Sunny Ubud Family Resort
Sunny Ubud Family Resort should be assessed as a project in transition rather than a fixed package of family-hotel amenities. Sunny Development Group now markets its Ubud development as Luma Biohacking Ubud.

Why this project is worth a look
A different Ubud stay
The development targets an inland cultural and retreat setting rather than a beachfront holiday. That is a legitimate hospitality concept, but its pricing and length-of-stay assumptions need their own evidence rather than borrowed coastal rental projections.
A repositioned guest offer
Children’s facilities remain visible, while the latest marketing is centred on recovery and wellness services. The concept could differentiate the property, provided the eventual operator can deliver it at a sustainable cost.
Small units, shared value
The displayed choices start with a 44 sqm studio and extend to larger one-bedroom apartments. The success of those homes for both personal use and renting depends heavily on the real quality and accessibility of the promised common facilities.
A traceable development brand
Sunny Development Group acknowledges the Ubud project and its construction status. This is stronger than an unidentified broker listing, but it does not resolve the project company, land interest, unit contract or operating permits.
About the project
Sunny Ubud Family Resort should be assessed as a project in transition rather than a fixed package of family-hotel amenities. Sunny Development Group now markets its Ubud development as Luma Biohacking Ubud. The former Sunny Family Ubud name still appears within the developer’s own Luma page, while property agencies link the Sunny and Luma labels to the same apartments. This gives a credible basis for treating the names as one development, not multiple neighbouring resorts. It also changes what a buyer should evaluate: the latest proposition emphasises wellness, recovery and longevity experiences more than the children-first positioning found in older sales material.

