The Collections Vol. 2

The Collections Vol. 2 is a six-villa development within Nuanu Creative City, rather than a separate resort or a generic label for all homes in the area.

Overview of The Collections Vol. 2 in city to be confirmed

From 16,528,200,000 IDROctober 2026. Current price list, layouts and availability — discussed one-to-one with a project specialist

Why this project is worth a look

An unusually small release

Only six villas are identified in the developer’s materials. That makes the choice about particular plots, neighbours and layouts rather than a generic tower or resort-wide average.

About the project

The Collections Vol. 2 is a six-villa development within Nuanu Creative City, rather than a separate resort or a generic label for all homes in the area. Its distinguishing proposition is straightforward: a private family-sized house, landscaped outdoor space and a pool, set amid a larger cultural destination on Bali’s Tabanan coast. That context gives the project more to talk about than floor area alone. It also creates obligations that a glossy brochure cannot explain, from local access arrangements to the cost of keeping a pool and garden in good condition. A buyer should assess the home and the surrounding destination as related but separate things. Owning one of these villas does not, by itself, mean owning any part of Nuanu’s public attractions or receiving unlimited access to venues operated by others.

Names need sorting out before comparing offers. The developer calls its scheme The Collection Vol.2, while Nuanu partner pages and major listings often use The Collections Vol. 2. Those names refer to the same group of six villas. The Collection Vol.1 is a different release, with four homes, smaller quoted living areas and different marketing around tenure. Nuanu also carries information about a third volume, which should not be folded into this one. This matters whenever a sales deck mentions 'The Collection' without a volume number. A surprisingly cheap offer may belong to an earlier release; a larger house in a later scheme may have entirely different plans and terms. For this dossier, figures belong to Vol. 2 unless a discrepancy is expressly identified.

There is a sensible amount of space here, though the area descriptions deserve careful reading. The developer quotes a 490-square-metre total villa area and a 295-square-metre living area. Those are not interchangeable measurements. The overall figure captures a broader definition of the home, while the living figure is the better starting point for understanding the everyday rooms. Public-facing plans describe three bedrooms plus an adaptable extra room. The latter is pitched as a possible study, gym, media room or overflow guest space. On the developer’s availability sheet, however, the same project is labelled four-bedroom. A buyer should not assume the additional room has all the features normally expected of a dedicated fourth bedroom until the layout, ventilation, windows and actual handover specification are checked.

The concept places the main bedroom upstairs, with its own terrace, wardrobe and bathroom, and provides two guest bedrooms along with shared living and kitchen areas. That can work nicely for households where visitors stay for several days or where one partner needs to work while the rest of the family uses the living spaces. It is less automatically suitable for somebody who needs level access throughout the house. Privacy is another matter that drawings seldom settle. A large open-plan living room facing the outdoor area can feel generous in photographs, yet the distance to adjacent terraces and the position of neighbouring windows will determine how relaxed the space feels once all six villas are occupied. An actual unit plan is more useful than an artist’s composite of the entire project.

The private outdoor areas are a major part of the intended lifestyle. 618 Development describes a 42-square-metre swimming pool, a deck and a landscaped garden for each villa. Those features create a strong connection between the house and its grounds, particularly for people who spend much of their day at home. They also increase the workload. Pool treatment, filters, pumps, water supply, pruning and drainage have recurring costs, and the tropical setting makes reliable maintenance more than a cosmetic concern. Owners planning to let the property need to find out who responds to equipment faults between guest stays. Those using it mainly themselves should consider how the house is secured and serviced during long absences. Neither question can be answered by a projected return percentage.

Plot sizes are specific to the property, not to the marketing name. Nuanu’s dedicated project page presents a range of 495–550 square metres. The developer’s own offer sheet identifies 504 square metres for villa 1, 492 for villa 4, 550 for villa 5 and 513 for villa 6. The 492-square-metre entry falls just below Nuanu’s published range, so treating the two sources as perfectly aligned would hide a real difference. A larger plot could affect outdoor seating, planting and separation from neighbours; it does not automatically mean a larger interior. Nor does an online plot figure substitute for the registered survey and land record. The relevant documents need to match the actual villa code, boundaries and party selling the interest to the buyer.

