It is a large compound. Towers A, B, C and D rise to 14 storeys, while Building E has 8 storeys, with 1,176 residential units in the official project and registration material. That scale is part of the product. It supports an amenity programme that would be difficult to justify in a small building, but it also means this is not a low-density or highly private condominium. An independent completed-project review lists 406 parking spaces, around 34% of the unit count excluding tandem spaces. The address works best for people who use more than one mode of transport. Noble’s corporate documents describe access from both the Vibhavadi Rangsit and Phahonyothin sides. The developer places Don Mueang Airport at about 3.7 km and the Don Mueang Tollway at about 3 km. Rail access is split between the Red Line around Don Mueang and the BTS Green Line toward Yaek Kor Por Aor, and Noble advertises a shuttle to Yaek Kor Por Aor station. That gives the project several ways to move around northern Bangkok, but it is not a true walk-out-of-the-lobby rail project. Anyone planning to commute primarily by train should time the full door-to-platform journey rather than relying on a broad “near two lines” description.

The amenity package is the most distinctive physical feature. Noble states more than 3,600 sq.m. of shared space, organised into eight zones with 26 activities or functions. Confirmed facilities include swimming areas, fitness and training rooms, rock climbing, a golf simulator, game and play areas, music and theatre/karaoke rooms, co-working and library space, a shared kitchen and bar area, salon facilities, children’s zones and outdoor recreation. A sky jogging route connects the rooftops of the four 14-storey towers. This matters because most of the private units are compact: residents are effectively buying access to a much larger set of usable spaces than the apartment alone provides. The trade-off is that maintenance quality and the condominium juristic person’s management become especially important when so much of the lifestyle proposition sits outside the front door.

The unit range is compact and straightforward. Published plans run from 20.7 to 48.5 sq.m. across five core types: a 20.7 sq.m. studio, 24.6 and 30.4 sq.m. one-bedroom layouts, a 34.8 sq.m. one-bedroom-plus plan and a 48.5 sq.m. two-bedroom. The two-bedroom plan has two bathrooms and separated bedroom positions, while the 30.4 sq.m. type appears in two kitchen arrangements. Project materials emphasise wide-frontage planning and furnished delivery; independent descriptions list built-in kitchen furniture, wardrobes, bed, sofa, dining furniture, digital door lock and air-conditioning in the original package. Resale stock may have been altered, upgraded or stripped back, so the package attached to a current listing matters more than what the first purchaser received.

Pricing needs context. Noble’s live catalogue still displayed an entry price of THB 1.19M when checked on 30 August 2026, while active resale portals were showing available units from roughly THB 1.75M upward. That spread should not be read as automatic arbitrage. A developer headline can be tied to a narrow batch, particular unit, floor or campaign condition. More importantly for foreign buyers, the project page says its promotional terms apply to Thai citizens and foreigners holding a Thai work permit. THB 1.19M is therefore a useful lower promotional reference, not a universal acquisition budget. Before treating it as a real purchase price, the buyer needs the exact unit number, sale package, eligibility, transfer timing and all compulsory charges.

The ownership position is clearer than it is in an unregistered off-plan scheme, but it is still unit-specific for a foreigner. The project is a registered condominium and an independent appraisal prepared for Noble refers to condominium unit title deeds, Or.Chor. 2. Under Thai law, foreign buyers may own condominium units freehold only while foreign ownership remains within the 49% quota measured by aggregate unit area. For someone working at the airport, along Vibhavadi Rangsit, or in the northern suburban employment belt, this may be more useful than a central-city address with a longer daily commute.
