The building is positioned by Phahon Yothin 59 station, and both The official project description and an independent review describe a direct skywalk connection. That is genuinely useful for someone commuting along the Green Line who does not want every journey to start with a feeder ride. The same proximity can mean more road and transport noise, so orientation and an in-person sound check should be part of unit selection.
Inspect before buying
The condominium is completed and occupied, so buyers can assess the lobby, lifts, pool, parking, retail activity, corridors, view and actual interior before committing. That reduces product uncertainty compared with off-plan buying. It does not remove legal due diligence: title, juristic-person debt clearance and foreign quota confirmation still belong in the transaction checklist.
Visible price spread
The late-August 2026 market shows resale asking prices around THB 2.10M at the low end while direct developer units are displayed at THB 2.69M. That spread gives buyers room to compare condition, floor, furniture and seller type instead of treating a single price as the project’s value. A cheaper resale can require renovation or different transfer-cost terms, so total acquisition cost matters more than the advertisement headline.
Compact, legible sizes
The published homes run from about 24.61 to 34.45 sqm. That is a clear, compact product aimed at singles, couples and rental demand rather than large families. The size bands are easy to compare, but the finished building lets buyers go one step further and judge the exact plan, storage and usable wall lengths of the chosen unit.
Urban mixed-use feel
Retail, shared work space, pool, fitness and rooftop landscaping are all part of the project concept. That gives residents more activity and services around the building, but also means the lower levels are not as private as a purely residential low-density condominium. Buyers who prioritise quietness should compare upper floors and circulation patterns rather than relying on the amenity list alone.

Rich Park Terminal @Phahonyothin 59 is a completed urban condominium on Bangkok’s northern Phahonyothin corridor rather than an off-plan launch. The building sits directly on Phahonyothin Road in Anusawari, Bang Khen, at 144 Phahonyothin Road, Bangkok 10220. For a buyer, that changes the due-diligence process in a useful way: the common areas, lift operation, parking, retail activity, views and actual unit condition can all be inspected before signing. Richy Place 2002 still keeps the project in its active catalogue, and its own reservation system displayed at least two specific units on 27 August 2026. The project therefore has some direct developer inventory, even though today’s wider market is heavily resale-driven.
The clearest reason to consider the building is its rail access. The official project description says the condominium connects to Phahon Yothin 59 station by a skywalk and markets the distance as zero metres; an independent project review also described a direct connection. The practical benefit is straightforward for residents who commute along the Green Line: the first leg of the trip does not have to depend on a taxi or motorcycle ride. The trade-off is equally important. This is an active main-road environment, so a unit facing Phahonyothin Road or transport infrastructure may have a very different sound profile from one facing inward. Floor, orientation and glazing matter more here than the project name alone suggests.

The current project page states 14 storeys and 563 units, a figure also repeated by most newer project databases. Richy’s own corporate history, however, describes the April 2018 launch as a 14-storey mixed-use condominium with 597 residential units and three retail floors. Some older project profiles preserve the 597-unit figure as well. We therefore use 563 as the current public figure from the live project page but keep the discrepancy visible. A buyer who reaches legal due diligence should ask for the condominium registration documents and the official schedule of residential and commercial units, because the registered building data matters for common ownership interests, fees and foreign ownership calculations.
The homes are compact. Richy publishes four size bands: Type A at 28.57–29.91 sqm, Type B at 33.14–34.45 sqm, Type C at 24.61–26.37 sqm and Type D at 34.40 sqm. A 2019 independent review described a mix of one-bedroom and one-bedroom-plus layouts, while current project profiles broadly place the homes from roughly 24.61 to 34.45 sqm. Richy’s live stock in August 2026 includes unit 0432 at 24.70 sqm and unit 0422 at 29.44 sqm, both shown with one bedroom and one bathroom. Those live units fit the published size grid, but buyers should still request the exact plan for the selected unit because similar floor areas can produce noticeably different usable layouts.
The amenity package is designed for everyday city living rather than resort-style use. Richy lists a salt-system swimming pool, fitness area, multipurpose room, co-working space, rooftop garden, lobby, 24-hour security and access-card control. Retail is part of the concept: the current project page refers to an on-site shopping component, while the company’s launch history described three retail floors. An independent 2019 review reported that residential floors begin from level four and that part of the fourth floor is allocated to shared facilities. That makes the lower floors worth inspecting carefully. A unit close to retail, parking and amenity circulation may feel busier than one higher in the building, even when their internal layouts are similar.
Parking is stated by Richy at about 40% of unit count. That is not a ratio on which every owner can assume a dedicated space. Buyers who rely on a car should ask the condominium juristic person how spaces are allocated, whether double parking is used, what visitor parking exists and how full the car park becomes in the evening. The project’s rail-oriented location reduces that concern for residents who commute by train most of the week. In other words, the same building can be highly practical for a rail commuter and less convenient for a household running two cars. That distinction is more useful than a generic claim that the project is simply “well connected.”
There are two price layers in August 2026. The developer’s own reservation system showed units 0432 at 24.70 sqm and 0422 at 29.44 sqm at THB 2.69 million each on 27 August. At the same time, a roughly 25 sqm resale unit was listed at THB 2.10 million on 25 August, while other fresh small-unit listings were around THB 2.149–2.19 million. We use THB 2.10 million only as a lower market anchor, not as a developer price or a promise that the unit remains available. A direct Richy unit and a resale unit may differ in seller, furniture, physical condition, transfer-cost allocation and foreign quota availability, so the headline price is only the first filter.
The building is clearly complete and operating, but public sources do not agree on a single completion year. Several major current project profiles point to October 2019; other public sources list 2018 or 2020. We record 2019 because it is the date supported by the largest set of current major sources, and we flag the disagreement rather than smoothing it away. For a real transaction, the more important documents are the condominium registration, the juristic person’s accounts and fee status, the title deed of the selected unit and the unit’s transfer history. Those items tell a buyer more than an old marketing completion date.

Ownership format
Foreign freehold is possible only within Thailand’s 49% foreign ownership quota for the condominium building; the selected unit needs available quota and confirmation from the condominium juristic person. If quota is unavailable, any alternative tenure offered for that unit must be checked separately.

The smallest published band. The developer’s live reservation system currently shows unit 0432 at 24.70 sqm as a one-bedroom, one-bathroom home, so this size is not merely an old brochure figure. For owner-occupation, check storage, kitchen width and whether a proper work desk fits without compromising circulation.
A mid-sized compact format. The developer currently lists unit 0422 at 29.44 sqm with one bedroom and one bathroom, placing it inside the Type A range. It gives a couple more breathing room than the 24–25 sqm layouts, but the exact room shape and structural positions should be checked on the selected unit plan.
One of the project’s largest published formats. An independent 2019 review described both standard one-bedroom and one-bedroom-plus arrangements in the building, so a specific Type B configuration should not be assumed without the selected unit plan. The extra area is useful for storage or work-from-home space, but typically raises the absolute ticket price at a comparable floor and condition.
A published fixed area of 34.40 sqm, at the top end of the Rich Park Terminal @Phahonyothin 59 size range. It is the most natural fit for a buyer who finds the smallest layouts too tight but does not need a two-bedroom unit. Public sources do not reliably prove that every Type D shares exactly the same internal arrangement, so the selected unit plan remains essential.
The live project page publishes four Type A–D size bands.
