The number is attractive, but the real acquisition cost depends on the individual unit's condition, seller liabilities, transfer costs and any building-level maintenance requirements.
What you see exists
Completion dates back to 1996, so buyers can inspect the actual building instead of buying a promise. The same age that removes construction risk also makes physical due diligence more important: common areas, lift condition, water systems and maintenance records deserve attention.
Yellow Line access
BaanFinder places Mahat Thai station at roughly half a kilometre from the condominium. That is a practical advantage in a residential part of Wang Thonglang, although the real walk should be tested from the building entrance rather than assumed from a map distance.
Unit-by-unit buying
There is no verified active developer inventory or reliable public unit catalogue. Prang Thip is best approached as a resale building where the exact apartment, title, foreign-quota position and physical condition matter more than project-level marketing.

Buyers are dealing with individual resale units, so the condition and paperwork of the exact apartment carry far more weight than a generic project brochure would in a newly launched condominium.
The clearest attraction is the low entry price seen in individual resale listings. When checked in September 2026, PropertyHub showed a 42 sqm one-bedroom unit at THB 800,000. An older market listing also advertised a 24 sqm studio at THB 470,000, with two adjacent studios offered together as 48 sqm. These examples are useful as evidence of what has traded or been marketed in the building, but they should not be mistaken for an official unit schedule. In an older condominium, a buyer needs to inspect how each unit has been altered, maintained and documented rather than assuming that every apartment of a similar size follows the same original layout.

BaanFinder places Mahat Thai station on the Yellow Line at roughly 0.5 km and Lat Phrao 101 at about 1 km, while Dot Property places Ladprao Hospital at around 630 metres. That can work well for an owner-occupier or budget-driven buyer who wants everyday services and rail access without paying central-city prices. The trade-off is age. A 1996 building deserves careful attention to shared systems, lifts, security, maintenance history and the condominium juristic person's finances before a low asking price is treated as the true cost of ownership.
For a foreign buyer, the legal check is also unit-specific. Thai condominium rules allow qualifying foreign ownership within the statutory foreign quota, but none of the public Prang Thip pages show how much quota is available today.
