Why this project is worth a look
See the finished property
Kiara has been receiving guests since 2025. The quality of the fit-out, staffing and shared areas can be tested in person instead of inferred from plans, though completed construction is not proof of a transferable right.
Built for longer stays
Private kitchens and generous living rooms make these apartments more useful over several months than conventional hotel accommodation. The advertised terraces are appealing, but the contractual measurement of each unit still matters.
Shared daily infrastructure
Pools, a gym, workspace, basement parking and staffed reception take some of the organisational burden out of living in Bali. An owner needs to distinguish amenities included in ownership charges from services sold separately to guests.
A useful coastal position
Batu Belig links the Seminyak and Berawa lifestyles without being the centre of either. Street access, evening activity and the view from the actual unit may matter more than the operator's distance-to-beach headline.
Management is optional
The project is marketed for personal use as well as managed rental stays, with The Guest Society named on the accommodation site. That flexibility is worthwhile only when owner-stay rights, fee deductions and operating responsibilities are clearly contracted.
About the project
Kiara Ocean Place is a functioning serviced-apartment residence in Batu Belig, on Bali's southwest coast. Mirah Investment & Development brought the property to market as an apartment development rather than a collection of standalone villas. The building combines private one- and two-bedroom accommodation with staffed facilities and optional rental management. That operating status matters: a prospective purchaser can inspect the actual building, spend time in a furnished apartment and see whether promised services exist. It does not, by itself, settle the more consequential purchase question. The right transferred with an individual unit, its expiry date and its enforceability have to be established from that unit's documents.

The story of the building is reasonably well documented. Construction started in late 2023, and Mirah announced a soft opening on 23 May 2025 after stating that work had finished earlier that year. Serviced Apartment News reported the opening on 28 May 2025; Mirah later held a formal launch, and the property now maintains a website offering short and longer stays. A 2024 paper from Bali State Polytechnic also identifies the apartment construction site on Jalan Subak Sari and PT Tatamulia Nusantara Indah as the principal contractor. That study noted delays in part of the reinforced-concrete work. The later opening confirms that the property reached an operating stage, although neither publicity nor academic site observations substitute for its building approvals.
Batu Belig is often folded into broader descriptions of Canggu or Seminyak, but the address is more precise: Jalan Subak Sari, Tibubeneng, Kuta Utara, Badung. The location sits between Seminyak and Berawa, with access to the beach and a concentration of dining, shopping and leisure venues. The accommodation website says Batu Belig Beach is roughly 200 metres away. Treat that as the operator's description rather than an independently measured walking route. A short map distance may tell you little about street noise, traffic at busy hours or the easiest way to cross the neighbourhood on foot. Those details can have a greater effect on everyday satisfaction than a carefully photographed common area.
The exact street number deserves more care than usual. Booking.com has displayed No. 77 for Kiara Ocean Place, while Mirah's own development portfolio assigns No. 77 to a different property, Alegria De La Vida, and Alegria's website repeats it. Kiara's own address and its Google Maps listing identify Jalan Subak Sari without a number. We therefore use the verified street and district, not a potentially borrowed house number. The separately marketed Kiara Beachfront, also called Kiara Beachtown in newer material, is in Nusa Dua and should not be confused with this Batu Belig residence or treated as one of its phases.
Official material usually describes Kiara Ocean Place as a 62-apartment property. There is a genuine documentary inconsistency, however: Mirah's Indonesian-language project page and its 2025 year-end review say 63. A much earlier developer article even described 64 apartment sales within six months. These figures cannot all serve as a verified unit register. Sixty-two is the working count because it appears on the main project page, in the opening release and in independent opening coverage. Anyone buying an individual apartment ultimately needs an approved building schedule and a clearly identified unit, not a marketing-era count that may have changed between editions.
The room layouts explain much of the appeal. The live accommodation site offers an 82-square-metre one-bedroom format; a larger two-bedroom apartment combines 126 square metres with a 16-square-metre terrace, described elsewhere on the same site as 142 square metres; and the deluxe two-bedroom format is described as 158 square metres plus a 32-square-metre terrace, or 190 square metres when combined. Mirah's sales page also advertises a 158-square-metre two-bedroom penthouse. These may be different conventions for interior and terrace space rather than fundamentally different apartments. For a purchase, the approved plan and the sale agreement should resolve that distinction rather than relying on the headline area used for guest bookings.
Unlike a typical hotel room, the apartments are set up for longer periods of normal domestic life. They have equipped kitchens, generous living areas and private balconies or terraces. The operator lists two outdoor swimming pools, a fitness room, a co-working lounge, underground parking, a staffed reception and round-the-clock security. View descriptions differ by category, from garden or pool aspects to ocean-facing accommodation. A buyer who cares about an uninterrupted ocean view, a quiet bedroom or a particular outdoor space should make those attributes part of the unit inspection. They cannot be inferred from a development-wide amenities list.
The services are tangible, but their costs and availability depend on the arrangement. Kiara advertises standard and premium guest packages, with more frequent housekeeping under the premium tier. Its individual accommodation pages say electricity is excluded from a guest's rental price, a security deposit is required and laundry can be arranged separately; they do not promise in-room washing machines. The property also restricts pets. Those are guest terms, not a schedule of owner charges. Still, they reveal the operational character of the building and make clear why a future owner needs the rules for private occupation, shared facilities, routine maintenance and occasional guest use in writing.
There are two business identities to keep separate. Mirah Investment & Development is publicly associated with developing Kiara and lists it in its completed operating portfolio. The residence's website identifies The Guest Society as its manager, and The Guest Society presents Kiara among its hospitality properties. The latter site's footer names PT Mirah Hospitality and Leisure; Mirah's developer website names PT Mirah Global Investment. These public statements describe brand and operational relationships. They do not establish the registered landholder, the legal seller of a resale unit, the person authorised to transfer an interest or the counterparty to an owner's rental-management contract.
Today the purchase market is fragmented into individual advertisements rather than a dependable developer inventory. Mirah states that the original sales programme moved quickly, while its current project page gives prices only on enquiry. A one-bedroom 82-square-metre apartment was advertised at USD 175,000 when checked on 17 October 2026. Another marketplace showed an entry point of USD 195,000. Ray White's June 2026 list, reproduced in a September property advertisement, referred to IDR 3.4 billion for a one-bedroom unit and IDR 6.555 billion for a two-bedroom. These are not interchangeable quotations: unit identity, area definitions, remaining contractual life and even availability can differ. None should be treated as a confirmed offer until the named seller provides current papers.
The ownership descriptions are particularly inconsistent. One agent speaks of 31 years of leasehold; other market pages say 35 years. Neither headline tells a purchaser the start date, the unexpired term on completion, whether renewal is enforceable or who can assign and sublet the interest. A contractual lease is not the same thing as holding a land title. Under Indonesia's PP No. 18 of 2021, categories such as Hak Milik, Hak Pakai and apartment-unit interests have distinct legal consequences. Foreign purchasers cannot simply take direct Hak Milik ownership of Indonesian land. The appropriate structure for a Kiara transaction depends on the underlying documents and the buyer's circumstances, neither of which can be resolved by a sales label.
There is also a difference between seeing a completed building and seeing its regulatory file. Indonesia's PBG system addresses building approval, while the SLF concerns a building's fitness for use. The government's SIMBG platform describes those separate processes. We did not locate a project-specific PBG, SLF or definitive zoning approval for Kiara Ocean Place in the public material reviewed. That does not mean the documents do not exist. It means their content and relevance to residential occupation and managed guest accommodation have not been established here. For a building already in service, access to that file is a practical part of purchase due diligence, not a theoretical question reserved for off-plan developments.
Operating rental rates should also be handled with restraint. Kiara publishes nightly and monthly accommodation tariffs, sometimes with different entry figures on the main page and on a room's dedicated page. The rate paid by a guest is not the amount distributed to an owner. Actual income depends on occupancy, cancellations, promotional discounts, booking commissions, cleaning, operator fees, replacement reserves, utilities and taxes. Owner-stay privileges may remove dates from the rental calendar. A mature operating property has one advantage over a launch brochure: it may be able to provide real unit-level booking and cost records. Until those records and the management agreement are available, a projected annual return remains a sales assumption.
Kiara Ocean Place is most persuasive as a specific, inspectable residence with established hospitality operations, not as an abstract high-yield product. There is room to live, common infrastructure to use and a named operating brand. A purchaser also takes on questions that an ordinary short-stay guest never encounters: title and transfer rights, building compliance, owner obligations, management economics and eventual resale of a shortening contractual interest. Whether the balance is attractive turns on the particular apartment and transaction. The development has enough substance for a serious viewing; the financial and legal answer comes only after the supporting paperwork has been examined.
Unit types & sizes
The accommodation operator calls this a one-bedroom studio, with a fitted kitchen and private outdoor space; pool or garden views are shown for some units. It is the simplest format for one resident or a couple planning an extended stay. A public first-floor resale advertisement also describes an 82 sqm one-bedroom unit. Its actual terrace allocation, unit identity and remaining legal term are matters for the seller's documents, not for a booking-page description.
Get floor plans and current pricesThe room specification separates 126 sqm of accommodation from a 16 sqm private terrace; the main listing presents 142 sqm together. The format accommodates a family or two residents needing separate rooms and a living area. Those figures come from the hospitality website and should not be mistaken for a certified sale measurement. An individual apartment may have a different orientation or ownership schedule.
Get floor plans and current pricesThe operator's deluxe accommodation page specifies 158 sqm plus a 32 sqm terrace and promotes 190 sqm overall. Mirah separately describes a two-bedroom penthouse as 158 sqm with a private balcony. The wording suggests different area conventions, but it does not prove that both pages describe the very same unit. The approved plan must establish interior space, private terrace rights and precisely what the buyer is purchasing.