The address is best described as inside Nuanu Creative City at Beraban, Kediri, Tabanan, near Nyanyi beach. The developer and the Nuanu real estate agency display addresses on Jalan Pantai Nyanyi, but those are contact or destination addresses, not proof of the cadastral location of every Vol. 2 lot. We did not find a verified plot-specific pin or a land title tied to individual villa numbers. For that reason, this dossier does not show invented coordinates. Promotional journey times to Canggu, the beach or the airport are best treated as orientation, not travel guarantees. What matters in daily life is the route from the particular residence, including internal gates and paths, transport choices and ordinary congestion outside Nuanu.

Nuanu is a substantial part of the appeal and should also be understood on its own merits. It covers roughly 44 hectares and promotes a mix of education, arts, dining, wellness, landscaping and events. The wider destination announced the opening of its first phase to the public in August 2025, giving buyers some basis to assess its operations rather than relying solely on future plans. That announcement says nothing definitive about completion of The Collections Vol. 2. Schools and cultural facilities can be useful anchors for families, but each has its own admissions and opening rules. An attractive venue across the development may require a ticket or booking; commercial operators can also change. The experience is likely to be very different from an isolated villa road, which is precisely why a buyer should visit at both quiet and busy times.

Living close to an events destination brings a trade-off. Having restaurants, artistic spaces and shared areas nearby can reduce the desire to travel across Bali for every outing. Concerts, deliveries and visitors can also create activity that a household might not want outside its garden wall. The sales material does not establish exactly how the six homes are screened from public routes or what rules control guest access to the residential cluster. Nor does it fully establish whether short-stay letting is permitted in every proposed ownership or management arrangement. Families looking for calm and investors expecting frequent turnover will evaluate those rules differently. Even a well-positioned villa cannot make both groups happy if the access and noise arrangements are left ambiguous.

Views are another unit-level characteristic that should not be inferred from the development name. Four villa codes in the developer’s availability table are marked as having a jungle view. Several third-party advertisements use ocean-view language for Vol. 2 homes. The developer’s architectural description also refers to green outlooks and the surrounding Nuanu landscape. These accounts might reflect different floors, directions or marketing conventions, but the source material does not resolve that. An unobstructed sea view has obvious consequences for enjoyment and potential resale, so it warrants evidence: the correct plot, the relevant room and terrace, the orientation and the effect of surrounding buildings. Proximity to Nyanyi’s coastline is a location attribute, not proof that the sea is visible from the house.

There is no defensible single completion date in the material reviewed. 618 Development’s main site and a dedicated Nuanu page refer to the first quarter of 2026. A Nuanu partner page displays both the second and third quarters in different parts of the same page. Nuanu’s portfolio index moves handover to the fourth quarter, while FazWaz labels the project completed in March 2026. These are not minor differences if a buyer needs immediate use, rental income or financing against a delivered asset. A marketplace status flag cannot replace signed handover paperwork, evidence of utilities functioning in the individual property or the relevant building-use documentation. Until project-specific evidence settles the question, it would be misleading to label these homes either ready to occupy or definitely still under construction.

The ownership headline needs even more caution. Both the developer and Nuanu market the villas as freehold, and some promotional pages explicitly say the offer extends to foreign buyers. Indonesia’s Hak Milik, or ownership title to land, is generally reserved for Indonesian citizens under Article 21 of the 1960 Basic Agrarian Law. Hak Pakai is a different, regulated right of use that may be available to eligible foreign residents under the applicable rules, but it is not created by calling a purchase 'freehold'. We could not examine a land certificate for the plots, the registered title holder or a signed foreign-buyer ownership structure. The practical first question is therefore not whether the brochure says 'freehold', but precisely what interest the buyer receives, in whose name, for how long and with what transfer and succession rights.

618 Development is a clearly identified developer brand, but a brand is not a substitute for a contract counterparty. The developer’s own site and Nuanu’s material attribute Vol. 2 to it. Nuanu’s property-sales site identifies PT Nuanu Real Estate Agency, which describes the agency role rather than proving it is the landowner or the builder’s contracting company. The documentation examined does not establish which Indonesian legal entity will sign the sale, which entity holds title and where deposits are legally due. If the proposal involves shares in a company or another indirect structure, that deserves a separate explanation of control, transfer taxes and the rights attached to the shares. The name printed on a brochure is only the beginning of that enquiry.

