Homes range from 25.5 to 57.5 sqm. The 31 sqm one-bedroom with a 7.5-metre-wide frontage is particularly worth comparing in person because window width and room proportions can change how a small apartment feels more than the label on the floor plan.
Amenities spread across floors
The pool and gardens sit at ground level, work and view spaces occupy upper floors in both buildings, and the gym is on Building B’s second floor. The distribution can reduce crowding in one single club zone, but convenience depends on the unit’s location.
About the project
ASPIRE Itsaraphap Station is a completed AP Thailand condominium on Wang Doem Road in Wat Arun, Bangkok Yai, on the Thonburi side of the river. The project is split between two low-rise buildings rather than a single tower: Building A rises five storeys and Building B eight, with 270 residential units in total plus one shop. AP currently labels the development ready to move in and began inviting buyers to inspect the finished building in February 2026. That changes the due-diligence conversation. A buyer can now judge the actual approach road, lobby, pool court, lift journey, outlook and condition of a specific unit instead of relying on renderings. External project databases generally place completion in the first quarter of 2026, so the material risk today is not whether the building will be delivered but whether the chosen unit, ownership route, price and handover condition match the buyer’s expectations.
The address sits in an older and more local part of Bangkok than the high-rise corridors around Sukhumvit or Rama 9. AP gives the full address as 25/6 Wang Doem Road, Wat Arun, Bangkok Yai, Bangkok 10600. Itsaraphap MRT on the Blue Line is quoted at 350 metres, while the Wat Arun ferry pier is 750 metres away. The rail connection is the main transport advantage: the Blue Line runs through the old city and onward toward Sam Yan, Silom, Sukhumvit–Asok and Rama 9 without a line change. The river provides an additional way to cross toward the historic core. This is therefore a location for people who value connectedness over having a major mall directly outside the entrance. The immediate streets remain mixed, residential and institutional rather than polished master-planned retail frontage.

The western-central catchment is especially relevant to medical and education-related buyers. AP lists Thonburi Hospital at 1.5 km and Siriraj Hospital at 2.9 km, with Wang Lang Market at 2.4 km. The Old Siam Plaza is shown at 1.7 km, while ICONSIAM and Yaowarat are each around 4.8 km away on the developer’s location guide. Several established schools and universities are also within the wider old-Bangkok area. That makes the project practical for hospital staff, households with study routes across the river, and commuters who want Blue Line access but do not want to live in a dense high-rise district. Road travel still needs to be tested at the times that matter to the buyer; Wang Doem is a real urban street, and car convenience can vary sharply between off-peak and rush-hour conditions.
The scheme is relatively compact at 270 homes. AP states a site area of 3 rai 0 ngan 93.30 square wah and 105 car spaces. Those parking numbers deserve attention rather than a marketing gloss. Anyone who depends on a car should ask how spaces are allocated, whether any are fixed to units, how residents and visitors are managed and what happens during busy periods. The two buildings wrap around a landscaped central amenity court, which creates a more contained residential feel than a large podium-and-tower complex. Fewer units can reduce overall traffic through shared spaces, but privacy will still depend on the exact position of the apartment: proximity to lifts, pool-facing corridors and the upper shared facilities can matter more than the headline unit count.
The unit mix runs from 25.5 sqm studios to two-bedroom homes of 55–57.5 sqm with two bathrooms. In between are one-bedroom layouts of roughly 28–32 sqm, one-bedroom-plus plans in the 35–40 sqm range, and a 47.5 sqm two-bedroom with one bathroom. The most distinctive layout is the approximately 31 sqm one-bedroom that AP highlights with a 7.5-metre-wide frontage. A wider window line can make a small apartment feel materially different from a narrow corridor-style plan. AP also markets the 35 sqm one-bedroom-plus as a flexible layout that can be adapted for an extra sleeping or work zone. Buyers should compare actual plans side by side, because within this size range daylight, room width, kitchen placement and balcony position can matter more than whether the brochure calls a unit a studio, one-bedroom or one-bedroom-plus.
Amenities are distributed across several levels instead of being concentrated on one roof deck. The ground level includes the main pool, hydro-spa seating, landscaped sitting areas and a lounge in Building A. Building A’s fifth floor contains a sky lounge, a quieter relaxation area, co-working space, a private meeting room, an outdoor terrace oriented toward Wat Arun and a sky garden. Building B has the gym on level two, described in the detailed project review as operating 24 hours, and another work-and-lounge space on level eight. This arrangement gives residents more than one place to work or decompress, but it also means the experience differs by building. A buyer who expects to use the gym daily or wants quick access to a work lounge should check the walking route and lift access from the specific unit rather than treating every amenity as equally convenient.
Pricing needs two reference points. On 30 August 2026, AP’s live project page shows a developer starting price of THB 3.29 million, including a 31 sqm one-bedroom from THB 3.29 million and a 35 sqm one-bedroom-plus from THB 3.79 million. At the same time, FazWaz displays market listings at the project from about THB 3.054 million. Those numbers can coexist because they may refer to different units, floors, views, furnishing packages or seller types. The registry therefore uses the lower market figure only as a public market anchor, not as a developer promise. Before paying a reservation, the buyer should receive a unit-specific sheet showing the apartment number, registered area, floor, orientation, furniture package, ownership status, transfer costs, payment deadline and the exact date on which the quoted price expires.
The project is marketed and listed as condominium freehold, but foreign buyers still need to separate project tenure from unit-level eligibility. Thai condominium rules cap combined foreign ownership at 49% of the total unit area in a registered condominium. A non-Thai buyer can hold a qualifying unit in their own name only while foreign quota remains available and the required transfer documentation is in place. Public project pages do not disclose the live remaining quota for ASPIRE Itsaraphap Station. That should be checked for the selected unit before a non-refundable commitment. If foreign quota is unavailable, the legal structure is different and should be described as such; it is not acceptable to present a Thai-quota unit as if it were identical foreign freehold. Property purchase also should not be packaged as a guaranteed visa, tax outcome or investment return.
Public sales terms recorded in early February 2026 referred to a THB 5,000 reservation payment and THB 10,000 on contract signing. We did not find a current complete payment schedule for the remaining ready-to-move inventory, so those historic figures should not be treated as today’s full plan. For completed stock, the useful questions are the final balance, transfer date, furniture and appliance inventory, defects procedure, registration costs and when possession is actually available. Operating charges also need a fresh unit-specific statement. Two detailed project sources agree on a common-area fee of THB 59 per sqm per month, but they differ on the one-off sinking fund, quoting THB 500 and THB 550 per sqm. The discrepancy is small compared with the purchase price, yet it illustrates why a final closing statement matters.
Overall, ASPIRE Itsaraphap Station makes the most sense for buyers who want a finished condominium on the Thonburi side with walkable Blue Line access and a more contained scale than the city’s largest tower projects. Its strongest practical attributes are visible today: the building exists, the 270-unit scale is known, the unit plans can be inspected, and shared spaces are already built across multiple levels. The trade-offs are equally concrete. The largest published layouts stop at 57.5 sqm, there are 105 car spaces for 270 residences, the immediate neighbourhood is not a mall-led lifestyle district, and foreign-quota availability must be checked apartment by apartment. This is therefore a project to select at unit level. Building, floor, orientation, actual view, parking needs and title status can change the quality of the purchase more than the project name alone.

The largest published format. Two bathrooms make it more workable for a couple with a child, guests or two adults sharing, but buyers who need a true three-bedroom family home or a large living room will find the project’s size ceiling restrictive.
