Why this project is worth a look

Small by design

Five separate villas create a more private setting than a large resort block. Individual pools and terraces are genuine features, although privacy, sightlines and noise will still vary between the individual homes.

About the project

Loyo Villas Ubud is a finished, five-villa retreat built around private pools and a lush hillside setting. There are three one-bedroom homes and two with two bedrooms. Rather than selling the scale of a resort, the development offers a small collection of self-contained places to stay, each with its own outdoor space. The distinction matters now that the buildings have been completed: prospective buyers can look beyond plans and projections to see a functioning hospitality property. Guest stays are publicly listed, and the complex appears in its developer’s completed-project portfolio. None of that, on its own, establishes the legal rights attached to a purchase.

The project is described as completed in 2025; third-party listings specify February of that year. There is useful evidence beyond a stated completion date. Booking.com advertises both bedroom categories, publishes guest feedback and identifies Loyo & Bondar Management as the accommodation manager. The group’s own booking business also includes Loyo Villas in its operated portfolio. Those signs support a finding that the buildings are in use. They do not establish that the building’s SLF, the Indonesian certificate confirming fitness for occupancy, has been issued. Balinsky refers to an SLF application, but an actual certificate has not been reviewed.

Despite the Ubud label, the address used by accommodation platforms is Jalan Raya Tegallalang, in Gianyar Regency, north of the town’s central tourist streets. It is an Ubud-area location, not necessarily a walk-to-everything address. The appeal is the vegetation and retreat atmosphere; the corresponding compromise is reliance on transport for many everyday outings. For regular stays, access road conditions, evening travel and journey reliability may outweigh an attractive headline distance. The publicly available information does not establish the villa compound’s precise cadastral position, and different map services place the site differently. No parcel-level coordinates should be treated as verified at this stage.

The one-bedroom model is best understood as an intimate holiday home: a separate bedroom, an indoor living and dining setting and a private pool terrace. It can work for a couple, a solo visitor or occasional owner stays without the upkeep of a larger residence. The two-bedroom version broadens the guest mix to small families or friends sharing a trip, yet it is still a compact villa rather than a house designed around children’s facilities, multiple offices or a large garden. On the developer’s current page, both configurations have two levels. Advertised house areas are 142 sq m for one bedroom and 163 sq m for two; those figures should not automatically be treated as net interior floor area.

The infinity-edge pool is the most recognisable feature of Loyo Villas. It changes the experience of a stay because guests do not have to leave their villa to sit beside the water or enjoy the outlook. It also changes the owner’s maintenance obligations. Hillside drainage, pool waterproofing, humidity control, weathered exterior finishes and safe service access warrant a closer look than they would in a conventional apartment. A finished project lets buyers inspect these things, ideally after heavy rain rather than only during a sunny viewing. Views also need to be assessed villa by villa: a photograph from one terrace cannot establish what every purchaser will see or whether the outlook is protected.

The developer behind the project uses the LOYO & BONDAR name, alongside LB Group and earlier LOYO Development branding. An older project page calls the development LOYO Villas I. Its five-unit count, bedroom split and jungle-facing pools align with the current Loyo Villas listing, making these names identifiable as the same scheme rather than separate phases. This is not Jungle Flower Villas or Ubud Dream, two other products in the group’s Ubud portfolio. Buyers should also distinguish the commercial brand from the entity that would sign a contract: a corporate name printed in a website footer is not proof of ownership of this particular site or authority to transfer lease rights.

Inside the accommodation, guests are offered air conditioning, a kitchen, a dining area and furnished living space. Parking and Wi-Fi are also shown in the hospitality listing. Earlier sales material described a wellness-oriented LOYO Relax concept, including on-request yoga, spa treatments, restaurant bookings and experiences arranged through a concierge. It would be a mistake to translate that entire service menu into a promise of free owner entitlements. A guest may pay separately for some services; others may fall within the management fee or require advance notice. Any furnishings, appliances or staff services included in the property being sold should be specified in the sale and operating documents.

An established operating team is an advantage over a newly announced villa project. The wider LB management business describes staff, housekeeping, maintenance and rental operations; Loyo Villas itself has an identifiable booking presence. Yet a live booking page is not an owner income statement. Its nightly rate says little about what remains after platform fees, housekeeping, pool servicing, replacements, marketing, taxes and management charges. The most useful evidence for a buyer would be monthly statements for the exact villa under consideration, showing both occupied nights and money transferred to the owner. It should be possible to distinguish gross booking revenue from the amount the owner actually keeps.

Land measurements are a more consequential uncertainty than the wording of a price advertisement. The newer official project page gives a land area of approximately 109 sq m for either villa type, together with house figures of 142 and 163 sq m. An older official LOYO Villas I page described a two-bedroom home as having 230 sq m of land and 100 sq m of house space. Other agency listings combine the older land figure with the newer building figures. These are not numbers to average or reconcile by guesswork. The final purchase documents should identify the relevant plot, floor plan, pool, terraces and shared access areas, with a clear definition of which measurements are internal, built and land areas.

