Current resale listings put Sirin Residence at a very low absolute purchase price for Bangkok. The lowest unit found is THB 892,500, but that figure belongs to one specific resale apartment and should not be treated as a blanket project price without checking condition and terms.

This is an established resale building rather than a new launch with a large amenity deck and developer payment plan. That changes what a buyer should spend time on. Construction-timing risk is largely behind you because the building is already completed and units are trading on the secondary market. The more relevant questions are the condition of the selected apartment, the building's mechanical systems and common areas, the condominium juristic person's management, outstanding common fees, maintenance history and any upcoming capital expenditure. For an older building, a physical inspection carries more weight than the original sales brochure.

The current project profile confirms a lift, parking, security and CCTV. Older marketing copy also mentions items such as an on-site shop, Wi-Fi and cable television, but those features are not consistently confirmed by current directories, so they should not be treated as part of the verified amenity package. A buyer looking for a pool, gym, large garden or multiple recreational spaces should assume they are absent unless the site visit proves otherwise.

Unit descriptions are less tidy than the building facts. Condothai classifies the typical product as studios of roughly 27–30 sqm, while DDproperty's older project description refers to one-bedroom units in the 27–32 sqm range. Two current PropertyHub sale listings from 2026 market 28.47 sqm and 29.36 sqm apartments as one-bedroom units. The practical takeaway is to inspect the actual floor plan rather than rely on the portal label: some small Bangkok units are described differently by different agents even when the physical layout is similar.

Sirin Residence currently sits at the very low end of Bangkok's absolute purchase budget. In September 2026, PropertyHub showed a 28.47 sqm unit at THB 892,500 and another 29.36 sqm unit at THB 1.15 million. DDproperty was simultaneously showing asking prices from THB 1.15 million to THB 1.9 million. That spread should not be collapsed into a single 'project price'. This is a resale market, so asking prices can move materially with floor, renovation, furniture, legal status and seller motivation. The lowest listing is useful as a search anchor, not a promise that comparable stock will remain available at the same level.

Rental evidence is thinner. A specific to the project listing still visible through Condothai and Propso asks THB 5,000 per month for a unit of about 29 sqm, but the listing itself is marked as more than 30 days old. It is therefore better treated as a historical reference than a current achievable rent. DDproperty does not publish transaction-based rental yield data for the project. Anyone buying for income should verify several live comparable rents and then model vacancy, maintenance, common fees, furnishing and management costs rather than infer yield from one stale listing.

The location case is primarily about access to Sai Yud station on the Green Line. Tooktee gives a distance of about 0.46 km; current PropertyHub marketing uses roughly 500 metres; and a current DDproperty sale listing shows about 620 metres. The variation is plausible because portals may measure from different points or use different routes. The building itself is inside Soi Phahonyothin 67/1 rather than fronting the main Phahonyothin Road. That can make the immediate setting feel more residential, but buyers who depend on rail should walk the route themselves and check pavement continuity, lighting and rainy-season practicality.

Foreign ownership needs to be checked at unit level, not inferred from a project label. DDproperty lists the project tenure as freehold, but Thai condominium law limits aggregate foreign ownership to no more than 49% of the total unit area in a registered condominium. A foreign buyer therefore needs confirmation from the condominium juristic person that the selected unit can be transferred within the foreign quota, together with the normal title and seller checks. For a completed resale building, that unit-specific confirmation is more meaningful than a generic statement that the project is freehold.

Two historical conflicts remain unresolved in public data. Most current profiles attribute the project to Sirinthep Group, while an older Tooktee record names S.C. Pattanakarn as developer. Completion dates also vary: PropertyHub, Condothai and DDproperty's current summary use 2010; Tooktee gives 25 December 2009; DDproperty's long-form historical copy says 2012. We use 2010 because it is the most consistently repeated figure across current sources, but a buyer who wants a clean project history should verify the registered condominium documents rather than rely on portal metadata.

Overall, Sirin Residence makes more sense as a low-entry, completed urban resale property than as an amenity-led lifestyle condominium. Its strengths are straightforward: a small building, compact units, rail access and a comparatively low absolute asking price. Its trade-offs are equally clear: an older asset, limited verified facilities, inconsistent historical metadata and a resale market where the quality of the individual unit matters enormously. Buyers comfortable with hands-on due diligence may find it worth investigating; buyers who prioritise new common areas and a highly standardised ownership experience may prefer newer stock.
