Wongwian Yai BTS gives the project a real, operating connection to the Silom Line and the Sathorn/Silom side of central Bangkok. For a full-time resident, that is a more durable advantage than a launch promotion or a future-infrastructure promise. The route can be tested today during a normal commute, which makes transport value unusually easy to verify.
A visible resale market
Because the building is mature, buyers can compare live resale and rental stock instead of relying on an old launch price. In August 2026 there is also a Richy-listed direct unit. That gives a useful choice between cheaper secondary-market opportunities and developer-held stock, with condition, title, foreign quota and transfer terms considered alongside the headline asking price.
Straightforward unit formats
The original mix is centred on studios and one-bedroom homes, with a larger two-bedroom option. Those formats are easy to understand for a single occupant, a couple or a long-term rental strategy. Current advertisements sometimes rename or resize units, however, so the best value will come from the registered layout, usable configuration and condition of the specific apartment rather than from a broker’s category label.
Maturity can be inspected
An older completed building lets a buyer see how the lobby, pool, lifts, corridors and landscaping have actually aged. Resident patterns and operational quality are also visible in a way they are not in a new launch. That is valuable if the inspection is thorough, but it also means budgeting for the possibility of future major maintenance rather than assuming that a completed project carries no building-level risk.

The building is complete, occupied and actively traded. In August 2026 the market includes both owner-led resale stock and at least one unit presented through Richy’s own reservation system. That changes the buyer’s due diligence. Construction risk is no longer the main issue; the important questions are the condition of the specific unit, foreign-quota availability, title and transfer terms, building management, and whether the agreed price makes sense against comparable stock in the same project. The development is a single 23-storey tower with 511 units, large enough to support a proper amenity package but clearly a mainstream urban condominium rather than a low-density residence.
The location sits on Bangkok’s west-central side along the Krung Thon Buri corridor, close to Wongwian Yai BTS and within straightforward rail reach of Sathorn and Silom. For a buyer who commutes to the CBD, that transport relationship is likely to matter more than fashionable branding. The surrounding district is mixed and lived-in: older local streets, shops, traffic, newer condominium towers and major road links all overlap here. It does not have the uniformly polished feel of a newly master-planned precinct, which some buyers will see as character and others as friction. A site visit at commuting hours is therefore more useful than judging the area only from a daytime map, especially if noise, pavement quality and the walk to the station are important to daily life.

Richy Place 2002 launched the project as a high-rise residential condominium. The original unit programme covered studios of roughly 26.60–27.10 sqm, one-bedroom layouts of about 29.30–39.90 sqm and a two-bedroom layout around 52.60 sqm. Current resale advertisements do not always follow those original labels. There are listings around 24–25 sqm and around 42 sqm described in different ways by brokers, including studio, one-bedroom and one-bedroom-plus wording. In a mature condominium this is not unusual: marketing labels, registered title area and later interior alterations can diverge. A buyer should therefore use the registered area and floor plan of the selected unit as the controlling facts rather than assuming that every listing label reproduces the developer’s original product matrix.
As of 27 August 2026, the lowest sale level that can be cross-checked on major public portals is about THB 2.35 million. That is a lower-market anchor, not a promise that a typical unit can be bought at that figure. The lowest listing is a small unit whose advertised size and type do not line up neatly with the original unit schedule, so its title details should be verified before treating it as a clean comparable. At the same time, Richy’s live booking system shows unit 0915 on the ninth floor: one bedroom, one bathroom, 34.84 sqm, asking THB 3.29 million, with a published THB 10,000 reservation amount. The direct unit is useful as a current primary-stock reference, but it should still be compared with resale options on total acquisition cost, condition, furniture, transfer expenses and foreign-quota status.
The common facilities are practical rather than novelty-driven. The developer presents a large ground-floor lobby, an infinity-edge pool, fitness room, co-working space, communal garden, key-card access, CCTV and 24-hour security; the garden and principal leisure level are associated with the tenth floor. This is enough for the everyday routines most residents actually use: exercise, swimming, working outside the apartment and having a shared outdoor area. The more important question today is maintenance. A facility list written at launch does not tell a 2026 buyer whether equipment, pool finishes, lifts or landscape areas have aged well. Buyers considering a long hold should inspect those areas carefully and, where available, review juristic-person finances and recent major-repair decisions rather than relying on the original amenity description.
Foreign ownership follows the normal Thai condominium framework. A foreign buyer may register freehold ownership of a condominium unit when the building has available foreign quota, with foreign ownership limited to 49% of the condominium’s qualifying unit area. The project’s condominium status alone does not confirm quota availability for a specific room, and the tenure shown on one resale advertisement cannot be assumed for another unit. Some current listings are explicitly advertised as freehold, which is useful evidence that foreign-freehold transactions exist in the building, but the selected unit still requires an up-to-date quota certificate or confirmation from the condominium juristic person before money is committed. If quota is unavailable for that room, the buyer should consider another unit or a properly documented alternative rather than assuming that freehold can be created automatically.
The project’s appeal is therefore quite specific. It offers an established building, close rail access and entry pricing that can sit below newer towers closer to the heart of Sathorn. The trade-off is the variability that comes with a mature resale market. Two apartments in the same building can differ materially in renovation quality, view, noise exposure, furniture, outstanding common charges and seller motivation. The sensible way to buy here is not to decide that the project is simply “good” or “bad”, but to judge the building and the individual unit together. For an owner-occupier or renter-focused buyer who values Wongwian Yai connectivity, that can produce a rational purchase. Buyers who want a new-build specification, uniform interiors and a fully published primary-sale payment schedule may be better served by a newer development.
