Why this project is worth a look
A distinct accommodation idea
Small private apartments sit alongside a much wider shared wellness programme. That is a genuine product distinction, although guests will judge it by operating quality rather than by the brochure's list of proposed equipment and treatments.
About the project
The name Luma Biohacking Ubud appears on Sunny Holding's own project pages, while property agents often shorten it to LUMA UBUD. Some sales descriptions still refer to Sunny Family Ubud. All three labels point to an apartment development in the Ubud area of Gianyar, Bali. It must not be confused with Luma Biohacking Resort in Uluwatu, a different Sunny project with a separate location, room inventory and construction schedule. That distinction matters when looking up floor plans, completion promises or paperwork: promotional material for the Uluwatu resort cannot establish what will be delivered in Ubud.

A buyer here is considering a residence built around shared wellness facilities rather than a conventional apartment block with a pool. The proposition combines compact private accommodation with spaces for exercise, rest and guided wellbeing activities. A project-specific website describes studios measuring 44 sqm and one-bedroom apartments from 61 to 76 sqm. Those formats could work for a solo owner, a couple or guests making an extended Ubud stay, but there is no documented two-bedroom offering to rely on. Room configuration, storage, outdoor space and privacy still need to be assessed on the drawing for the actual unit, not imagined from generic interior visuals.
The published room count needs care. Sunny's main project listing says 30 apartments, while its more detailed page separately names 15 studios and 18 one-bedroom apartments. Balinsky and Realting each publish 33 units; Rise Real Bali's developer summary shows 36. These are not four independently verified measurements of a finished building. They are competing sales descriptions. The public record does not resolve whether the different numbers reflect a revised scheme, a classification change or an older plan. A dated unit schedule and approved drawings would settle the question. Until then, the two accommodation formats are clearer than the final inventory.
Wellness is a substantial part of the proposed product. Sunny describes a pool, thermal area, sauna, hammam, yoga and fitness rooms, massage spaces, lounges, an open-air cinema and a small children's area. It also advertises longevity-oriented programmes and more specialised wellness interventions. Those are developer proposals, not evidence that the services are licensed, staffed, operating or included in an owner's service charge. A facility-rich building can be enjoyable to use, but the facilities also need maintenance, trained personnel, sensible booking rules and sufficient paying demand. Prospective owners should look at that operating reality, not merely the length of the amenity list.
As of 16 October 2026, Sunny Development Group categorises Luma Biohacking Ubud as under construction. The dedicated website places construction completion in Q2 2027, and several agency listings also point to 2027. Some other marketing pages retain 2026 handover claims, however, and agents' progress indicators are not consistent. A construction percentage is not evidence of handover, and a target quarter is not an occupancy permit. There is no publicly reviewed completion certificate, unit handover protocol or SLF for this development in the material used for this dossier. Anyone planning around a fixed move-in date should treat the schedule as a target until the contractual delivery terms and documented milestones are available.
Ubud is an inland choice. Buyers seeking beaches immediately outside their door will need a different location; those interested in Bali's cultural scene, restaurants, walking routes and yoga-oriented activities may see the appeal. Sunny positions the development in central Ubud and gives short distances to the Monkey Forest, Ubud Palace and the art market. A Realting entry goes further and names Jalan Raya Pengosekan, but the exact plot has not been independently tied to that address. For that reason, this dossier does not turn a loose map reference into GPS coordinates. The road entrance, surroundings, access and land boundaries must be evaluated using the project parcel itself.
The public price picture is uneven. Sunny's catalogue offers prices on request, while an agent listing updated on 10 July 2026 advertised a 44 sqm unit at USD 155,000. Other advertised one-bedroom examples were USD 235,000 or USD 245,000. Such figures are historical asking prices, not live stock confirmation. There is also a room-type discrepancy: a 44 sqm layout is called a studio on the project website but labelled one-bedroom in a Balinsky unit listing. A buyer needs a numbered floor plan and unit-specific offer showing internal and external area, inclusions, taxes and the legal interest on sale before comparing price per unit with alternatives.
Ownership language deserves equal scrutiny. Agencies market the project on a long contractual lease basis, but the published terms vary between 30 and 31 years, sometimes accompanied by an end year of 2056. The underlying land certificate, the named lessor, the date from which the term starts, renewal provisions and the executed agreement have not been made available in the public sources checked. A lease is not an Indonesian freehold land title, and an extension is not automatic merely because a longer total period appears in a sales pitch. The relevant parties and enforceable rights need to be established from the proposed transaction documents.
The management model may ultimately be as important as the apartment. A project-branded website mentions S-Class Property Management and Betterplace as operating partners associated with Sunny developments. Sunny also says that professional partners manage properties across its wider portfolio. Neither statement is a signed Luma Ubud operating agreement. Fees, owner-use nights, short-stay permissions, maintenance reserves, reporting and termination rights are not clear in the public materials. Promotional yield estimates therefore tell us little about what any given owner could retain after costs. Without these details, the building is easier to describe as an accommodation concept than as a proven rental business.
