Why this project is worth a look
A choice of house sizes
The 41.7 sqm one-bedroom cabana and the 77 sqm two-bedroom townhouse suit different households. Both trade some interior space for a pool and garden. Seeing the numbered-unit layout matters more than treating every home within the project as the same product.
Outdoor space comes with upkeep
A private pool offers genuine day-to-day enjoyment, particularly in a compact home. It also needs cleaning, equipment servicing and a clear allocation of costs. Those details affect both personal-use budgets and the economics of short-stay letting.
A quieter South Bali base
Kutuh and Pandawa provide access to the southern peninsula's beaches without putting buyers in the heart of Nusa Dua's resort district. This location will appeal to some residents and frustrate others who need frequent cross-island journeys. The entrance road and actual commute should guide the decision.
Small-scale neighbourhood living
The broadly reported count of 19 homes suggests a more contained residential setting than a large apartment resort. That says little about management quality on its own. Parking capacity, privacy between houses and the operation of shared spaces still need to be seen on site.
Defined rights beat projected yields
Lease wording and remaining term are not consistent across listings, and the construction handover has not been independently confirmed. The stronger investment case would be a documented title chain, workable rental permission and transparent operating charges—not a marketing forecast of occupancy or appreciation.
About the project
Jey Grey Residence is a low-rise residential scheme in the Pandawa area of southern Bali, offering two rather different ways to live behind the same project name. One is a compact one-bedroom pool villa, often called a cabana. The other is a two-bedroom townhouse with more interior space. Most project directories describe 19 homes altogether. That is useful context: this is not a large serviced apartment development with an extensive list of communal facilities. Its appeal rests largely on private outdoor space, a manageable house size and access to the southern Bukit Peninsula. Whether those qualities justify the asking price depends on the actual unit, not simply the shared branding.

Start with the map rather than the resort language. Local sources place the development in Kutuh, around Pandawa, within Kuta Selatan in Badung Regency. Several international property portals use Nusa Dua as a broad search label, but that does not put the homes in the resort centre of Nusa Dua. Two agency maps show closely aligned pins in the Pandawa area, although no publicly verified street-number address or cadastral parcel reference was established. A viewing should therefore establish the entrance road and the immediate neighbours, not just whether Pandawa Beach can be reached on a day trip. The route to groceries, schools or work will matter more to a resident than a promotional estimate of travel time.
The one-bedroom product has a published internal area of 41.7 square metres and an indicative plot of around 100 square metres. Listings show a private pool and garden, along with a single bathroom. The layout makes sense for an individual or a couple who value an outdoor retreat and spend relatively little time storing belongings or working indoors. It is a different proposition for someone planning a six-month stay with equipment, luggage and a dedicated workspace. Ask for the actual furniture layout and room dimensions: a nominally furnished house can still need meaningful additions before it works comfortably as a full-time home.
A two-bedroom Jey Grey townhouse is generally marketed at 77 square metres over two levels. The public descriptions include a living area, kitchen, private pool and landscaped outdoor space. Plot sizes vary between listings, and that can change how close a neighbour feels, whether the garden is genuinely usable and how much outdoor maintenance the owner faces. Advertisements also disagree about whether a particular townhouse has one or two bathrooms. Rather than settle that difference by assuming a standard plan, obtain the floor plan and specification for the numbered unit being sold. Two identically sized homes are not necessarily interchangeable.
The unit count provides a useful identity check. Realiste breaks the scheme into ten townhouses and nine cabanas, matching the 19-home total displayed by FazWaz and Balinsky. Koalista instead lists 20 townhouses. The official, current site plan would settle whether that represents a revised inventory, loose naming or a data error. Jey Grey Cabanos and Jey Grey Cabanas appear to describe the compact-house line within the residence, rather than a second independent 19-home project. Neat House Villa, although associated with the same developer and mentioned alongside Jey Grey in material about a larger land plan, has its own product listings. Its unit sizes and completion claims should not be imported into this dossier.