Several genuine-looking asking prices circulate, and none should be detached from its source. On 16 October 2026, the developer’s main website showed an entry figure of IDR 16,528,200,000. Nuanu’s sales index advertised the project from IDR 18.2 billion. The developer’s project description promoted offers from USD 1,014,000 plus VAT, while its villa-code sheet listed USD 1,014,000 for codes 1, 4 and 6 and USD 1,044,000 for code 5. Other agents have published additional rupiah quotes. These are dated observations of marketing pages, not a verified live stock list. They may differ in unit, timing, tax treatment or included fittings, and the price may change before reservation. We have not converted the currencies or invented an all-in acquisition cost.

The method of paying for a villa is just as material as the sticker price. A developer availability sheet gives initial-payment amounts, but the partner portal has also shown differing milestone splits across versions of its offer. Without a current, signed term sheet, it is impossible to present one payment schedule as applicable to every home. A buyer should be able to see exactly what makes a reservation binding, who holds the money, when later payments become due and what happens if the promised handover or legal structure changes. Building-stage payments need objective triggers; a sales representative saying construction is 'almost finished' is not an adequate substitute. Protection of the deposit also depends on who can withdraw it and under what conditions, not simply on what the payment arrangement is called.

OXO Living is presented by a Nuanu partner source as the intended property management provider. That may be helpful for an owner who lives abroad or plans to rent the home, but a named operator does not establish the service contract. Its fee, maintenance responsibilities, owner-use restrictions, cleaning charges, booking channels and reporting standards were not independently available for this particular release. Rental yields advertised by the developer and partner network are promotional projections rather than observed net operating results for delivered Vol. 2 homes. A realistic budget would distinguish revenue from the costs of management, staffing, utilities, taxes, pool care, garden work and periodic replacement of furnishings. Only then can an owner compare personal-use value with a commercial letting strategy.

Bali’s rain, humidity and coastal conditions make construction details commercially important. The developer discusses waterproofing, materials and technical supervision, but such statements do not verify the condition of a particular delivered house. A site inspection should establish drainage paths, roof details, bathroom waterproofing, corrosion exposure and the performance of ventilation and cooling equipment. The partner portal contains a link labelled PBG, the Indonesian building approval, yet we could not verify the underlying document and its link to these particular plots. We also did not inspect a project-specific SLF, the building fitness-for-use certificate. That is a limit of the available evidence, not proof the approvals do not exist. It would be premature to infer full legal or operational readiness from construction imagery or an aggregator badge.

The best buyer is one who values a substantial private villa inside an active cultural setting and is comfortable evaluating that setting as it matures. A family may prioritise layout, schooling access, security and upkeep, while a holiday-home owner might focus on flexibility of use and management when absent. A rental-focused purchaser faces a different set of tests: whether the intended type of letting is authorised, whether the manager can deliver consistent service and how well a high-priced multi-bedroom villa competes with alternatives nearby. Resale will be affected by clear ownership rights, building condition and the pool of buyers eligible to take over the interest. The project has concrete attributes worth examining, but neither an assumed annual return nor an unresolved freehold claim should be treated as the foundation of the decision.

Best for: Families wanting a substantial private house, outdoor space and proximity to Nuanu’s education and cultural facilities, subject to those operators’ access terms.; Owner-occupiers who can make productive use of a flexible work or guest room and are comfortable with an upstairs principal suite.; Second-home purchasers prepared to budget for reliable pool, garden and building upkeep while away.; Long-term buyers willing to resolve title, legal counterparty and actual handover evidence before committing funds.; Foreign individual buyers who require proven direct ownership of the underlying land: the freehold advertising alone does not establish that right.; Anyone who needs legally and physically confirmed immediate occupation on a fixed date while handover records remain unresolved.; Return-driven buyers relying on an advertised yield or an assumed sea view without the unit-specific evidence.; may not suit: .

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • Handover dates conflict: Q1 2026 on the developer and dedicated Nuanu pages, Q2 and Q3 on one partner page, Q4 in the Nuanu index, and “completed March” on FazWaz. No unit-specific signed handover or SLF was reviewed. Despite foreign-buyer freehold marketing, the plot titles, legal title holder, foreign-purchaser structure and selling entity remain unverified. A partner-page link labelled PBG does not establish approval for these plots without the document. The exact plot and coordinates remain unverified. A developer-listed 492 sqm plot is below Nuanu’s stated 495 sqm minimum, while bedroom counts and jungle-versus-sea-view descriptions differ across listings.
