The same building contains standard one-bedroom homes, enlarged one-bedroom-plus plans, two- and three-bedroom residences, and a small number of duplexes. Amenities with elevation
Major shared spaces are concentrated on floors 27 and 28, including the pool, fitness and work areas, children’s facilities, sky lounge and roof garden. Height is therefore used as part of the communal experience rather than reserved entirely for premium private units. Buyers close to those levels should also check privacy, service circulation and potential activity noise.
Road-led connectivity
Direct frontage on Charoen Nakhon Road gives practical access toward Sathorn, Silom and Rama III. Rail is not at the doorstep, but Supalai states that a shuttle will serve Krung Thon Buri. The project suits residents who are comfortable combining car, ride-hailing, shuttle and rail rather than expecting a purely walk-to-station lifestyle.
Visible construction progress
Supalai reported 26% overall progress on 1 August 2026, while the government EIA database lists the development as approved and under construction. That gives an off-plan buyer a concrete status check beyond sales material. It does not replace a contract review, but it confirms that the project is in an active building phase.
About the project
Supalai Tyme Charoen Nakhon is an under-construction high-rise condominium on Charoen Nakhon Road in Khlong San, on the west side of the Chao Phraya. It is not a literal riverfront building: the site sits a short distance inland, while the upper floors and rooftop amenities are designed to capture river and city views. The practical advantage is direct frontage on a major road between Soi Charoen Nakhon 46 and 48. Residents do not have to wind through a deep residential soi to reach the main network. The trade-off is equally straightforward: lower floors and road-facing units should be assessed for traffic noise and the normal intensity of Charoen Nakhon rather than judged from quiet marketing renders.
Supalai’s current project page describes one 28-storey building on a 3-1-61.2 rai site, with 461 units in total: 459 residences and two retail units. The residential size range is unusually broad for a city condominium, starting at 35 sqm and extending to 163.5 sqm. The mix runs from one-bedroom homes to large three-bedroom residences, with duplexes on the upper residential level. That range matters more than the raw unit count. A buyer can approach the project as an entry-level city home, a larger two-bedroom for long-term occupation, or a family-sized apartment rather than assuming every unit is aimed at the same tenant or owner profile.

Construction is active rather than merely announced. Supalai’s official progress update dated 1 August 2026 showed the project at 26% overall, with piling complete, structural and architectural works at 29%, and building systems at 14%. Thailand’s Smart EIA Plus database also records the project as approved and under construction. For a buyer, this is a more useful signal than launch language about future lifestyle: there is measurable progress and a government environmental record. It does not remove off-plan risk. The remaining construction period means the purchase contract, payment milestones, delay provisions and the exact transfer date are still central documents and should be reviewed for the specific unit being bought.
Open sources do not agree on the completion year. The detailed launch review and DDproperty use 2028, while BKK Citismart and BaanScope show 2027. Supalai’s present public specification block does not display a completion year. This dossier therefore keeps 2028 as the working completion year because it is consistent with the original technical launch information and a current major property portal, but it should not be treated as a contractual promise. The date that matters to the buyer is the completion and transfer schedule written into the latest reservation and sale-and-purchase documents for the chosen unit.
The layout catalogue is broader than the current quick-sales wording on Supalai’s website suggests. Launch-era technical material lists one-bedroom units at 35–37.5 sqm, one-bedroom-plus units at 43–44.5 sqm, two-bedroom units from 53 to 97 sqm and three-bedroom units from 112.5 to 118 sqm. Duplexes add two-bedroom layouts of 90.5–99.5 sqm and three-bedroom layouts of 163–163.5 sqm. Supalai’s current site still presents 35 sqm and 43 sqm homes through its virtual tours, while the project specification states an overall 35–163.5 sqm range. Availability is a separate question: the full catalogue describes the building, not the units that remain unsold on any particular date.
The building is vertically organised in a way that affects both privacy and amenity access. Parking and arrival functions occupy the lower levels, while standard residential floors begin above them. Published floor plans place most residences from floors 6 through 26. Floor 27 is different: it combines only four duplex residences with major shared facilities. Floor 28 is devoted to the sky lounge and roof garden. This creates a stronger sense of exclusivity at the top of the building and gives common areas the benefit of elevation. Buyers considering floor 27 should still inspect the exact plan around their unit, because proximity to pools, fitness areas, children’s spaces, service zones and visitor circulation can matter as much as the view.