DM Projects is the developer brand attached to Jey Grey Residence across several separate property databases. The group maintains a corporate website, but its public units-for-sale page does not currently give the project-level contracting company, landholding entity or a signed specification for Jey Grey. The distinction is material. A recognised development brand may design or market a project without being the entity that holds the land, signs the buyer's lease, receives instalments or guarantees handover. A buyer needs to know which company undertakes each obligation and which documents establish the authority to do so. A portfolio of other Bali schemes is not a substitute for that evidence.
The construction timeline is the clearest unresolved issue. Some FazWaz pages label the development completed in December 2025, while another version still describes that date as a proposed handover. Balinsky's project profile calls it under construction and estimates progress at approximately 95%. Ownery continued to describe building works in an October 2026 listing, despite showing a Q3 2026 handover, and a recent developer directory records 2026 as the expected year. These descriptions cannot all be treated as a current site inspection. Until there is evidence of actual handover and the relevant occupancy documentation, buyers should regard the physical completion date as unverified. A finished-looking show villa does not establish the condition of every home.
For budgeting, the most useful numbers are the ones attached to actual marketed configurations. FazWaz shows a project-level starting indication of IDR 2.68 billion, associated with the smaller one-bedroom format. More recent English-language offerings show one-bedroom homes from around USD 169,000 and two-bedroom townhouses around USD 212,000, with some townhouse asking prices higher. These are separate listings with potentially different pricing dates, land areas and inclusions; they are not alternative currency quotations from a single authenticated price sheet. None proves that a particular house is still available. A credible total-cost comparison would add taxes, contracting costs, furniture exclusions, common-area charges and the expected cost of maintaining the pool.
The ownership description deserves more attention than the quoted price. Listings market a long-term land lease, commonly described as 30 years plus a possible further 20. Ownery, however, displays about 28 years and three months remaining on one townhouse offer. Those figures can coexist if the original land lease began before the buyer acquired the individual home, but the public pages do not establish the exact commencement date. Nor do they prove that an extension is automatic or priced in advance. The documents must show the contracting parties, the land being leased, the initial end date, how the right passes on resale and what actually happens if the owner declines or cannot obtain an extension.
In Indonesia, a contractual lease and a registered land right are not the same thing. Hak Milik is a category of land ownership, not a straightforward title that an overseas individual can assume is available in their own name. The underlying parcel may be held by an Indonesian owner, while a buyer receives defined contractual use rights. One local advertisement has an SHM entry in its certificate field while describing the townhouse sale as leasehold, which illustrates how easily different legal layers can be collapsed into one listing. For this project, neither that entry nor the phrase '30-year leasehold' establishes the complete chain of rights. An independent review of the title and proposed agreement is therefore part of evaluating the property itself.
Payments create a further distinction between an advertised deal and a bankable one. A project-focused listing refers to six instalments of 30%, 20%, 20%, 20%, 5% and 5%. Another international portal groups the payments as 30%, 60% during construction and 10% at handover. Both start with 30%, but the remainder is presented differently, and neither publicly available summary resolves the legal payment milestones for a specific house. That matters most where handover dates are disputed: the buyer should be able to see what is payable only after inspection, what evidence triggers each stage, where the funds go and what happens if works or permits are delayed.
The proposed living experience includes more than a private pool. Promotional material refers to security, housekeeping, estate upkeep and rental management; FazWaz also identifies parking and CCTV. Some directories mention a café or co-working space, although those features have not been independently confirmed as completed and operating. What owners actually receive depends on a service agreement. Pool cleaning, gardening, guest acquisition, linens, utilities, repairs and accounting may be billed or handled by different parties. Before making an investment forecast, establish the management fee base, additional charges, reporting frequency and whether the property can be used personally without restricting a rental arrangement.
