The project sits on the Chao Phraya corridor itself, with the garden and pool integrated into the original site planning. The river setting is real, although the actual view still depends on the unit's floor and orientation.

Supalai River Resort is a mature riverfront condominium on the western side of the Chao Phraya in Samre, Thon Buri. It is not an off-plan proposition and it is no longer a developer-led sales story. The project was launched in 2010, has been occupied for years, and in 2026 functions as a substantial resale and rental market. That changes what a buyer can verify. You can inspect the exact unit, test the lifts, walk the common areas at different times of day, listen for road and neighbour noise, and see how the building is actually maintained. The trade-off is equally clear: in an established building, unit condition, management quality and future capital works matter as much as the headline location.
The riverfront position is genuine. The site sits on Charoen Nakhon Road between Soi 57 and 57/1, directly along the Chao Phraya corridor. Supalai's own shareholder material from the development period discussed the spacing to the neighbouring Tritos complex and the placement of the garden and swimming pool on that side of the site. That historical detail is useful because it confirms that the open landscape and pool area were part of the physical site planning, rather than a later marketing label. Still, a river address does not guarantee the same outlook from every apartment. Floor, orientation, neighbouring structures and the exact stack remain unit-level questions.

The building offers a broader scale of accommodation than many newer compact city projects. A Bangkok city-planning study records the development as a 42-storey condominium on 12 rai 72 square wah of land, with 866 residential units and unit sizes from 38 to 215.5 sqm. Live resale stock shows the same broad idea in practice: studios around 38 sqm, one-bedroom units commonly around 53–54 sqm, two-bedroom units ranging into the 75–105 sqm bracket, and genuinely large three-bedroom apartments around 180–192 sqm. The result is a project that can serve both entry-level resale buyers and households looking for substantial internal space without leaving central Bangkok.
There is one data issue that should not be hidden. Public project records do not agree on the structural summary. Some major portals list 39 floors and 906 units, while the Bangkok planning study and several other current profiles show 42 floors and 866 residential units. Completion is variously dated to 2012, 2013 or 2014. These conflicts do not point to different developments: the address, developer, site and project identity are consistent. A practical reference is 42 floors, 866 residential units and 2013, but the building’s registered documents and the selected unit’s title should take precedence in a transaction.
The current resale market is broad enough to create useful price discovery. Around late August and 1 September 2026, PropertyHub showed multiple studios, one-, two- and three-bedroom units across a wide range of floors. The lowest live asking-price anchor found was THB 2.49M for a studio of roughly 37.7–38 sqm. Larger units spread quickly from there: one-bedroom apartments carry higher asking prices, two-bedroom stock commonly appears in the multi-million-baht mid-range, and large three-bedroom riverfront units can move into the high teens or above. Those figures should not be read as a project price list. They are individual resale asks, shaped by floor, fit-out, view, condition and seller expectations.
For foreign buyers, the project structure is straightforward in principle but still requires unit-level legal work. Listings identify the condominium as freehold, and Thai law allows qualifying foreign buyers to register condominium freehold in their own name. The building-wide foreign ownership share, however, may not exceed 49% of the total unit area. A resale unit therefore needs more than a seller saying 'freehold': the condominium juristic person should confirm the available foreign quota, the title should be checked, outstanding common charges should be cleared, and the transfer documentation must be prepared correctly. If the quota is full, the buyer should not assume that the same unit can simply be transferred to them as foreign freehold.
The amenity package is typical of a large riverside condominium of its era and remains meaningful: swimming pool, riverside garden, sky garden, fitness room, sauna, lobby, parking, CCTV, access control and 24-hour security. Several current profiles also mention on-site retail or a restaurant. The age of the property changes how those amenities should be judged. A long checklist is less important than current operating condition. Buyers should look at the pool and changing areas, lift performance, corridor finishes, parking management, major repair plans and the financial health of the juristic person. Public sources even disagree on the common-area fee, with THB 20 and THB 40 per sqm both appearing, so the owner's latest invoice is more useful than an old portal entry.
Transport is workable but not door-to-door rail. Charoen Nakhon Road provides direct road access through Thon Buri and toward Khlong San, Sathorn and Rama III, and the project has become a recognised stop on the local corridor. The nearest BTS reference in the FazWaz profile is Wongwian Yai at roughly 1.5 km; Krung Thon Buri is also commonly used in resale advertising. That distance matters. Someone who wants to step out of the lobby and onto a BTS platform will find better fits elsewhere. Someone prioritising river frontage, larger floorplates and car or taxi mobility may see the location very differently.
As an investment, Supalai River Resort should be underwritten unit by unit. A deep active resale and rental pool is useful because it creates comparables, but it also means owners compete with one another. River views and large layouts can help a particular apartment stand out, yet they do not create a guaranteed yield. A sensible review compares the selected unit only with close substitutes by size, floor, condition and view, then tests achievable rent against vacancy, furnishing, agent fees, maintenance and common charges. That is much more informative than applying a generic 'riverfront Bangkok' return assumption.
The strongest buyer fit is therefore quite specific: someone who wants a real Chao Phraya address, larger mature layouts, a finished building that can be inspected before purchase, and enough resale stock to compare options. It is a weaker fit for buyers who want new-build warranties, contemporary common-area design, highly standardised unit specifications or rail immediately outside the entrance. Supalai River Resort is not compelling because it is new. Its case is the combination of river frontage, generous space and a well-established secondary market — provided the chosen unit and the building's legal and financial records pass a proper due-diligence review.

Ownership format
Units are marketed as freehold condominium property. A foreign buyer can register freehold title in their own name only while the building remains within the statutory foreign ownership quota of no more than 49% of the total unit area. Quota availability and the selected unit's documents must be confirmed before transfer.
