DDproperty describes the project as roughly 850 metres from Ari BTS, while other property databases use different distance figures. The practical takeaway is not to treat any single marketing distance as a guaranteed walking time. The building sits within an established Phaya Thai neighbourhood between the Phahonyothin office corridor, Ari and Sanam Pao, with hospitals, shops, restaurants and workplaces already around it. Older project reviews also describe access through Soi Phahonyothin 8 and connecting local streets. For an owner-occupier, the most useful test is a real walk from the building entrance to the station at the time of day you expect to travel, including heat, traffic crossings and the final stretch inside the soi.

Older databases disagree slightly on the minimum one-bedroom size, which is why the title deed and the selected unit's sale documents should control the actual area. The broader pattern is consistent across sources: D'Memoria was not designed around tiny micro-units. Even the smaller one-bedroom stock starts in the mid-30s, while the two-bedroom range reaches into the low 70s. That can be relevant for buyers comparing an older low-rise with newer projects where entry units are often more compact. The trade-off is that condition varies more on resale: renovation quality, appliances, built-ins and wear can materially change what two nominally similar units are worth.

The building layout is also reasonably well documented. Tooktee describes residential accommodation from floors two through eight, with parking on the ground floor and basement and two passenger lifts. For a resale purchase, current asking stock is more relevant than the developer's historical launch price. On the DDproperty project page checked on 16 September 2026, the visible sale range began at THB 3.3 million and extended to around THB 4.6 million. Individual listings from recent months demonstrate why the headline range needs context: one-bedroom units in the 35–37 sq m bracket have appeared near the lower end, while larger or differently furnished homes can be materially higher. These are asking prices, not completed transaction evidence and not a valuation opinion. A low headline can also disappear quickly or reflect a unit with a particular floor, condition, occupancy status or seller motivation. The sensible use of THB 3.3 million is as an entry reference for the visible secondary market, not as a promise that a suitable unit remains available at that number.

There is also active rental inventory, but listing rents should not be converted into a guaranteed yield. Recent DDproperty and PropertyHub pages have shown one-bedroom asks broadly around THB 16,000 to THB 22,000 per month, with larger circa-46 sq m homes often nearer the upper part of that range. This demonstrates a functioning rental market around the project, not the owner's eventual net income. A serious investment review should look at the selected unit's leasing history, furniture replacement, agent fees, vacancy, common charges and building rules, as well as the difference between advertised and signed rent. D'Memoria may suit a landlord who prefers a completed building with observable rental comparables, but the evidence does not support a blanket return figure or any claim of guaranteed occupancy.

PropertyHub lists the common-area charge at THB 55 per sq m per month, and Propso reports the same rate. It is a useful benchmark for ownership costs, but the amount actually due on a resale unit should come from an up-to-date juristic-person statement rather than a calculation from a project profile. An established building offers one advantage that brochures cannot: management quality is visible. During a viewing, the apartment itself is only part of the inspection. Corridors, lifts, pool condition, parking, access control, signs of water ingress, odours, maintenance records and the general standard of the common property can reveal whether the building has been cared for. For a project of this age, those observations often matter more to value and livability than launch specifications.

Ownership is unit-specific. DDproperty classifies D'Memoria as a freehold condominium, but a foreign purchaser can register freehold only while foreign quota remains available. Thai rules cap foreign ownership at 49% of the aggregate condominium unit area, and the condominium juristic person must provide the relevant foreign-quota confirmation for a transfer. The fact that the building itself is a registered condominium does not make every resale unit automatically eligible for foreign freehold at every point in time. Before committing, a foreign buyer should match the seller to the title, confirm the unit's ownership status, obtain the juristic-person documentation required for transfer and verify outstanding common charges.
