Narai's location page places Phasi Charoen MRT roughly 35 metres from the development. That is a tangible everyday advantage rather than a broad transit claim: a buyer can test the walk, road crossing, shelter and peak-hour foot traffic before deciding.

Completed and inspectable

The condominium was registered and completed in 2020. You can inspect the exact apartment, view, noise, corridor, lifts and shared areas before committing, so the main risks are no longer construction delivery but unit-level legal checks, seller identity and building management quality.

Substantial amenities

Two pools, about 2,748 sqm of landscaped garden, double-volume fitness and co-working areas, sport spaces, sauna, yoga, a mini theatre and social rooms create a genuinely broad facility set. The trade-off is scale: with more than two thousand registered units, visit during evenings or weekends to see real demand on those spaces.

The location claim is unusually easy to test in person. Narai Property's own location page places Phasi Charoen MRT about 35 metres from the project and Seacon Bangkae about 120 metres away. A buyer can therefore walk the actual route, check the crossing, traffic noise, station access and evening footfall before making a decision. That matters more than generic language about connectivity. The building is already occupied, so the due-diligence process can include the specific unit, lift lobby, corridors, parking areas, pool decks and the day-to-day condition of the shared facilities rather than relying on pre-completion renderings.

This is a high-density community rather than a boutique residence. Narai describes one project arranged as three towers of 32, 31 and 29 floors on 13 rai 3 ngan 12.3 square wah of land. Its project page states 2,047 residential units. Thailand's Department of Lands registry records 2,049 registered condominium units under registration 3/2563 dated 18 June 2020. The two figures can be reconciled rather than averaged: PropertyHub separately identifies 2,047 residential units plus one commercial unit and one office unit. The legal registered total is therefore 2,049 units, of which 2,047 are residential apartments. The practical consequence is scale. Buyers who care about quiet common areas should visit at busy times and observe lift queues, parking circulation and actual use of the pools, gym and workspaces.

The official project owner is listed as Nayara Phetkasem, with Narai Property managing and marketing the development. The condominium was registered and completed in 2020; market databases commonly report July 2020 as the completion month. The unit mix is straightforward: studios of 25-25.5 sqm, one-bedroom units of 26.5-37.5 sqm, two-bedroom units with one bathroom at 48.5-49 sqm, and 62 sqm two-bedroom units with two bathrooms. The wide spread within the one-bedroom category deserves attention. A 26.5 sqm and a 37.5 sqm one-bedroom may have the same bedroom count but work very differently for storage, working from home or a couple staying long term. Because the project is completed, there is little reason to select purely from a type label; compare several real units, their orientation, floor, condition and furniture package.

The common-area program is unusually broad for this price segment, and the official facilities page provides useful physical detail. There are two salt-water pools: an approximately 6 x 25 metre lagoon pool by Tower A and an approximately 7 x 24 metre vanishing-edge pool by Tower C. Narai also lists a level garden of about 2,748 sqm, a jogging track, playground and street-basketball court. Indoor facilities include a double-volume fitness area, boxing stage, two golf simulators, sauna and yoga room. A separate double-volume co-working zone contains meeting, library, workshop and recreation spaces. Tower A's upper-level Star Pavilion adds a mini theatre, karaoke room, private party room and sky social area. These are real amenities, but a list alone does not establish how well they are maintained or how crowded they become in a development with more than two thousand registered units. The juristic-person rules, operating hours and current maintenance standard are worth checking during a viewing.

Pricing is the point where a buyer should resist taking the first published number at face value. Narai Property's live condominium catalog, checked on 22 August 2026, still presents The Parkland Phetkasem 56 as ready to move in from THB 1.97 million, and the developer's promotion page still includes the project. At the same time, a mature resale market is clearly active. FazWaz shows multiple sale listings in August 2026, with visible asking prices around THB 2.4 million and above for many of the current entries. The THB 1.97 million figure also appeared in 2020 launch-era and completion-era material, so its continued presence on the developer's site is not enough to prove that a specific developer-held unit remains available at that price today. Treat it as a published lower anchor only. Before paying a reservation, obtain the exact unit number, identify whether the seller is the project company or a private owner, and confirm the current price, transfer costs, ownership quota and payment timeline in writing.

For a foreign buyer, the legal framework is the standard one for a registered Thai condominium. Foreign freehold is possible while total foreign ownership stays within the statutory 49% of aggregate condominium unit area, and the condominium juristic person must confirm the foreign proportion for the selected transfer. The Parkland Phetkasem 56 does not publish a live project-wide foreign-quota balance. FazWaz currently shows at least one sale listing marked Foreign Quota, but that is unit-level marketing data and cannot be treated as proof that any other unit can be transferred into foreign freehold. The legal check therefore belongs at unit level: seller identity, condominium title, juristic-person certificate, debt-free documentation and quota status should all match the apartment being purchased. The advantage of a completed project is that legal due diligence and physical inspection can happen together, with no need to accept construction risk in exchange for a long payment plan.

Ownership format

A foreign buyer can take condominium freehold while aggregate foreign ownership remains within 49% of the total condominium unit area. Foreign-quota availability must be confirmed for the selected unit through the condominium juristic person before transfer. If foreign freehold is not available, a different contractual structure is required; where leasehold is offered, the normal registered term is up to 30 years and any renewal depends on the contract rather than being treated as automatically guaranteed.
