For someone who uses the Green Line every day, that changes the routine more than a long amenity list does. There is no separate feeder ride, no long walk through a side street and much less exposure to Bangkok rain between home and the station. The trade-off is equally clear. This is a main-road site beside an operating elevated rail line, so traffic, trains and a visibly urban streetscape are part of the package rather than something hidden behind a quiet residential soi.
The scheme is a single 14-storey building on roughly 2 rai 3 ngan 52 square wah of land, with 398 residential units. It is not designed around large family apartments. The entire unit mix is concentrated on one-bedroom and one-bedroom-plus layouts between 21 and 34 square metres. That immediately narrows the likely use cases: a single resident, a couple, a student, an airport employee or an office worker who values transport efficiency more than spare rooms. Buyers who need two proper bedrooms, a permanent study, generous storage or space for children will find the limitation before they even start comparing views and floor levels.

The Thai environmental assessment register identifies Central Pattana Residence Co., Ltd. as the project owner and currently records the development as permitted and under construction. Independent 2026 project reviews point to completion around 2027. That matters because this is still a forward purchase, not a ready-to-move option. A buyer who needs immediate occupation or rental income should look elsewhere. A buyer comfortable with the wait should focus on the contractual side of the purchase: the actual handover target for the chosen unit, payment milestones, remedies for delay and the condition in which the unit will be delivered. The public sources confirm the broad year but not a precise handover month.
The current official project page advertises prices from THB 2.49 million. An October 2025 launch-period review recorded a lower promotional entry point of THB 2.39 million, which is a useful reminder that old screenshots and early sales posts are not a current price list. A June 2026 independent review again quoted THB 2.49 million, matching the developer’s present headline figure. For a public page, THB 2.49 million is therefore the sensible current anchor, but it should not be applied to every layout. There are six different plans and no up-to-date public unit-by-unit price and availability sheet in the sources reviewed on 20 August 2026.
The apartments are positioned as relatively easy to occupy from day one. Recent reviews describe a fully furnished sales format with core furniture pieces such as storage, living-room furniture, dining elements, bed bases and wardrobes depending on layout. All six plans are also described as having enclosed kitchens. In a 21–34 sqm apartment, that is more consequential than it sounds: a door between cooking and sleeping/living areas makes frequent home cooking easier to manage. Still, 'fully furnished' should not be read as a universal inventory promise. A buyer should ask for the actual specification attached to the selected unit because a show flat, a marketing rendering and the handover list are not necessarily identical.
The shared facilities are distributed vertically rather than concentrated in one ground-floor club. Lower levels include arrival and everyday functions such as a lobby, laundry café, mail room, management office, garden space and EV charging. A social lobby is planned on the third floor, a separate elevated lounge higher in the building, and fitness, sauna, a gathering garden and sky lounge on level 14. The rooftop is planned with a salt-water lap pool, landscaped areas and water-side seating. These spaces do not solve the compact size of the apartments, but they do give residents additional places to work, meet or spend time outside the unit, which is genuinely relevant when the private floor area starts at 21 sqm.
Parking is a more obvious constraint. Published project reviews state approximately 148 conventional spaces, equal to 37.19% of the 398 units before double parking. That ratio should not be labelled good or bad in isolation; it depends on how the buyer actually lives. Someone who commutes almost entirely by BTS may barely care. A two-car household or a resident who drives back late every evening needs much more detail: allocation rules, whether spaces are fixed or first-come-first-served, how double parking is managed and what happens to visitor cars. Those operational rules are not available in the public material reviewed, so the headline parking number is only the beginning of the due diligence.
The neighbourhood is already established. Phahonyothin is lined with local shops, restaurants, convenience retail and day-to-day services, while Lotus’s Laksi is close enough to be treated as a practical everyday option. Central Ramindra and Big C Saphan Mai expand the retail catchment. The wider area also includes Krirk University, Phranakhon Rajabhat University, Sripatum University and Kasetsart University, along with hospitals, public-sector offices and Don Mueang Airport. None of this guarantees rent or occupancy, but it creates several plausible tenant and owner-occupier groups rather than relying on one office district or a single tourist season.
Rail connectivity is straightforward to understand. Phahon Yothin 59 is on the Sukhumvit Line, giving direct southbound trains toward Kasetsart, Ratchayothin, Chatuchak, Ari, Siam and Sukhumvit without changing from the Green Line. Northbound trains continue toward Saphan Mai and Khu Khot. Nearby Wat Phra Sri Mahathat provides an interchange to the Pink Line, adding access toward Ram Inthra and Chaeng Watthana. That said, a station-front address should still be tested against a real commute. A home can be metres from a platform and still be a long ride from a workplace at the opposite end of Bangkok, so station proximity and journey time are separate questions.
Views need the same pragmatic treatment. The site sits within an existing condominium corridor: Rich Park Terminal, a 14-storey building, is on one side, Modiz Station at eight storeys is on the other, and lower-rise residential buildings sit behind the plot. There may be open aspects from selected positions and the upper common areas, but an uninterrupted panorama cannot be assumed for every apartment. For a buyer paying more for height, the important documents are the floor plan, unit orientation and the exact relationship to the neighbouring buildings. A generic 'city view' label is not enough to price that difference sensibly.
For a foreign purchaser, this is a standard Thai condominium rather than a special foreign-ownership product. DDproperty lists the tenure as freehold, but a foreign buyer can register freehold ownership only while foreign ownership in the building remains within the statutory 49% area quota. 'Freehold project' therefore does not mean every unit is automatically available in foreign freehold. Before a meaningful payment is made, the selected unit’s quota status, remittance requirements and transfer documentation need to be checked. If a leasehold alternative is offered when quota is unavailable, the lease term, renewal language and rights on resale or succession should be read as a separate contract rather than treated as equivalent to registered freehold.
The project is therefore easy to screen against a real brief. It makes sense for a buyer who wants a new compact apartment, values a station literally at the frontage and regularly travels along the northern Green Line corridor. It is less convincing for someone who needs family-scale space, guaranteed parking, immediate move-in or a guaranteed open skyline. Because the entire unit range is only 21–34 sqm, small differences in layout, floor level and orientation will matter more in daily life than they might in a larger apartment. The right question is not simply whether PHYLL PHAHON 59 STATION is 'good'; it is whether a particular unit in this building solves a particular buyer’s routine better than the alternatives around Phahon Yothin 59.

A modest step up in space without changing the basic one-bedroom concept. The reviewed show unit places an enclosed kitchen near the entrance, leaving the living and sleeping area calmer. It is more forgiving for one resident, while a couple should check desk space and storage before assuming the plan will work long term.
This plan creates clearer separation between kitchen, living area and bedroom. In the reviewed example the bedroom is behind a proper door, with central space that can work for dining or a desk. It is one of the more practical choices for a couple that does not need a second enclosed room.
The largest standard one-bedroom size in the published range. The extra floor area should make furniture and storage easier to manage, but the core use case remains one or two residents. The current price premium over the smaller plans needs to be checked against live availability rather than historical launch pricing.