The amenity programme is designed for full-time urban living rather than resort operation. Supalai lists a swimming pool and children’s pool, fitness facilities, sauna or steam facilities, a work area, multipurpose room, sky lounge, roof garden, lift access control, digital door locks, private and communal storage functions, food-delivery handling, EV charging and 24-hour security. The more detailed floor-plan review also shows children’s activity space, a climbing area and a pool zone with a jacuzzi. A notable design choice is the concentration of major communal spaces on the upper floors. Their value is therefore tied not just to the number of facilities but to the city and river outlook available from them.
Parking is officially stated at 63% excluding double parking. That figure is relevant because the project is not a station-door development. Supalai places Krung Thon Buri and the Gold Line connection at about 2.2 km and says a shuttle service will link residents to Krung Thon Buri. In practical terms, the project fits a mixed mobility pattern: private car, ride-hailing, shuttle plus rail, or road access toward Sathorn, Silom and Rama III. A buyer whose priority is a genuinely walk-to-BTS routine should recognise that 2.2 km is not the same proposition as a condominium beside a station. The strength here is road connectivity and access to the wider Charoen Nakhon river corridor.
The neighbourhood is already established and does not depend on a future master plan to become usable. Supalai lists Riverside Plaza Bangkok at roughly 1 km, Samitivej Thonburi Hospital at 1.3 km, Sena Fest at 1.8 km and ICONSIAM at 2.9 km, with several schools and hospitals within a few additional kilometres. This is useful for buyers who want to live on the Thonburi side while remaining connected to the central business districts across the river. These distances should be read as geographic anchors, not travel-time promises. Bangkok congestion can make the same short route feel very different by car at different times of day.
The current official starting price is THB 2.65 million. It is best treated as an entry point rather than a representative price for the building. Floor, orientation, view, size, layout and remaining developer stock can move the budget substantially. At the same time, resale and contract-assignment listings are already visible on major portals because off-plan buyers can market their positions before completion. Those listings are not automatically comparable with a fresh developer purchase: some advertise a contract price, some a down-payment transfer amount, and some a full sale price. A buyer should first decide which layout and ownership route suits the intended use, then compare actual available units on a like-for-like basis.

Ownership format
The project is marketed on a freehold tenure basis. For a foreign buyer, freehold registration is possible only within Thailand’s foreign ownership quota, capped at 49% of the aggregate condominium unit area in the building; quota availability must be confirmed for the selected unit before transfer. If the quota is unavailable, any alternative tenure structure needs to be checked separately in the contract.
Unit types & sizes
The smallest mainstream format in the project. Supalai’s current site still provides a virtual tour of a 35 sqm one-bedroom, so this is not merely a launch-era range. It suits a single occupant or a couple prioritising entry price and location over a separate study or extensive storage.
A useful step between the standard one-bedroom and a full two-bedroom. Supalai currently shows a 43 sqm unit through its virtual tour. The extra area can support a work zone, more storage or a less compressed living room, although the exact function depends on the specific plan code.
This is the broadest range in the catalogue. Published plans include both one- and two-bathroom versions, so two units with the same bedroom count can function very differently in daily life. The 53 sqm format is already visible in current market listings, but remaining developer inventory needs a separate check.
A large family-sized simplex format. Published floor plans place these units on higher floors and in corner positions. The decision is therefore about more than floor area: orientation, sun exposure, view corridor and proximity to shared facilities can materially change the experience.
A limited upper-level format. Duplex units are concentrated on floor 27, which also hosts a significant share of the communal facilities. The split-level arrangement creates a very different home, but this is also where buyers should pay close attention to circulation, service areas and amenity adjacency.
The largest published residential format in the project. It is not a high-volume unit type: only a small number of duplexes occupy floor 27. The layout is more naturally suited to owner-occupation by a family than to a buyer seeking the lowest entry ticket or a standard rental unit.
The layout ranges come from a detailed review of the launch materials dated 25 October 2024 and are cross-checked against Supalai’s current overall 35–163.5 sqm specification. Supalai’s present quick-sales FAQ highlights 1–2 bedroom units of roughly 35–97 sqm, so the full building catalogue should not be read as a list of units still available on 3 September 2026.
