Both buildings are eight storeys and the project contains 259 residential units. The most useful starting point for a buyer is that this is no longer a developer-led launch: SENA shows the construction progress at 100% and currently labels the scheme sold out. Buying here therefore means shopping the resale market, where the quality of the specific apartment, its title status, fit-out and position in the building matter more than the original launch package.

The location gives the project a different feel from a high-rise CBD tower. SENA places Itsaraphap MRT about 200 metres away, while the surrounding streets belong to the older Thonburi side of Bangkok rather than a newly created master-planned district. Siriraj, Wang Lang, Tha Phra and the historic areas across the Chao Phraya are all part of the wider daily catchment. That mix can work well for an owner who wants rail access without living inside one of the city's denser office corridors. It also means the immediate streetscape is local and established, so an in-person visit is useful if a buyer expects the polished environment of a newer commercial district.

At 259 units, the development is relatively contained. The two low-rise blocks make it possible to assess the project apartment by apartment rather than treating every unit as interchangeable stock. Building position, street exposure, pool orientation and floor level can all change the experience, even when two listings have the same nominal layout. This matters especially in a resale project because asking prices may reflect furniture and renovation as much as the underlying floor plan. A proper comparison should therefore start with the actual unit and its documents, not simply the cheapest price shown for the project name.

The original SENA project material sets out a clear unit mix: one-bedroom layouts around 28 and 32 sqm, a larger one-bedroom-plus format at 36.5 sqm and two-bedroom units at 50 sqm. PropertyHub carries the same core ranges. That makes the scheme more flexible than a project made almost entirely of micro one-beds. Singles and couples have several compact choices, while buyers who need a second bedroom can look at the 50 sqm format. Resale listings sometimes show slightly different registered areas, so the title deed and unit plan should be used for the final size rather than a generic project brochure.

The amenities are practical rather than resort-scale. Published project material places the lobby, co-living space, garden and service areas on the first level, with the main pool deck, children's pool and gym above. Access control, CCTV and security are also part of the scheme. Because the building is already operating, these facilities can now be judged on condition rather than on renderings. For a resale buyer, a walk through the pool area, gym, lifts, corridors and parking access is a useful part of due diligence: the way the common areas are maintained often tells more about day-to-day ownership than the original amenity list.

Recurring ownership costs are reasonably well documented. The published common-area fee is THB 57 per sqm per month. Original sales material also referred to a one-off sinking fund of THB 570 per sqm at first transfer. Those are different obligations: the management fee supports regular building operations, while the sinking fund was structured as a reserve payment on the original transfer. A resale buyer should still obtain the current fee schedule and a debt-free certificate for the exact unit because a historic launch figure does not prove that no later charges or arrears exist.

Foreign ownership needs to be checked at unit level. The project is described as freehold condominium property, but Thai law caps aggregate foreign freehold ownership at 49% of the total condominium unit area. Current resale portals show both Thai-quota and foreign-quota apartments at Niche Mono Itsaraphap. That distinction can materially change whether a foreign buyer can register freehold title to a particular unit. A cheaper Thai-quota listing is not automatically a substitute for a foreign-quota apartment, and the available foreign proportion should be confirmed with the condominium juristic person before a substantial deposit is paid.

The resale market provides a useful price range but not a single project price. A 28.42 sqm one-bedroom was updated at THB 2.9M on 20 August 2026. By early October, fresh asks were around THB 3.2M to THB 3.3M for roughly 32–33 sqm one-bedroom units, with larger and more expensive stock also on the market. The spread is expected in a completed building: size, floor, furnishing, view, renovation and quota status all affect the ask. THB 2.9M is therefore best treated as a lower market reference from a dated listing, not as a standing price for the whole development.

There is a minor timing discrepancy in public records. The original project schedule shows construction starting in July 2020 with completion targeted for December 2021. Public market records vary between 2021 and January 2022. The practical point is settled — current construction status is 100% — but a buyer who needs the formal completion or registration date should rely on the condominium registration documents rather than a portal field.

This makes Niche Mono Itsaraphap a fairly straightforward proposition to analyse: it is a functioning urban condominium near rail transit, with a known unit mix and an observable resale and rental market. It is not a purchase for someone seeking a new-launch payment plan, and there is no reason to rely on projected future construction. The decision is instead driven by the chosen apartment, foreign-quota eligibility where relevant, the current condition and finances of the building, and whether the real street environment suits the buyer's routine. Those are all items that can be inspected before committing, which is one of the advantages of buying a completed project.

Ownership format

A foreign buyer can hold a condominium unit on a freehold basis only while the statutory foreign-ownership quota remains available; foreign ownership may not exceed 49% of the aggregate unit area in the condominium. If the selected unit is outside that quota, freehold should not be assumed and leasehold is a separate contractual route. Current resale listings show both Thai-quota and foreign-quota units, so status has to be checked for the exact apartment.
