Why this project is worth a look

Lower Sukhumvit access

Sukhumvit Soi 6 puts the building close to Nana BTS and within the dense lower-Sukhumvit core. For someone whose daily life is centred along the Sukhumvit Line, that can reduce dependence on a car. The trade-off is equally tangible: this is an active inner-city neighbourhood, so street noise and nightlife should be experienced in person rather than judged from a daytime viewing.

Unusually varied sizes

Project profiles show studios around 35–56 sqm, one-bedroom units around 56–70 sqm and two-bedroom apartments reaching roughly 150 sqm, while the resale market also contains larger reconfigured units. The choice is therefore not just between bedroom counts. Buyers can compare genuinely different living formats within the same address, including floor plates that are increasingly uncommon in newer central projects.

Real resale comparables

There are enough active sale and rental listings to compare like with like rather than rely on a single broker's projection. That is particularly useful in an older building where renovation can create large price differences. A buyer can benchmark similar floor areas, floors and condition before deciding whether an asking price reflects the apartment or simply the location.

Condition matters more

A building completed in the early 1990s should be bought through inspection, not through the project brochure. Internal services, previous renovation work and the state of common property can all affect the ownership budget. The most attractive unit may still be the right one, but the case should survive a technical and document check before price becomes the deciding factor.

Quota is unit-specific

Current listings show both Thai- and foreign-quota apartments. That means a foreign buyer cannot treat the project's freehold label as proof that every unit is available for direct foreign ownership. The juristic person's quota confirmation and the title documentation are part of the purchase itself, not paperwork to sort out after agreeing the deal.

About the project

Saranjai Mansion is an established high-rise condominium on Sukhumvit Soi 6 in Bangkok's Nana area. The buying proposition is very different from an off-plan launch: there is no construction timetable to assess and no developer price list to rely on. Buyers are choosing among individual resale apartments in a building that has operated for more than three decades. That makes the available evidence more practical in some ways — actual units, rents and asking prices are visible — but it also shifts much more of the decision onto the condition of the apartment, the building's management and the paperwork attached to the specific title.

The location is one of the clearest facts in the research. Multiple property databases place the project at 17/1 Soi Sukhumvit 6, Khlong Toei, Bangkok, while the mapped residential object sits around 13.73841, 100.55408. Nana BTS is within a short walk. What matters beyond the station count is the character of lower Sukhumvit itself: dense city blocks, hotels, restaurants, offices, nightlife and heavy pedestrian movement. A buyer who wants central Bangkok without depending on a car may find that combination useful. Someone looking for a quiet residential lane or a resort-style environment should experience the street at different times before deciding.

The core project statistics are relatively consistent. Most sources report 23 floors and 480 units. Completion is usually given as 1991, although PropertyHub and several Thai databases use 1992. The building count is less settled: DDproperty and PropertyHub describe one block, while FazWaz and PropertyScout show two buildings. The conflicting block count does not appear to represent separate phases with their own pricing or completion schedules, so this dossier treats Saranjai Mansion as one project. For a transaction, however, the precise building designation on the unit title and juristic-person records should be checked rather than inferred from an aggregator.

Age is not a footnote here; it is part of the product. In a newly completed condominium, buyers often focus on specification, warranty periods and whether the delivered finishes match the sales material. At Saranjai Mansion, the meaningful questions are unit-specific. Renovation history, plumbing, electrical work, air-conditioning, windows, water ingress and the quality of previous alterations can materially change the real cost of ownership. Two apartments with similar floor area and asking price may be very different purchases after inspection. A renovated interior is useful, but it should not substitute for checking the less visible parts of the unit.

Project profiles consistently list a swimming pool, gym, parking, security, CCTV, lobby, garden space and on-site retail or shops. These are useful facilities for an older central condominium, but their presence should not be confused with a current condition report. None of the sources used for this dossier provides an independent engineering assessment of the common areas. A buyer should therefore inspect the lifts, corridors, pool area, parking operation and entrance in person and review whether major common-property works have recently been completed or are expected. In an older building, the timing of those works can matter more than the length of the amenity list.

The resale market is broad enough to create meaningful price dispersion. As of early September 2026, active listings range from compact units around the low-THB-3-million level to large apartments above THB 10 million, with some substantially higher asking prices. That range is not a contradiction; it reflects a building with varied unit sizes and very different levels of renovation. The lowest observed asking price should therefore be used only as an entry reference. It does not describe the cost of a typical two-bedroom apartment, and it says nothing about whether a unit is suitable for foreign freehold ownership.

For a foreign buyer, quota status is transaction-specific. Thai law permits foreign freehold ownership within the statutory 49% limit, and current Saranjai Mansion listings include both Thai-quota and foreign-quota units. The important point is that a project being described as freehold does not mean every apartment is immediately transferable to a foreign name. The condominium juristic person needs to confirm the foreign ownership ratio for the selected unit before transfer. If a listing is marked Thai quota, the buyer should not assume that the status can simply be converted later without evidence.

