Why this project is worth a look
Rail access is the anchor
Sai Yud is immediately beside the development, removing the need for a separate trip to reach the Green Line. That convenience is meaningful for a repeat commute, although the full journey still depends on the destination and any transfers.
A home you can inspect
The complex has been complete since 2020. Buyers can assess real corridors, facilities and apartment condition rather than relying on promises, but must also examine maintenance history and the selling owner’s documents.
Compact layouts with options
Official designs extend from roughly 24 to 55.75 square metres, with one-bedroom, two-bedroom and high-ceiling choices. The variety is useful only if the actual floor plan suits how someone cooks, stores belongings and works.
More room beyond the walls
A separate clubhouse, work areas, gardens, gym and rooftop pool make small private apartments more workable. Their practical worth depends on current access rules and maintenance rather than the original amenity list alone.
A car-owner trade-off
Reported ordinary parking capacity is around 36% of the 820 homes. A rail-focused resident may be comfortable with that; someone needing a predictable parking space every night has a material issue to resolve before buying.
About the project
If your Bangkok routine follows the northern stretch of the Sukhumvit Line, THE BASE Saphanmai has a straightforward appeal. It stands beside Sai Yud station on Phahon Yothin Road, so reaching the railway need not involve an extra motorcycle ride or a taxi stuck in local traffic. That is a practical advantage, not a promise of a short commute to every part of Bangkok. Saphan Mai is a working residential district rather than a downtown nightlife address. Shops, local markets, hospitals and everyday businesses matter more here than fashionable neighbours. Someone commuting along the Green Line may value that arrangement highly. Someone whose work and social life revolve around southern Sukhumvit may find that the final stretch of the journey is longer than the near-station location first suggests.
This is an established building, completed in 2020 by Sansiri, rather than a scheme being sold off architectural drawings. The project contains 820 apartments over 14 storeys. Its residential building has two visually distinct wings, and there is a separate two-storey clubhouse. Some property databases describe “two buildings”; others talk about “two towers”. These descriptions refer to the same development and should not be mistaken for separately launched condominium phases. The distinction matters when comparing advertisements, as a seller may refer to a wing or a building letter without offering a different project. What matters to residents is the shared management of a substantial number of homes, not how a marketing database counts the exterior structures.

The location itself is easy to understand once you stop looking at a broad Bangkok map. Phahon Yothin is a major corridor with heavy traffic at predictable times, and the project has the sort of surrounding commerce that makes ordinary errands manageable: Big C Saphan Mai, Ying Charoen Market, restaurants and medical services are in the neighbourhood. That convenience is real, but so is exposure to a busy road. Floor level, window orientation and whether a unit looks over an internal courtyard or towards moving vehicles can make a bigger difference to everyday comfort than a small difference in asking price. A remote worker who wants quiet afternoons may value a less exposed unit more than a high floor with a dramatic road-facing view.
The railway information also needs a little historical perspective. Early Sansiri material describes the extension as forthcoming because it was written before the trains started running. Sai Yud has since opened as part of the Green Line, so a buyer is choosing an operating route, not betting on a planned station. Sansiri puts the station roughly 30 metres from the project, while another major property profile quotes about 100 metres. Rather than treating either figure as a measured walk from a specific front door, look at the exit you would actually use, the pavement and the crossing arrangement. Being next to a station is valuable; being able to make the whole trip comfortably in rush hour or heavy rain is what makes that value usable.
The apartment range is deliberately compact. Sansiri's original layouts run from about 24 square metres to 55.75 square metres, with one-bedroom, two-bedroom and higher-ceiling variants. This is the sort of project where clever use of a modest floor plate matters more than decorative finishes. A one-person household can be perfectly comfortable in a smaller unit if the kitchen, clothes storage, sleeping area and desk do not compete for the same space. For two adults working from home, the same layout may feel restrictive very quickly. Comparing floor plans becomes more informative than comparing project names, because most of the decisions you will live with — where you cook, sit, work and sleep — are already fixed by the walls.
