The benefit is practical rather than cosmetic: simpler vertical circulation and a smaller residential envelope, although real noise levels, lift performance and occupancy patterns can only be judged properly once the building is operating.

No studio-led mix

The confirmed plan range starts with separate one-bedroom homes rather than studios, with published areas beginning at 34.15 sqm. That gives even an entry layout a closed sleeping room, while the 74.14–82.28 sqm two-bedroom plans are large enough to support a genuine second bedroom, guest room or office.

Amenities are separated

Pools, gym, sauna, children’s space, co-working and landscaped roof areas are distributed between the residential block and a dedicated facilities pavilion. This can make day-to-day use more comfortable than concentrating every activity in one clubhouse, but unit selection should still consider proximity to lifts, pools and communal rooms.

Wongamat, not beachfront

The address is in Na Kluea within the wider Wongamat residential area, but the building is not on the beach. That suits a buyer who wants North Pattaya access and a more residential setting; it does not suit someone whose non-negotiable requirement is to walk straight from the lobby onto the sand.

Buying before handover

Completion is targeted for March 2027, so a purchase today is still an off-plan or construction-stage decision rather than a ready-home transaction. Contractual completion dates, delay remedies, fit-out specification, payment milestones and a proper pre-handover inspection matter as much as the advertised unit price.

About the project

Secret Garden Condominium is an eight-storey residential condominium under construction in North Pattaya, in the Wongamat / Na Kluea area. The scheme is consistently described as 160 units in one main residential building, with a separate three-level amenities pavilion appearing in the more detailed site descriptions. Its published address is 202 Naklua 16/3 Alley, Na Kluea, Bang Lamung, Chon Buri. Current project profiles point to March 2027 as the target completion date. That timing matters more than the launch story: a buyer is still taking construction and handover risk, so the status of the works, the contractual completion provisions and the condition at handover should be checked at the date of purchase rather than inferred from older launch material.

There is a naming wrinkle around the developer. The dedicated Secret Garden website identifies Room Factory as the developer, while FazWaz, Pearl Property, Cornerstone and several local project databases name Shuen Jit Co., Ltd. A separate market review describes Shuen Jit as operating under the Room Factory brand, which makes the two names reconcilable, but corporate registration documents were not independently reviewed for this dossier. For a buyer, the important point is not which brand appears on the brochure. The reservation and sale contract should identify the legal entity receiving funds, carrying the development obligation and transferring the completed unit.

In physical scale, Secret Garden is much smaller than Pattaya’s large high-rise condominium projects. The published project data gives eight floors, 160 apartments, a site of roughly 3,200 sqm and 46 parking spaces. Low-rise living does not guarantee silence or privacy, but it changes how the building is used: fewer residential levels, shorter vertical trips and amenities that are reachable without travelling through a forty- or fifty-storey tower. Parking deserves a separate check. The presence of underground parking should not be read as a promise that every apartment comes with an assigned bay, so a car-dependent buyer should ask how spaces are allocated and whether any right to park is written into the purchase documentation.

The official plan set is focused on one- and two-bedroom apartments rather than a studio-heavy mix. Published one-bedroom layouts include 34.15 sqm, a 35.40–42.95 sqm Type A range and a larger 46.63 sqm Type D. Two-bedroom Type E and Type C layouts are shown at 74.14 sqm and 82.28 sqm. A Type A2 one-bedroom is also displayed without a stated floor area. The practical attraction is straightforward: even the smallest confirmed plan has a separate bedroom, while the larger two-bedroom homes can accommodate a child’s room, guest room or proper home office. Buyers should still compare the actual unit drawing, columns, balcony geometry and usable furniture walls rather than choosing from bedroom count alone.

Amenities are split between the main residential building and a separate facilities structure. Published plans and project descriptions include two pools, a gym, sauna, children’s area, co-working space, lounges and rooftop landscaped areas. The detailed building description places the lobby, reception, juristic-management office, a shallow pool, children’s area and relaxation spaces in the main building, while the amenities pavilion carries changing facilities and sauna, the principal communal pool, gym and co-working area. That separation is more useful than a long marketing checklist: work, exercise, children’s play and pool use are not all forced into a single multipurpose room.

Secret Garden is also marketed as pet-friendly, which is unusual enough in Pattaya to be a genuine selection factor for some residents. One detailed local project profile limits the policy to dogs and cats under 10 kg, while FazWaz describes the allowance more broadly. This should be treated as a rule to verify, not a permanent promise from a sales page. The final condominium juristic-person regulations can govern species, size, number of animals, lifts and common-area access. Anyone buying primarily because pets are allowed should obtain the applicable written rule before committing, particularly if the animal is larger than the specific 10 kg limit published by one source.

The site sits on Naklua 16/3 in Na Kluea, within the broader Wongamat residential area of North Pattaya. It is not a beachfront building. Published sources disagree on the exact walking distance to Wongamat Beach, so a buyer will get a more reliable answer by testing the route from the actual entrance rather than relying on a quoted number of metres. The broader setting is easier to understand: it is removed from the most concentrated nightlife streets of central Pattaya but remains part of the urban road network, with Pattaya–Naklua Road providing access toward Terminal 21, supermarkets, restaurants and services. A sensible viewing should include the beach walk, the approach road after dark and traffic at the hours the buyer expects to travel.

