At the start of October 2026, PropertyHub showed numerous live or recently refreshed listings, though syndicated agency ads mean the listing count is not the same thing as the number of unique units. The lowest active asking price located during this research was THB 920,000 for a 33 sqm studio on the fifth floor. Other roughly 30–32.2 sqm units were commonly advertised around THB 1.1 million to THB 1.35–1.36 million, depending on floor, renovation and seller. Rental ads on PropertyHub showed 32 sqm units at about THB 6,000–6,500 per month. These figures are useful as a dated market snapshot, not as a valuation promise: availability can change quickly, and an attractive asking price says nothing by itself about title, quota, arrears or unit condition.

The original product was deliberately compact. Archived project material describes a typical one-bedroom unit of about 31 sqm, but today’s resale portals label very similar 30–33 sqm apartments inconsistently as either studios or one-bedroom units. That does not necessarily mean the project has a wide range of original layouts. Resale agents often describe modified or partitioned units differently, and renovations can blur the original plan. For a buyer, the registered unit plan and the apartment itself are more reliable than the category tag on a portal. A two-bedroom 63 sqm listing appearing inside one DDproperty result set is explicitly described as Regent Home 2, so it should not be used to infer a larger unit type for Regent Home 1.

Common facilities are practical rather than resort-oriented. Multiple sources consistently mention a swimming pool, fitness room or gym, lifts, parking, 24-hour security and CCTV, while older project material also shows key-card access, a lobby, mailboxes and some landscaped space. For a 2007 condominium, the current condition of those facilities is more important than the original checklist. Pool maintenance, lift reliability, corridor condition, access-control systems, parking rules and any upcoming major repairs should be checked on site and with the juristic person. A long list of portal amenities is not a substitute for seeing what is operating today.

The developer identity is well supported. Regent Green Power’s official corporate history lists Regent Home 1 in its project timeline under Buddhist year 2549, equivalent to 2006, while the major property databases consistently state completion in 2007. Those dates can reasonably reflect project launch or development versus completion rather than a factual conflict. The same Phahonyothin 67/67-1 area later received several other Regent Home projects, including numbers 8, 11 and 16. This matters because aggregator searches can mix similarly named units from neighbouring buildings. The research here treats Regent Home 1 as the 657-unit, three-building project completed in 2007 and excludes ads that clearly identify a different Regent Home number.

For a foreign buyer, the important ownership question is unit-specific quota availability. Thai condominium law allows qualifying foreign ownership up to 49% of the total unit area in a registered condominium, and the condominium juristic person must certify the foreign-quota position for a transfer. Project portals often describe Regent Home 1 simply as freehold, but that does not establish that a particular resale unit can be transferred to a foreign name. One current FazWaz listing is explicitly marked Thai Quota, which illustrates the issue. Before paying a reservation or deposit, the buyer needs confirmation of the foreign quota for that unit, a debt-free certificate or equivalent transfer documentation from the juristic person, and a clear review of the seller’s title.

Regent Home 1 therefore makes most sense as a price-sensitive, transit-connected resale option rather than as a substitute for a new Bangkok condominium. Its practical advantages are visible: the building exists, the BTS connection is established, there is a broad pool of compact units to compare, and asking prices start at a relatively low absolute level. The trade-off is the age of the project and the need for more building-level due diligence than a glossy portal page can provide. Buyers who are comfortable evaluating an older condominium may find the secondary-market depth useful. Buyers who expect new-build specifications, a guaranteed foreign quota or a fully documented current fee schedule should not assume those points from the marketing data alone.

Ownership format

A foreign buyer can hold a condominium unit freehold only while the building remains within the statutory 49% foreign-ownership quota by unit area. The condominium juristic person must certify the quota position for transfer.