One-bedroom apartments are not all the same product here. The smallest layouts favour efficiency, a middle size around 28 square metres can work for a more settled daily routine, and larger one-bedroom options provide room for a more distinct living area. An independent walk-through of one of the roughly 28-square-metre configurations found the kitchen separated from the main room, a surprisingly meaningful advantage for people who cook frequently. But that feature should not be assumed across every apartment of similar size. Resale portals also sometimes classify smaller homes as studios despite Sansiri's original one-bedroom categories. For any shortlist, use the actual registered plan and recent photographs of the exact unit rather than trusting an agent's room-type label.
The two-bedroom apartments, broadly 48.25 to 55.75 square metres in the developer's specification, provide a different way to use the building. The original plans include two bathrooms, which may be particularly useful for a couple sharing the home with a child or for unrelated adults keeping different schedules. Still, these are compact two-bedroom homes. Furniture that looks neatly arranged on a floor plan can make the living space feel crowded when a dining table, stroller or work desk is added. The second bedroom also needs to be judged as a real room, not just a box on a brochure. Where the windows face, how doors open and whether the living space has good daylight are all worth seeing before attaching a premium to the extra bedroom.
There are also higher-ceiling units, a distinctive part of this development's original offering. Contemporary project reviews recorded ceiling heights of around 4.55 metres in the special formats, compared with approximately 2.55 metres in ordinary apartments. They are associated with the upper levels and can feel markedly more spacious than their measured floor area suggests. That does not automatically create a legally usable second floor, nor should an added mezzanine be assumed to be permitted. The attraction lies in a different sense of volume and light. The trade-offs may include cooling a taller room, managing glare or heat near the roof, and finding furniture that works at scale. A viewing should address those practical questions rather than concentrating solely on the visual effect.
The shared facilities provide much of the project's character. Sansiri describes a clubhouse, working space, leisure rooms, gardens, fitness facilities and a swimming pool, while independent completed-building reviews record a rooftop pool about 34 metres long. There are outdoor areas where residents can take a short break from their apartments, including upper-level gardens and a walking or jogging route. These facilities are especially relevant in a building where many of the homes have relatively little private room. Yet a facility list is not a maintenance report. Residents may find that operating hours, visitor access, rules for children or the condition of particular equipment have changed since launch. The value of the amenity package depends on how it is managed now.
A large condominium brings operational compromises that can be hidden by attractive floor plans. Reviews record four passenger lifts and two service lifts across the residential structure. Parking capacity is commonly quoted at about 36% of the total number of apartments, with some sources giving a slightly higher figure when tandem or other additional parking is included. Someone who mainly uses the railway may not care much; a buyer who returns home by car every evening probably will. Nor does “parking available” establish that a particular apartment carries an allocated space. The same goes for lift waiting times, delivery arrangements and how crowded common rooms become at the end of the working day. These are matters of actual building use, not architectural design.
The running costs deserve equal attention. Major project profiles give a common-area maintenance rate of THB 58 per square metre per month and report an original sinking-fund contribution of THB 500 per square metre. These figures explain the sort of recurring and reserve-fund charges associated with the development; they do not establish the exact current balance for a resale apartment. Annual budgets, owners' decisions and repairs can change what is paid. Likewise, an original transfer-era fund payment does not automatically become a second identical payment when a used unit changes hands. Ask for the latest maintenance statements, any arrears and recent general-meeting decisions. A low asking price loses some of its appeal if the buyer discovers unexpected liabilities after agreeing terms.
Resale advertisements provide an imperfect but useful picture of the entry price. On 10 October 2026, PropertyHub showed asking prices as low as approximately THB 2.35 million for a small unit around 28 square metres. Two-bedroom advertisements in the same market included offers starting around THB 4.5 million. These are sellers' advertised numbers, not completed transaction prices or a live Sansiri price list. Condition, furnishing, orientation and paperwork can all explain why apparently comparable units carry different prices. One apartment may be newly decorated while another requires substantial work, and neither point can be settled from the price alone. A buyer should establish exactly which unit is being offered and whether it can legally be transferred to that buyer before treating the bottom listing as an attainable deal.