The underlying property offer is a collection of studios and one-bedroom apartments with shared resort-style facilities, rather than villas or individual free-standing homes. Owners would be relying on common spaces and, potentially, a coordinated operating business to make the small accommodation units work for guests. A dedicated pool, lounge or exercise studio can make a compact apartment feel more useful. Yet the appeal of these facilities comes with recurring costs, access rules and management responsibilities. The apartment and the operating business are different parts of the purchase decision, and evidence for one does not automatically establish the other.
There is a material inventory discrepancy. The current developer page carries a headline figure of 30 apartments but also mentions 15 studios and 18 one-bedroom apartments, without a reconciled schedule of units. Balinsky publishes 33 units; Rise Real Bali lists 36. An older Sunny Ubud Family Resort advertisement even includes two-bedroom layouts, whereas the newer Luma sales site describes studios and one-bedroom accommodation only. No source reviewed provides a definitive, approved unit schedule that resolves the differences. A buyer needs the latest floor plans, numbered inventory and the identity of the exact lot being reserved, not a total assembled from inconsistent advertisements.
The clearest currently displayed floor-area options are a 44 sqm studio and one-bedroom layouts of 61 sqm and 76 sqm. These are advertised sizes, not a verified statement of net usable internal floor space. A Balinsky listing calls a 44 sqm unit a one-bedroom apartment, which is inconsistent with the studio label on the Luma promotional site. That matters far more than terminology for someone planning to work remotely or stay with a child: a bedroom behind a door is different from a sleeping area in an open room. A dimensioned plan should identify the balcony or terrace, bathroom, kitchen, storage and any area that is sold but not fully usable as living space.
Ubud is the confirmed destination, within Gianyar Regency on Bali. The developer supplies a map link for Luma Biohacking Ubud and we have retained its approximate pin, but a map marker is not proof of legal parcel boundaries. The named street is less certain than the neighbourhood: the English Bali.RealEstate entry gives Jalan Raya Pengosekan, while its Russian counterpart refers to a street in Peliatan for the same project reference. We have not adopted either as a definitive postal or land-registry address. Before an inspection or agreement, the parcel plan, entrance, building footprint and access road should be matched against the developer map and title papers.
This is an inland Ubud proposition, and it should not be compared with a beach apartment as though the same guests want the same experience. Ubud’s cultural attractions, galleries, restaurants, yoga venues and retreat scene provide a plausible audience for wellness-led stays. They do not establish how many paid nights a particular apartment will achieve. For long-stay residents, noise, road access, parking and practical walking routes can be as important as the destination label. Proximity claims on sales pages are useful clues for an in-person visit, not verified door-to-door walking times or assurances about the immediate surroundings.
The new concept proposes a substantial range of shared amenities: pool, terrace, open-air cinema, children’s area, yoga and fitness spaces, spa and thermal facilities. Sunny Development Group also promotes a wellness centre associated with TOPGYM & TOPSTRETCHING and describes an extensive programme of recovery-related experiences. Those descriptions demonstrate the intended positioning; they do not verify a fully appointed operating team, medical permissions, equipment delivery dates or pricing for individual services. A buyer who expects income from spa activity would need to establish whether that revenue belongs to apartment owners, a separate operator or another contracting company.
Construction is described as ongoing by Sunny Development Group in its October 2026 public material. A Luma marketing website gives the second quarter of 2027 as its planned construction finish; Bali.RealEstate publishes the same quarter for Sunny Ubud Family Resort. An older agency listing specifies the third quarter of 2027 instead. We therefore record 2027 as an indicated target year rather than present either quarter as a guaranteed handover. Physical completion, permission to occupy, furnishing, operator mobilisation and contractual delivery can happen on different dates. The contract, not a marketing calendar, must define the milestone that triggers any final payment.
The payment terms are similarly unsettled. The newer Luma sales website shows 30% payable upon signing and the remaining 70% through instalments. Earlier Sunny-branded listings advertised 25% initially and 75% thereafter. These may represent changing sales campaigns or different intermediaries; the public sources do not explain the difference. An enforceable payment schedule needs dates, a named recipient, consequences for a delay, termination provisions and a clear refund mechanism. An offer of interest-free instalments tells a buyer almost nothing about whether deposits are segregated or how disputes would be handled.
A live-looking advertised starting point is USD 155,000 for a 44 sqm unit, with Balinsky recording a price update on 10 July 2026. Another portal shows a 44 sqm studio at USD 169,000. Neither is proof that a specific unit remains available in October 2026, that both advertisements describe an identical legal interest, or that the advertised figure is the buyer’s all-in cost. Taxes, document fees, transfer charges, furnishing, management setup and possible agency fees need to be identified through an itemised offer. We have not manufactured a price per square metre or converted the advertised USD amount into rupiah.
Tenure is the largest unresolved issue in the public material. Balinsky presents a 30-year contractual leasehold; Rise Real Bali uses 31 years ending in 2056. A starting year, expiry date, renewal clause and identity of the lessor can make two superficially similar leasehold offers economically very different. The underlying land certificate, current right holder and draft unit agreement were not available for review. One aggregator applies a freehold label, but that is not legal evidence and cannot override Indonesian restrictions on foreign land ownership. Hak Milik is an Indonesian ownership title that a foreign individual cannot directly take in their own name; Hak Pakai and Hak Guna Bangunan are distinct statutory interests, while a lease is a contractual arrangement. Which of these actually supports the buyer’s rights here remains to be documented.
Construction and operational permissions require the same separation of concepts. Indonesia’s PBG is the building approval process, whereas an SLF certifies that the finished building is fit for its intended use. We did not see project-specific copies of either, nor an authoritative parcel-level zoning or operating permission for the resort and wellness activities. That absence from public research is not evidence that an application was rejected or that a certificate does not exist. A hotel-style marketing name is not a substitute for proof that the contemplated guest accommodation and specialist facilities may lawfully operate on the particular site.
For an investor, the financial question is how the hospitality model performs after the full range of costs. Occupancy, nightly rates and wellness-package take-up would have to be tested against payroll, utilities, cleaning, repairs, booking platforms, management fees, operator incentives, insurance and taxes. None of the promotional return figures reviewed can be adopted as an independent forecast. Personal-use rights deserve equal attention: an owner might want extended stays during the same periods when the operator expects its highest revenue. The agreement should clarify how owner nights, cancellations, furnishing standards and the use of shared spaces affect net proceeds.
An exit strategy deserves to be in the first conversation, not the last. A prospective buyer should know whether the agreement is assignable, whether the operator has consent or fee rights on resale, how remaining lease years are calculated and what information a future purchaser will receive. A studio in an appealing location can still be difficult to sell if the contractual right is unclear or the commercial business behind the resort fails to develop. The current evidence supports describing Sunny Ubud Family Resort / Luma Biohacking Ubud as a genuine Sunny-branded Ubud project under construction, but not presenting its land tenure, approved unit inventory, completion date or future rental return as verified.
Unit types & sizes
The current Luma promotional site calls the 44 sqm format a studio; a Balinsky offer markets a 44 sqm unit as one-bedroom. A numbered floor plan and area schedule are needed to determine the actual layout and what the quoted area includes.
Get floor plans and current pricesListed as a one-bedroom option on the Luma sales site. The headline size does not establish internal net area or what part, if any, is outdoor space. Room separation, kitchen specification and furnishing should be checked against the selected unit documents.
Get floor plans and current pricesThe 76 sqm format appears in the current project range and in a separate broker listing. The additional space may suit longer stays, but the room plan, balcony allowance, furnishing and real unit price must be assessed individually.
Get floor plans and current pricesPrices are the lowest the brokerage boards publish as of October 2026, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The development is marketed in Ubud, Gianyar Regency, Bali. Sunny Development Group provides a map marker, but this is not a surveyed parcel boundary.
- The published street references differ between Pengosekan and Peliatan. Neither should be treated as the definitive legal address until title documents and access plans are matched.
- This is an inland cultural and retreat location. Day-to-day walking access, road conditions and neighbourhood noise deserve a site visit rather than reliance on promotional distance claims.

Best for: A buyer who wants occasional access to a compact home in Ubud and values shared facilities more than the privacy of a standalone villa. The usable layout, owner-stay privileges and ongoing service charges will matter more than the number of amenities on the marketing page.; An investor comfortable with a hospitality business that still needs to prove its operating model. Such a buyer should insist on a transparent management agreement, including the fee structure, operator obligations and treatment of ancillary wellness income.; A patient purchaser able to evaluate a project under construction and complete document-based due diligence before committing significant funds. The recognised developer brand helps identify the scheme, but it does not eliminate the contractual and permitting work.; may not suit: Not suitable for someone requiring immediate occupation, an already operating wellness resort or a contractual rental guarantee supported by reviewed documents.; Not suitable for a foreign buyer seeking straightforward personal freehold title to the land or an assumed automatic lease renewal; neither follows from the material examined..

- The legal site address is unresolved: English and Russian versions of the same Bali.RealEstate project card place it around Pengosekan and Peliatan respectively. The developer map pin does not prove a parcel boundary. Q2 2027 appears in newer material, while an older advertisement says Q3 2027.