Pricing needs to be read as a set of dated offers rather than a single fixed value. The developer’s website advertises an entry point of IDR 3.9 billion for the one-bedroom layout and IDR 4.9 billion for the two-bedroom version, alongside separately published US-dollar figures of $240,000 and $300,000. A current FazWaz display shows higher IDR asking levels of roughly 4.29 billion and 5.37 billion. These are not calculations derived from a currency conversion. Differences can reflect changed pricing, different sale units or different inclusions. The sources do not establish that an unsold villa is available at the developer’s lowest headline price on 16 October 2026.

The principal legal question is what the buyer acquires. Public offers for Loyo Villas describe a long-term lease with a 25-year term, while one agent markets it as 25 years plus a possible further 25. Without the proposed agreement, the second period cannot be taken as guaranteed. It is also necessary to know when the first term begins, who grants the rights, how transfer to a new owner works and whether an extension price is fixed or left for later negotiation. Since the property has already been operating, the remaining contractual period may be shorter than the headline term. This affects its value today and its saleability years from now.

Indonesian land law distinguishes Hak Milik land ownership, Hak Pakai rights of use, Hak Guna Bangunan building rights and private lease agreements. They are not interchangeable. In particular, foreign individuals cannot simply receive Hak Milik land title by purchasing a villa. A third-party listing labels this development “freehold”, but other listings consistently describe it as leasehold; the freehold label cannot be accepted without title documents and a verified transaction structure. The specific underlying land right, registered holder and contracting parties remain to be confirmed. Foreign buyer eligibility must be judged against the actual legal arrangement rather than against generic Bali property advertising.

Regulatory paperwork is a separate issue from legal tenure. Indonesia’s PBG process concerns building approval, while an SLF confirms that a completed building is fit for use. Neither the approval documents nor a verifiable SLF for the individual Loyo Villas site were available in the reviewed material. Booking.com displays property licensing numbers, but that platform statement does not independently establish what each registration covers, or whether the villa’s intended rental operation is properly authorised. Similarly, an agent’s reference to a “yellow” land-use zone is not an official zoning determination. These matters require a parcel-specific documentary answer.

The resale story is tied to both the building and the clock running on its lease. A buyer several years from now will assess the term legally remaining, the condition of the pool and structure, any transferable operating rights and the cost of negotiating additional years. That is a different question from what the villas may have been worth before completion. Early developer projections of annual return used assumptions about nightly rates, occupancy and operating costs; they are not audited results for all five units. A workable investment case should survive a conservative review of actual statements, maintenance needs and potential periods without bookings.

For a buyer intending to keep the home in a rental programme, the management agreement deserves almost as much attention as the land contract. Personal-use nights, booking notice, rate-setting authority, guest damage, capital repairs and replacement furniture should all be clear. The operator should explain who holds the guest booking accounts and whether the owner receives detailed performance data. Otherwise, an apparently hands-off investment can leave the owner dependent on a single management company without enough visibility into expenses or control over a change of operator. Established guest reviews are encouraging evidence of service, but they do not resolve those contractual questions.

Loyo Villas makes the most sense for someone who wants a private-pool base in the greener Ubud area and values the possibility of inspecting a finished, guest-tested property. The small scale and existing operator are tangible features. Buyers wanting a large estate, resort-style communal facilities or a central, pedestrian-friendly address may be disappointed. The decision ultimately turns on a narrower set of evidence than promotional materials suggest: the chosen villa’s condition, accurate area schedule, remaining lease rights, title chain, compliance documents and genuine net income. Until those are available, it is a property worth investigating rather than a return or ownership outcome that can be promised.

Best for: A plausible fit for couples or solo owners seeking a finished, manageable private-pool villa for occasional use.; Worth considering for buyers who prefer to inspect live guest operations and request actual owner accounts before evaluating a rental proposition.; Suited to people who value greenery and personal outdoor space above walking access to central Ubud.; Potentially relevant to purchasers comfortable with a time-limited lease right, provided its precise term, title basis and transfer provisions pass independent review.; Less suitable for buyers who require extensive family land, multiple communal amenities or a large multigenerational home.; Not a sensible purchase if the investment case depends on an advertised return percentage or an unverified automatic lease extension.; Unlikely to satisfy someone seeking a walkable downtown Ubud address or direct foreign ownership of freehold land.; may not suit: .

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • The newer LOYO & BONDAR page gives about 109 sq m of land per villa, while older official material and agents show 230 sq m; the older two-bedroom house area is 100 sq m against today’s 163 sq m. Signed unit plans have not been examined. Balinsky states a 25-year lease, Bali Development advertises “25+25”, and another portal uses a freehold label. The land title, lease commencement, enforceable extension and purchaser transfer rights remain undocumented. The exact parcel location, PBG and SLF have not been verified; Balinsky reports an SLF application. Platform licensing numbers do not substitute for permit review, and the transaction’s legal counterparty remains unconfirmed.
