Project-specific resale data shows studios of roughly 35–45 sqm and one-bedroom apartments around 70–73 sqm. Those sizes support two clearly different use cases: a compact home for one or two occupants, or a much roomier apartment for longer stays.
Foreign freehold exists
The current 36 sqm studio is advertised as foreign ownership, which is relevant for international buyers. It still does not replace a quota check: the title and available foreign quota must be confirmed for the exact unit before transfer.
No construction wait
The building is already part of the established Na Kluea/Wongamat neighbourhood, so the buyer is not taking completion risk on the project itself. The decision can be based on what exists today, although the age of the building makes physical inspection more important.

The scale of the building is one of the first things a buyer should understand: several independent project profiles describe a single low-rise block with roughly 78 units and seven floors. That makes it a very different proposition from the nearby high-rise AD-branded buildings. On the resale market the name is often shortened to AD Condo Racha Residence, and that naming overlap has caused even large portals to mix inventory from different buildings.
This is an established resale property rather than a new launch. The due-diligence priorities are therefore practical and unit-specific. A buyer can inspect the actual apartment, common areas, pool, parking, lifts, building maintenance, noise and the quality of any renovation before committing. The trade-off is that there is no single current developer inventory or standardized package: price, furniture, view, condition and title status depend on the individual seller.

Across the better-aligned sources, AD Racha Residence is described as one low-rise building with a swimming pool, fitness room, parking, lift, security and CCTV. Some profiles also mention a garden, children's area and internet access. That is a functional amenity set for a small building, but buyers expecting the extensive lounges, rooftop decks, coworking spaces and resort programming found in newer Pattaya launches should set expectations accordingly. The case for this project is more about a manageable completed building and its location than about a long facilities list.
The project address is consistently tied to Soi Na Kluea 16/1, with the most specific version given as 202/17 Soi Na Kluea 16/1, Na Kluea, Bang Lamung, Chon Buri 20150. JKS Real Estate uses the same address and places the project on an OpenStreetMap marker at 12.96138, 100.88927. This part of Pattaya sits between the Na Kluea local corridor and the Wongamat residential area, with a mixture of established condominiums, hotels, shops, restaurants and beach access in the wider neighbourhood.
The lowest current resale anchor found during this research is THB 1.35 million for a 36 sqm studio on the fifth floor, advertised as foreign ownership. A separate specific to the project Euro Asia Development page shows studios around 35–45 sqm and one-bedroom units around 70–73 sqm, with a broad spread of asking prices. That variation is normal for an older resale building because renovation, furnishing, floor, orientation and ownership form can have a material effect on the seller's price. A project-level 'from' figure should therefore be treated only as a market entry point.
For a foreign buyer, ownership status needs to be checked at the unit level. Thai condominium rules allow foreign freehold ownership within the statutory 49% foreign quota of the aggregate unit area in a registered condominium. The current 36 sqm listing being marketed as foreign ownership demonstrates that foreign-freehold units exist in this building, but it does not establish the availability of foreign quota for every apartment currently on the market. Before paying a deposit, the buyer should obtain confirmation of the selected unit's title and the building's current foreign quota position.
Open-source data for this project has an unusual identity problem. Some portals attach listings on the 24th, 28th, 33rd and 34th floors to AD Racha Residence while their own project profile says the building has only seven floors. Nearby AD Condominium / AD Wongamat is a separate 35-storey development, so those high-floor listings cannot be used safely as evidence for the low-rise Racha Residence. This matters in a real transaction: a buyer searching by a shortened 'AD Condo' name can easily end up reviewing the wrong building unless the address, floor and project identity are checked together.
The age of the building is not automatically an advantage or a drawback; it simply makes the inspection more concrete. In a condominium of this generation, the current state of maintenance matters more than launch-era marketing. A buyer should look at the façade and corridors, signs of recurring water ingress, pool upkeep, lift operation and how parking works during normal occupied periods. Even the published common fee is inconsistent: two databases state THB 10 per sqm per month, while Cornerstone states THB 35. Until the condominium juristic person confirms the current rate, that number should not be built into an ownership budget. The same applies to any planned major common-area works and to outstanding fees attached to the seller's unit.
For a rental investor, the sensible approach is to underwrite the exact apartment rather than rely on a generic neighbourhood yield. A dated studio and a large renovated one-bedroom in the same building can attract different tenants, require different preparation costs and take different amounts of time to rent. Public inventory for AD Racha Residence is clearly non-standardized, with varying sizes, furnishing and asking prices. The practical sequence is therefore to confirm that the listing really belongs to the low-rise Racha Residence, verify title and foreign-quota status, inspect the unit, and only then compare the purchase price with realistic rent. Otherwise a seemingly cheap entry price may reflect the condition of the apartment or, in this particular cluster, a listing attached to the wrong AD-branded building.
AD Racha Residence makes most sense as a specific older low-rise option in Wongamat/Na Kluea, not as a generic beachfront investment product. It may suit buyers who put a completed home, a lower purchase budget and this part of North Pattaya ahead of new-build presentation. The project also demands more hands-on inspection than a standardized launch: the condition of the actual unit, common-area maintenance, legal title, foreign quota, current common charges and any renovation history should be verified before the price is judged.