Short-stay letting is not automatically permitted just because it features in the marketing. Indonesia distinguishes land rights, building approvals, fitness for use and the authorisations that may be required for operating accommodation. The project-specific PBG building approval, SLF fitness certificate and parcel-based zoning evidence were not available for independent review from the public materials consulted. That is not proof that the developer lacks them. It does mean that a guest-occupancy projection, let alone a promised annual return, cannot stand in for a permit or an operating record. A buyer planning to host paying guests needs a documented operating route for the actual unit and the intended business model.
Jey Grey Residence is best understood as a small selection of private-pool homes in a relatively quiet part of South Bali, not as a financial product with an established return. Its size and layouts are credible enough to compare against other compact houses, but contract enforceability, handover evidence and the true cost of operating a property remain decisive open questions. The next useful package is the numbered-unit plan, verified land documents, the seller's legal identity, the lease and renewal clauses, project permits, current completion evidence and a written schedule of all payments and ongoing charges. With those in hand, the choice becomes a comparison of real use rights and practical ownership costs, rather than attractive renderings and inconsistent portal descriptions.
Ownership format
Marketed through a contractual long-term lease, commonly described as 30 years with a possible 20-year extension. The remaining term, commencement date and enforceable renewal conditions depend on the selected unit's documents; this is not direct foreign ownership of the land.
Unit types & sizes
Published offers show an approximately 100 sqm plot with a private pool and garden. The compact home makes sense for one or two occupants, subject to the numbered unit's actual room dimensions, inclusions and completion status.

Location
- The project is associated with Pandawa and Desa Kutuh in Kuta Selatan, Badung Regency, on the southern Bukit Peninsula. Nusa Dua in a portal's category field should not be read as a verified street address.
- Pandawa, Gunung Payung and Timbis beaches, together with the Bukit Pandawa golf area, provide the broad geographical context. Journey times depend on the actual access road and traffic rather than an advertised estimate.
- Two project maps place the development in nearly the same area, but a parcel number and a verified entrance address have not been established from the public evidence. Obtain a project-specific location pin before arranging a viewing.

Best for: A couple seeking a holiday base may find the one-bedroom pool villa appealing, provided 41.7 sqm of interior space is sufficient and the Kutuh location suits their transport habits.; Owner-occupiers who need a separate guest room or workspace have a more plausible option in the two-bedroom townhouse, but should examine the stairs, storage, bathrooms and garden allocation in person.; Buyers prepared to assess lease rights, legal short-stay use and ongoing expenses can compare this development with other compact private-pool homes. The rental proposition is not yet supported by verified operating results.; Residents who prefer a small group of low-rise homes over a large resort may value the design, once the actual parking arrangement, site privacy and service delivery have been verified.; may not suit: Larger families or people who need substantial storage and a permanent home office may outgrow both published house layouts, despite their private outdoor space.; Anyone requiring a fully evidenced completion and occupancy status before committing money will need more documentation than public listings presently provide.; Buyers expecting freehold land ownership in their personal name, a cost-free automatic lease extension or guaranteed rental income should not read those protections into the marketing..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- Handover evidence is inconsistent: FazWaz uses December 2025 and sometimes marks the scheme completed, while Balinsky and Ownery describe construction, and Ownery/Rise show dates in 2026. A signed handover record and project-specific SLF were not independently available; completed status is unverified.
- Lease and legal identity remain open: marketing describes 30 years with a possible 20-year extension, whereas Ownery shows roughly 28 years and three months remaining for a townhouse. The original lease, renewal formula, contracting legal entity, underlying title, PBG and parcel-specific permitted use have not been verified.
- Inventory and payment terms conflict: FazWaz, Balinsky and Realiste indicate 19 homes, Koalista lists 20, while JRE Dubai presents ten and a different instalment structure. The current signed site plan, parcel address, price sheet and unit availability are still unconfirmed; the mapped point is an approximate broker-map reference.