Luma Biohacking Ubud offers a recognisable idea: smaller Ubud apartments supported by a broad programme of shared spaces. Its developer branding and active construction status are well supported; its final unit schedule, exact parcel, legal package and completed operating terms are not. That is a meaningful distinction for a purchaser. It is reasonable to explore the project, compare layouts and request a full offer. It would be premature to treat the marketed return, the indicative lease wording or a planned completion date as outcomes already secured.
Unit types & sizes
The project-specific site presents 44 sqm as a studio. This could suit one resident or a shorter retreat-oriented stay, especially for someone expecting to use the communal facilities frequently. Yet gross area does not show kitchen specification, workable desk space, storage or natural light. A Balinsky listing describes a 44 sqm unit as one-bedroom instead, so it is not safe to assume both sources use the same room classification. The signed unit schedule and its numbered floor plan should resolve the discrepancy before any comparison of unit prices.
Get floor plans and current pricesThe advertised one-bedroom range is 61–76 sqm. A separate sleeping room may be better for longer stays or couples, but the size range is too wide to assume identical living space, storage or outlook. Individual agency listings show 66, 73 and 76 sqm examples on different floors, with different asking prices. Those are examples of marketing stock, not an available-unit schedule. The offer for a chosen apartment should state the exact plan, level, included fit-out and any restrictions on owner occupation or letting under the operator's programme.

Best for: Someone planning weeks or months in Ubud and likely to use shared exercise and relaxation spaces regularly may find the concept appealing. A compact studio can make sense if the actual plan handles everyday basics well. The kitchen, storage, noise isolation and access to shared areas matter more for longer stays than a broad statement about a premium lifestyle. None of those unit-level details should be assumed without the relevant floor plan and specifications.; A buyer who wants occasional personal use as well as the option of renting out a unit may want to compare the one-bedroom layouts. But an operator-led residence may come with limits on personal-use dates, guest access, furnishing choices and independent letting. These details shape the experience and the economics. A brochure showing a pool and hotel-style services is not a substitute for an owner-use and management agreement.; An investor willing to analyse the operation behind the brand can examine whether the wellness positioning genuinely supports guest demand. That means understanding staffing, maintenance, specialist services, marketing costs and the operator's share of revenue. It also means comparing achievable room rates with local alternatives, then allowing for downtime and repairs. A claimed percentage return, especially before the building is operational, is not enough to establish an investment case.; Buyers comfortable with off-plan due diligence may still have a workable path forward. The published apartment types, branded developer connection and example prices give them a basis for initial comparison. The next decision should depend on a dated unit offer, a clear land and lease package, permits, payment protection and an identifiable contracting party. The project becomes more or less suitable as these documents answer concrete questions, rather than merely as its marketing campaign develops.; Anyone needing a ready-to-occupy apartment on a firm near-term date should be cautious. Luma is still described by the developer as under construction, and the 2027 target is not a handover record. Public sources reviewed here do not establish binding delay remedies, a completed operational certificate or an unrestricted move-in date.; It is also a poor match for someone who requires direct Indonesian land freehold in their own foreign name, or an unconditional lease extension. The marketed transaction is described by agencies in contractual lease terms, but the land certificate, exact lease commencement and enforceable extension clauses are not publicly available. Those rights cannot be inferred from sales language.; A passive investor expecting a fixed net yield without reading an operator agreement has too little information. The proposed services may create an attractive guest experience, but they also introduce ongoing costs and operational dependencies. Rental rights, management deductions, maintenance reserves and owner-use restrictions could all alter the result, and none is settled by the advertised headline projections.; Finally, beach-first buyers may simply be shopping in the wrong part of Bali. Ubud offers an inland setting rather than coastal convenience. The difference is not a minor journey-time detail; it changes how an owner or guest will spend ordinary days. That preference should be settled before debating incentives or promotional price reductions.; may not suit: .
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- Unit inventory is inconsistent: Sunny markets 30 apartments, while another section of its project page lists 15 studios and 18 one-bedroom units; Balinsky and Realting state 33, and Rise Real Bali states 36. An approved unit schedule has not been reviewed. The 44 sqm layout is described as a studio on the project website but one-bedroom in a Balinsky listing. The land certificate, title holder, contracting seller, unit-level lease and project-specific PBG/SLF documentation have not been reviewed. Agencies quote 30- or 31-year contractual lease terms, sometimes ending in 2056; commencement and renewal provisions remain unverified. A broker's 'none' permit flag is not evidence that an official permit does not exist. The exact parcel and GPS coordinates are unverified. Realting gives Jalan Raya Pengosekan, 108, without documentary confirmation from the project. A dedicated site targets Q2 2027, while some broker texts still mention 2026; binding handover dates and a signed management agreement for Luma Ubud were not available.
