Why this project is worth a look
Already built
Completion in 2018 means the important questions are inspectable: unit condition, noise, outlook, corridors, lifts, pool and day-to-day common-area management. A buyer is assessing an existing asset, not a promised finish.
Two transport corridors
The address connects toward both Saphan Khwai/Phahonyothin and Sutthisan/Vibhavadi. At roughly 1.2 km from BTS and 1.7 km from MRT, however, it should not be presented as a station-front condominium.
Manageable project scale
With 317 units across two eight-storey buildings, the scheme is large enough to support meaningful shared facilities without being a mega-tower. Current juristic-person finances and maintenance quality still need to be checked.
Visible resale market
Multiple unit sizes are actively marketed for both sale and rent in 2026. That gives buyers real asking-price comparisons, but listing depth is not evidence of guaranteed yield, fast resale or future appreciation.
About the project
Metro Luxe Rose Gold Phaholyothin - Sutthisan is a completed Property Perfect condominium in Samsen Nai, Phaya Thai. The development has two eight-storey buildings and 317 units, and it was completed in 2018. By 2026 it is primarily a resale-and-rental market rather than an off-plan proposition. That changes the due-diligence job: a buyer can inspect the actual building, common areas, view, noise exposure and unit condition instead of relying on launch material.
The project sits on Soi Inthamara 14 off Sutthisan Winitchai Road, with access toward both Phahonyothin and Vibhavadi Rangsit. PropertyHub places Saphan Khwai BTS at about 1.2 km and Sutthisan MRT at about 1.7 km. The useful way to frame the location is therefore not 'station-front', but a city address with more than one rail corridor within the wider catchment. The last-mile trip remains part of the daily commute and should be tested at the times the resident will actually travel.

The housing mix is compact and urban. A detailed launch-era review records one-bedroom homes from 25.7 sqm, Luxe Suite layouts around 47.0–52.7 sqm and two-bedroom homes around 52.8–62.8 sqm; Property Perfect's live page separately presents a 28 sqm one-bedroom and a 43 sqm one-bedroom Plus. The shared spaces are centred on a landscaped courtyard with a pool, jacuzzi and a double-volume fitness room. In a completed 2018 condominium, however, the current condition and management budget matter more than the original amenity checklist.
Public asking prices show a wide spread. DDproperty had one-bedroom resale stock from THB 2.59M in September 2026, while two-bedroom asking prices were commonly in the mid-THB 4M range and above. Property Perfect's own live page still displays a THB 5.59M starting figure. Those numbers should not be treated as one price list: they may represent different sellers, unit types and remaining stock. The registry therefore uses the lower active resale asking price only as a search anchor, never as a promise of availability.
Ownership format
This is a registered condominium. A foreign buyer can take freehold title only while foreign ownership remains within Thailand's condominium quota, which is capped at 49% of the aggregate unit area in the building. The condominium juristic person should confirm the live foreign-quota position for the selected unit before transfer.
Unit types & sizes
The core compact format. Property Perfect's current page shows a 28 sqm base layout, while launch-era project material records several one-bedroom configurations across a wider range. On resale stock, the exact plan, floor, orientation, fit-out and furniture matter as much as the nominal area.
A middle ground between the compact one-bedroom and the larger two-bedroom product. Property Perfect currently shows a 43 sqm one-bedroom Plus, while the detailed launch review separately recorded Luxe Suite layouts of 47.0–52.7 sqm. Resale agents may label these formats inconsistently, so the actual floor plan should lead the comparison.
The largest confirmed residential format in the development. Current 2026 resale listings include roughly 52–57 sqm homes in the mid-THB 4M range and above. Family buyers should inspect storage, true bedroom dimensions, kitchen and bathroom condition, and the building's current parking rules rather than relying on the original brochure.
Layout ranges are consolidated from Property Perfect's live page, Home.co.th's current profile and a detailed launch-era review. On the secondary market, a layout label does not guarantee original fit-out; furniture, appliances, renovation history and alterations must be checked unit by unit.

Location
- The project is on Soi Inthamara 14, Sutthisan Winitchai Road, Samsen Nai, Phaya Thai, Bangkok 10400.
- PropertyHub places Saphan Khwai BTS at about 1.2 km and Sutthisan MRT at about 1.7 km. Both rail corridors are relevant, but neither station is at the project entrance.
- Road access runs through Sutthisan Winitchai, Phahonyothin and Vibhavadi Rangsit. Real travel time is highly dependent on direction and time of day.
- Frequently cited nearby anchors include Big C Saphan Khwai, La Villa Ari, Or Tor Kor Market and Paolo Phaholyothin Hospital.
- A serious buyer should test the exact route to the station they will use and visit during peak hours; a project-card distance does not capture traffic or the quality of the last-mile connection.

Best for: An owner-occupier looking for a completed Phaya Thai condominium that can be physically inspected before purchase.; A single buyer or couple comfortable with compact one-bedroom and one-bedroom Plus layouts rather than large family-sized space.; A two-bedroom buyer who values a landscaped internal courtyard and proper shared facilities but is willing to compare resale-unit condition carefully.; An investor who wants to work from live sale and rent listings rather than a promised yield and will model each unit from its actual price, rent and costs.; A foreign buyer who understands Thai condominium freehold rules and will verify foreign quota for the selected unit before transfer.; may not suit: A buyer who needs a BTS or MRT entrance literally outside the lobby; there is still a last-mile journey here.; A household requiring three bedrooms, very large internal areas or a high-rise luxury-tower format.; Someone wanting only brand-new developer stock with new-build warranties and untouched interiors; the project was completed in 2018 and much of the market is resale.; An investor who requires a guaranteed yield or assured quick resale; public listings do not establish either..

- the title format and what is registered against the unit
- the contractual handover date in the SPA — the page shows the date from the project’s materials
Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- The live foreign-quota balance is not published in the sources reviewed. A foreign buyer should obtain a juristic-person confirmation for the selected unit before registering the transfer.
- Common-fee information conflicts across time: the detailed launch-era review quoted THB 35/sqm/month, while PropertyHub's current project profile shows THB 50/sqm. No fee is carried into the registry; the buyer should obtain the current juristic-person schedule together with arrears and special-assessment information.
- Property Perfect's live page still displays a THB 5.59M starting price, while active resale stock in September 2026 started around THB 2.59M. These are different pools of supply, and the developer page does not identify the exact current unit behind its THB 5.59M figure.