There is also a visible rental market. Large portals carry many active Saranjai Mansion rental listings, which is useful because it gives a buyer direct comparables rather than relying on a projected rent supplied by a seller. Still, active supply is not the same as guaranteed demand. A 35–60 sqm unit competes in a different tenant pool from a 117–150 sqm apartment, and renovation quality, floor, view, furniture and lease terms can shift the achievable rent. Any investment case should be built from current competing units of similar size and condition, with vacancy, maintenance and refurbishment costs treated separately rather than hidden inside a headline yield.

Overall, Saranjai Mansion makes the most sense for a buyer who values central Sukhumvit access and is comfortable assessing an older building on its actual merits. The project can offer larger floor plans than many newer inner-city condominiums, but that space comes with more due-diligence work. The right question is not whether Saranjai Mansion is 'good' or 'old'. It is whether a particular unit, at a particular price and quota status, is supported by the title, the building's finances and a realistic refurbishment budget. That is where the outcome of this purchase will be decided.

The building's juristic-person records deserve their own due-diligence track. For an older condominium, a buyer should review the current common fee, any unit-level arrears, reserve or sinking-fund position, recent co-owner resolutions and known major common-property works. No reliable current set of those records was available in the open sources reviewed for Saranjai Mansion, so the dossier does not assume either low running costs or an absence of future capital expenditure. A lift replacement, facade programme or major engineering repair can matter to ownership economics even when the apartment itself has been fully renovated.

Ownership format

A unit in a registered Thai condominium can be held freehold by a foreign buyer within the statutory foreign quota of 49% of the aggregate unit area. Current Saranjai Mansion resale listings appear in both Thai and foreign quota, so the selected unit's quota status should be confirmed by the condominium juristic person before transfer.

Unit types & sizes

Studio
35–56 sqm
1 bathroom

The compact end of the project. Resale stock includes units around 35 sqm, but decades of individual renovation mean two studios of the same size can differ substantially in layout, finish and required work.

1 bedroom
56–70 sqm
1 bathroom

One-bedroom stock is commonly shown in the mid-50s to around 70 sqm. That gives more flexibility than many newer central one-bedrooms, although the practical layout depends heavily on how each resale unit has been altered over time.

2 bedrooms
approximately 79–150 sqm in current listings
2 bathrooms

The two-bedroom category spans very different homes, with current listings around 79–80 sqm, 117 sqm and 150 sqm. They should not be valued as one uniform product because the space, renovation budget and likely tenant profile are materially different.

PropertyHub also carries an active 214 sqm three-bedroom listing. The main project profiles usually describe the standard mix as studios, one- and two-bedroom units, so the three-bedroom format is not treated as a confirmed original unit type without evidence on whether it was purpose-built, combined or reconfigured. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms

  • Current price: From THB 3,199,900 in an active PropertyHub listing dated 5 September 2026. This is a lower resale-market anchor, not a developer price; availability, unit condition, ownership quota and final terms need to be checked for the specific apartment.
  • Completed: 1991

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: Owner-occupiers who want central Sukhumvit and short walking access to the BTS network.; Buyers who value the larger floor plates found in older Bangkok stock and are willing to judge the apartment on condition rather than project age alone.; Resale buyers who want a substantial pool of direct comparables and can inspect both the unit and the common areas before committing.; Foreign buyers when the selected apartment is confirmed within the foreign quota and the juristic-person documentation supports transfer.; Investors prepared to use live rental comparables and budget separately for refurbishment, vacancy and ongoing building costs rather than rely on a headline yield.; may not suit: Buyers who specifically want a new building, developer warranty coverage and minimal immediate refurbishment exposure.; Anyone seeking a quiet resort-like or low-intensity family neighbourhood; Sukhumvit Soi 6 sits in the active Nana district.; Buyers unwilling to verify quota status, juristic-person records and unit-specific documentation before paying a material deposit..

What we confirm before booking

A short, specific to the project list. We request these from the developer and go through them with you before any payment.

  • the title format and what is registered against the unit
  • the contractual handover date in the SPA — the page shows the date from the project’s materials
  • the contractual area of the chosen unit, and which basis it is measured on
  • which amenities are fixed in the SPA annexes

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • The original developer is not verified by a primary document. FazWaz and Hipflat label the developer as Saranjai, some syndicated descriptions within the same data ecosystem mention Sansiri, while DDproperty lists the developer as unavailable. No verified legal developer entity was found in the open sources reviewed.
  • The block count conflicts: DDproperty and PropertyHub show one block, while FazWaz and PropertyScout show two buildings. The 23-floor and 480-unit figures are much more consistent, and no separately marketed phases were identified.
  • Completion is reported as either 1991 or 1992. The registry uses 1991 because DDproperty, FazWaz, PropertyScout and several other databases agree on it; PropertyHub and some Thai directories use 1992.
