building remains within the 49% foreign-ownership quota; quota availability must be confirmed for the specific unit before transfer.
Unit types & sizes
Resale stock includes studios around 30 sqm. A current LivingInsider listing shows 30.2 sqm in Building A on the 8th floor, while PropertyHub also carries studios around 30 sqm. In a mature project, the registered plan and physical inspection matter because portal room labels do not always capture later alterations.
PropertyHub shows several one-bedroom resales in early October 2026, including 29.68 sqm at THB 1.95M and 39 sqm at THB 2.4M. The spread illustrates why bedroom count alone is a weak comparison tool here: building, refurbishment, orientation and actual internal configuration can change the value substantially.
DDProperty has shown a two-bedroom, two-bathroom unit of 59.9 sqm, confirming that the project includes larger family-oriented layouts as well as small apartments. Public sources do not provide a complete original floor-plan schedule, so the registered unit plan should be checked against the physical apartment.
A 122 sqm three-bedroom with two bathrooms is currently advertised on PropertyHub at THB 11M. It sits in a very different segment from the project’s roughly 30 sqm stock, so project-level averages can easily become misleading when large units are mixed with entry-level apartments.
DDProperty carries an unusually large 323 sqm four-bedroom with four bathrooms. In a project of this age, a unit that large may reflect an original rare layout or later combination of apartments; the public listing does not establish which. The legal configuration and number of condominium titles should therefore be checked for that specific property.
This is not the developer’s original floor-plan catalogue. The cards are built from verifiable 2026 resale stock, so they show layouts and sizes that genuinely appear in the market but do not prove that every original unit type is covered. In a mature project, some apartments may also have been altered or combined.
