Why this project is worth a look
Inside Laguna Phuket
Allamanda is part of the Laguna Phuket estate rather than a nearby project borrowing the location name. The lagoons, golf course, hotels and mature internal environment are already there. Specific owner privileges, however, should be confirmed under today's condominium and resort rules rather than assumed from old hotel material.
Older, larger layouts
PropertyHub's project profile gives 60–81 sqm for one-bedroom homes and 113–133 sqm for two bedrooms. Live resales also appear outside those bands, making this a unit-selection story rather than a standardised floor-plan story. Registered area, phase and renovation quality matter more than the bedroom label.
Inspect what exists
The development is long complete, so buyers can inspect the building, outlook, noise, common areas and apartment itself before committing. Construction risk has been replaced by the more ordinary risks of ageing property: maintenance, refurbishment, systems and future common costs.
Tenure is unit-specific
Current listings use leasehold, Thai-quota and freehold labels across different apartments. For a foreign buyer, the decisive evidence is the unit title together with the condominium juristic person's current foreign-quota confirmation, not the marketing label attached to the project.
About the project
Allamanda Laguna is one of the early residential components of Laguna Phuket, and it behaves very differently from a newly launched condominium. A buyer is not underwriting a construction promise. The buildings have existed for decades, units have changed hands repeatedly, and parts of the property have at different times been operated as serviced or hotel accommodation. That moves the due-diligence focus away from build progress and developer delivery risk toward the exact unit: title, registered area, condition, renovation history, common-area obligations, management rules and the tenure being sold today.
The project's age matters because current databases are not consistent about it. The group's corporate history ties the start of Allamanda condominium sales to 1993, while independent historical reporting on the later hotel closure also describes the complex as completed in 1993 and divided into three phases. An older project description says Allamanda Laguna Phuket opened in 1993 as a condominium-style resort with one- and two-bedroom suites plus duplexes. Several current databases, however, show May 2009 as the completion date. The stronger historical record supports 1993, so this dossier uses that year and treats 2009 as an unresolved database conflict rather than averaging the two.

There is another identity issue worth making explicit. Allamanda 1 and Allamanda 2 & 3 now appear on property portals as separate searchable projects, yet historical descriptions present them as phases of the wider Allamanda complex. Laguna Phuket's official 2025 master plan still marks a single Allamanda residential component inside the resort. This dossier therefore covers the umbrella Allamanda Laguna project. Figures that are specific to Allamanda 1 or to Allamanda 2 & 3 are not imported into the general record unless they are clearly identified as phase-level information. That prevents a common resale-data problem where portal inventory counts are mistaken for the registered size of the whole development.
The most consistently repeated current project profile describes Allamanda as a three-storey, low-rise development with 115 residential units. Several independent databases give three buildings and 115 units, while older hotel references also used a 115-room figure. There are conflicting historical and phase-specific counts elsewhere, which is why the number should not be treated as a substitute for legal documentation. For an actual purchase, the decisive records are the condominium documents for the building and phase containing the selected unit: they show the registered condominium area, common property, ownership structure and the foreign-ownership ratio relevant at transfer.
Space is one of the practical reasons buyers still look at Allamanda. Current project data gives 60–81 sqm for one-bedroom units and 113–133 sqm for two-bedroom units, which is generous by the standards of many newer resort condominiums. Live resale stock does not fit those legacy bands perfectly. Current listings include, among other examples, an 82 sqm one-bedroom unit and two-bedroom homes of 108, 110 and 140 sqm. That variation may come from different phases, alterations or how individual portals classify internal and total area; the sources do not establish one explanation. A buyer should therefore work from the registered unit plan and measured condition of the specific apartment rather than assuming that every one- or two-bedroom home follows the published range.
The location is more important than a long amenity list. Allamanda sits inside the established Laguna Phuket estate, and the resort's official master plan places it beside the golf-course and lagoon environment among existing residential properties. Pools, landscaped grounds, parking, security and a gym recur across current project profiles. Other services are more fluid. Historic hotel descriptions mention shuttles, reception, restaurants and resort privileges, but a service that existed under a hotel operator years ago should not be treated as a permanent right attached to every condominium title. The current condominium rules and management arrangements need to confirm what an owner actually receives and what carries a separate charge.
The property's operating history is also relevant to rental expectations. The former Allamanda Laguna Phuket hotel ceased operating in its previous form in 2014, when local reporting noted that the condominium units were privately owned. The Allamanda name has since returned to travel platforms through individual operators and accommodation businesses. That does not create a single project-wide rental guarantee. Short-stay permissions, management fees, housekeeping, revenue handling and owner-use restrictions can differ from unit to unit and contract to contract. Anyone buying for rental income should underwrite the agreement they will actually sign, not a historic hotel identity or a portal's estimated yield.
Allamanda is now a secondary-market purchase. On 6 September 2026, the lowest live FazWaz asking price found for the project was THB 12.25 million for an 82 sqm one-bedroom unit marketed as leasehold. Other active offers were materially higher and carried different tenure labels, including Thai-quota units; a separate Home In Phuket listing was marketed as freehold. There is therefore no meaningful single 'project price'. Two Allamanda apartments with the same bedroom count can differ substantially in legal tenure, phase, outlook, renovation quality, furnishings, common charges and rental setup. Those differences should be priced individually rather than hidden inside an average price per square metre.

Ownership format
Allamanda is a condominium development, so foreign freehold is possible only while the building remains within Thailand's 49% foreign-ownership quota by condominium area. Current resale stock includes leasehold and Thai-quota units, while at least one separate listing is marketed as freehold. Tenure therefore has to be verified against the title and the condominium juristic person's current quota certificate for the exact unit.
Unit types & sizes
A comparatively generous format for one person or a couple. The bigger distinction is not a few square metres but phase, outlook, renovation and tenure: the lowest live offer found at THB 12.25M is an 82 sqm leasehold apartment, not a universal price for one-bedroom stock.
A practical format for longer stays, families or buyers who want a genuinely substantial living area. The spread in current resale sizes is a reminder that a 'two-bedroom Allamanda' is not a standardised product: individual homes differ in size, fit-out, phase and legal status.
A historical Laguna Resorts & Hotels corporate description explicitly mentions duplex accommodation alongside one- and two-bedroom suites. No current official size range was found, so availability and registered area should be verified only against a specific resale unit.
The 60–81 sqm and 113–133 sqm bands recur in current project data, but live resale listings sit outside them as well. At Allamanda, area is better treated as a unit- and phase-specific fact rather than a fixed specification for each bedroom type.