For an overseas purchaser, ownership is the decisive filter. Foreign individuals can own registered condominium units on a freehold basis only within the building's 49% foreign-ownership ceiling measured by unit floor area, subject to the applicable registration and payment requirements. Listings at this project include both Thai-quota and foreign-quota labels. Those are not interchangeable categories, and an advertisement cannot by itself prove that the foreign quota is available for a particular transfer. A letter from the condominium juristic person and appropriate banking evidence for incoming overseas funds are part of the documentation to examine. A long lease, where offered, creates a different contractual right; it should not be presented as equivalent to owning the apartment outright.
The advantage of buying in a completed building is that many uncertainties can be tested in person. It is possible to see how the reception works, whether the lifts and facilities are kept in good order, and what a corridor or balcony feels like in ordinary use. An evening inspection may reveal the sound of Phahon Yothin Road, parking demand and how much privacy neighbouring apartments actually have. Buyers planning to let the property should also establish the condominium's rules on guests, subletting and minimum stay arrangements rather than assuming that every rental model is permitted. Major listing portals say pets are generally not allowed without specific management permission. That single rule could make the project unsuitable for a household that otherwise likes everything about it.
Investors sometimes focus on station-adjacent buildings because transport gives a clear reason for tenants to look at them. Here the logic is plausible: residents employed in the northern part of Bangkok can live close to a rail connection and local services. But 820 apartments also mean that a landlord may compete against other owners renting out much the same layout in the same building. An advertised rent is not net income. Vacancy, leasing fees, furniture replacement, repairs and common-area charges sit between the headline figure and money kept by the owner. A reliable assessment would compare recently concluded leases for similar units and account for the actual ownership structure. A formula based on today's asking rents would look more precise than the available evidence warrants.
THE BASE Saphanmai therefore makes the clearest sense as a completed, transit-oriented home in northern Bangkok, with a broad set of common amenities and a choice of small apartment formats. It is less naturally suited to a buyer seeking a generous family home, quiet back-street surroundings or guaranteed car parking. The strongest purchasing question is not whether the project has a recognisable developer or an impressive rooftop. It is whether one specific apartment, at one confirmed asking price, offers the legal title, layout, orientation, physical condition and annual costs that fit the buyer's life. A project overview can narrow that choice considerably, but it cannot settle the last part on the owner's behalf.
Ownership format
Foreign freehold ownership is possible only within the 49% cap on total condominium unit floor area, subject to documentary confirmation for the particular unit. A leasehold arrangement, if offered, is a different legal interest rather than an automatic substitute for freehold, and renewal must not be assumed.
Home types & sizes
A small-format home most suited to one occupant; storage and cooking space deserve closer inspection than the nominal bedroom count. Areas follow Sansiri’s original plans.
The roughly 28-sqm format seen repeatedly in listings. Some layouts have a separated kitchen, but that detail must be checked unit by unit.
A little more freedom for a proper table, sofa and storage. The usable gain depends on wall placement and the shape of the balcony.
A practical alternative for a couple or smaller household, though still compact. Check whether the second bedroom works for the intended bed or desk.
Extra ceiling height can make a modest home feel airy. It does not by itself authorise a mezzanine or make cooling requirements disappear.
A specialised layout with greater vertical space. The extra volume must not be confused with registered additional floor area.
Sizes are taken from Sansiri’s original layout schedule. Resale agents sometimes relabel small units as studios or round the floor area. Prices are advertisement examples checked on 10 October 2026, not developer pricing or confirmation that a unit or foreign-quota title remains available. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Resale advertisements carry both Thai-quota and foreign-quota labels. Foreign-quota capacity and the particular seller’s right to transfer a unit have not been verified by transaction documents.
- Building counts are described differently: Sansiri specifies one residential structure and a separate clubhouse, while some portals report two buildings and reviews refer to two wings or towers. No independent residential phase has been established.
- Sansiri quotes about 30 metres to Sai Yud station while another project profile gives roughly 100 metres. The measurement depends on the entry point and station exit, not a different location.