Pricing is another area where the headline needs context. On 17 August 2026 Cornerstone displayed a 35 sqm Thai-quota unit at THB 3,251,800 and a comparable 35 sqm foreign-quota unit at THB 3,387,300. FazWaz showed project stock from roughly THB 3.62 million, while other active agents started higher. That spread is normal enough for a live off-plan inventory but it means there is no single meaningful project-wide ‘from’ price. A foreign purchaser needs to compare quota, floor, outlook, position relative to pools and road, fit-out, payment timing and transfer costs. The lowest published number is useful as a market reference only; it is not evidence that the same unit remains available to a foreign buyer.

Published ownership costs are unusually useful here because they move the conversation beyond the purchase price. Current project profiles quote a common-area fee of THB 50 per sqm per month and a one-off sinking-fund contribution of THB 600 per sqm. No total is calculated here because the amount depends on the registered area of the selected unit. Before signing, a buyer should obtain the current fee schedule and understand what the common charge covers, when billing begins, whether payment is collected in advance and how future rates can be changed by the condominium’s owners after handover. Those details affect the real annual cost of holding the apartment long after the developer’s sales campaign has finished.

The fit-out also needs to be read through the contract specification rather than the renders. The project site lists inverter air-conditioning, built-in wardrobes, balconies, separate showers and panoramic windows, while a detailed local profile also describes fitted kitchens. The broader statement that apartments are fully equipped is not precise enough to build a furnishing budget. Buyers should ask for the schedule that forms part of the sale contract: number and brand of air-conditioning units, sanitary ware, kitchen cabinets, hob, extractor, lighting, doors and floor finishes. A visualisation can show the intended mood of a room; it does not establish which appliances or loose furniture are included in the purchase price.

Unit position may matter more than a small difference in floor area. Secret Garden has a pool beside the main building, another pool in the facilities pavilion, communal areas on several levels and landscaped roof spaces. Some residents will value being close to those amenities; others may prefer distance from daytime activity. The same caution applies to views: sea or city imagery cannot be assumed to represent every apartment. For any shortlisted unit, ask for the exact floor plan, window orientation and position relative to lifts, stairs, parking access, pools and shared spaces. That is ordinary unit-level due diligence and is often more useful than comparing two apartments only by bedroom count and headline square metres.

Foreign buyers should read quota and price together. On the same current Cornerstone project page, two roughly 35 sqm apartments are displayed under different ownership labels: the lower-priced one is Thai Name and the next comparable unit is Foreign Name. That illustrates why the lowest project price cannot automatically be assumed available to a foreign purchaser on identical terms. Thai condominium law caps aggregate foreign freehold at 49% of the total unit area in the registered condominium. Before sending a reservation, the buyer should therefore obtain confirmation that the exact unit remains within foreign quota and is intended to be transferred as foreign freehold, not merely that the project in general accepts foreign buyers.

Rental management appears in the project’s service list, which can be operationally useful for an owner who will not live in Pattaya full time. It should not be converted into a yield promise. None of the material relied on for this dossier supports a guaranteed return, occupancy level or future capital gain. Actual rental performance will depend on the unit, season, asking rate, management commission, owner expenses and demand once the development is operating. If rental income is central to the purchase case, the useful document is a separate management agreement setting out fees, services, any restrictions on short stays and termination rights—not a generic management label on the amenities page.

Construction-stage buying also makes the handover procedure important. Current sources converge on Q1 2027, with FazWaz giving March 2027 as the scheduled completion month. A buyer should distinguish between construction completion, condominium registration and the actual handover of the selected apartment; they do not necessarily occur on the same day. The sale contract should make the permitted delay period, notice of completion, snagging inspection, defect correction and timing of the final payment clear. For a foreign purchaser, quota confirmation before title registration is another critical step. None of this is a judgement on the project; it is simply where the buyer’s real exposure sits before keys and title are delivered.

For the right buyer, the proposition is therefore fairly clear: a new low-rise condominium in Wongamat / Na Kluea, no reliance on micro-studios, a broad amenities programme and a scheduled 2027 handover. The more important due-diligence points sit behind that proposition. Confirm the contracting entity, current construction progress, foreign-quota availability for the exact apartment, the payment schedule incorporated into the contract and the final pet rules. If those checks come back clean, the project has a coherent residential use case. If the priority is immediate occupancy, a guaranteed private parking bay, direct beachfront access or a clearly documented three-bedroom programme, the general project brochure is not enough to support that decision.

Ownership format

A foreign buyer may hold condominium freehold only within the statutory foreign quota, capped at 49% of the aggregate unit area in the registered condominium. Current Secret Garden inventory includes units marketed under foreign quota. If foreign quota is unavailable for the selected unit, foreign freehold cannot be registered and another lawful structure, such as leasehold, would have to be considered. The remaining quota and title form for the exact unit should be confirmed before reservation.