Best for: Someone spending several months a year on Bali who wants a proper kitchen and living room while retaining on-site security, reception and managed shared facilities.; A purchaser who places a premium on inspecting a completed apartment and obtaining actual operating records rather than accepting off-plan renderings and projected returns.; Couples or smaller families who would use the one- or two-bedroom layouts and value the mix of beach access, Berawa amenities and Seminyak dining.; An owner prepared to examine the unexpired land or contractual term, resale rights, operator charges and the difference between guest receipts and personal net income.; may not suit: Buyers who require a guaranteed return, a fixed exit price or unrestricted transfer rights without first reviewing the relevant contract and title.; People looking for direct foreign freehold land ownership, a detached private-pool villa or complete independence from a staffed building's rules and shared charges.; Anyone assuming every apartment is equally quiet or ocean-facing: the operator markets different outlooks, and the chosen unit must stand on its own merits..
What we confirm before booking

- Mirah's main English project page and opening releases say 62 apartments, but its Indonesian page and 2025 review say 63; a 2024 article even claimed 64 sales. No approved unit schedule was obtained to reconcile these figures.
- Market agents quote 31- and 35-year leaseholds, without a reviewed starting date, unexpired term, renewal clause, land title or contracting seller. Project-specific PBG, SLF and documented permission for the intended rental use were not available for inspection.
- Booking pages give No. 77 for Kiara, while Mirah and Alegria De La Vida also attach it to the separate Alegria property. Asking prices beginning at USD 175,000 or USD 195,000 do not establish confirmed availability or a binding price for a named unit.
