Why this project is worth a look

A finished asset

There is no off-plan construction risk here: the buildings exist, units can be inspected and the common areas can be judged as they are today. That does not remove due diligence; it changes it. Renovation history, building systems, juristic-person management, maintenance records and the seller's transfer documents become more important than launch renderings or a promised handover schedule.

Kathu as a base

The location works more like an everyday island base than a beachfront holiday address. Vichit Songkhram Road gives the project a practical connection toward central Phuket and Patong, with major retail in the wider area. Buyers who commute around the island may find that useful. Buyers whose priority is a walk-to-the-beach lifestyle should treat the inland setting as a real limitation rather than something marketing language can erase.

Unusually broad layouts

The original scheme was not limited to small one-bedroom apartments. It included two-bedroom homes, 136 sqm three-bedroom suites and a 193 sqm penthouse. That creates more variety on the resale market than many newer entry-level projects. Large units are scarce, though, so their availability and pricing cannot be inferred from the much more common 30 sqm stock.

Resale sets the price

With the developer sold out, today's pricing comes from individual owners rather than an old launch schedule. Small units were being advertised from about THB 1.89M during this check, while roughly 30 sqm rentals were asking around THB 12,000–15,000 per month. Those figures are useful negotiating references, not an investment promise; condition, furnishings, floor, recurring costs and foreign-quota status vary from unit to unit.

That distinction changes the way the property should be assessed. The developer now labels the project sold out, while current stock comes from individual owners on the resale market. In September 2026, live portals showed both sale and long-term rental listings. A buyer is therefore choosing a specific existing unit, not a standard product from a developer inventory. Renovation quality, furniture, floor, orientation, title status, foreign-quota eligibility and the actual condition of the common areas matter more than an old launch brochure.

The physical scale is straightforward. The original project specification describes a site of 2 rai 3 ngan 53 square wah, two eight-storey residential buildings and a separate clubhouse building containing the pool and fitness room. It also states approximately 100 parking spaces and a project total of 273 units or premises. This is a low-rise scheme by Phuket standards, but it is not a tiny boutique block. For an owner-occupier, the format can be attractive because the development has the core facilities most people actually use without the operational complexity of a large resort estate. For a resale buyer, however, age is now part of the due-diligence story: lifts, parking, pool equipment, common-area upkeep, sinking-fund discipline and juristic-person management deserve as much attention as the finish inside the apartment.

The original unit mix is broader than the compact one-bedroom-heavy layouts common in many newer entry-level Phuket condominiums. The original project data lists one-bedroom units at 30–38 sqm, two-bedroom units, larger three-bedroom suites of 136 sqm and a 193 sqm penthouse. The surviving room-plan archive also includes layouts at 30, 60–61, 73, 76, 136 and 193 sqm. That gives the building a genuine mix of small and family-sized homes. It also creates a practical warning for resale research: current listings do not always match the developer's old summary table exactly. A portal may advertise a 27 sqm one-bedroom, while the original table starts the category at 30 sqm. The title deed and the specific unit documents should therefore take precedence over the generic project profile when area becomes material to the transaction.

Kathu is an inland, central-island location between Phuket Town and the west-coast resort areas. The project sits on Vichit Songkhram Road; its original description highlights access to major shopping, while current resale stock confirms the road connection toward Patong as part of the location’s everyday appeal. This is not a property for someone whose priority is stepping out of the lobby and walking to the beach. Its stronger use case is everyday mobility across the island: reaching central Phuket, shopping, work, schools or services and still having a road connection toward Patong. A car or motorbike is likely to be more useful than relying on a fully walkable neighbourhood. Because the development sits on a main road, view direction and road exposure are worth checking unit by unit rather than assuming that every apartment has the same residential feel.

The resale market is active enough to provide a useful price snapshot, but it should not be turned into a promised investment return. The lowest active sale reference found during this check was THB 1.89 million for a roughly 30 sqm one-bedroom unit. More recently refreshed comparable listings were around THB 1.99–2.09 million. On the rental side, late-August and early-September 2026 asking prices included roughly THB 12,000–15,000 per month for units around 30–32 sqm. These are asking prices from individual listings, not achieved transaction prices and not a guaranteed rent. Condition, furnishings, floor, lease terms and availability differ. For a foreign buyer, ownership eligibility is another major variable: a unit advertised as freehold still needs confirmation that the building has room within the statutory foreign quota at the time of transfer.

Completion data is not perfectly consistent across the public record. Some public project records use December 2012, while others use 2013. The developer archive shows structural, architectural and systems work at 100% in an update dated 1 October 2013. The defensible conclusion is that the development has long been completed and occupied, while the exact original completion month is not established cleanly by the sources reviewed. For a purchase in 2026, the more consequential questions are the building's present maintenance, the selected unit's condition, any outstanding common fees and the transfer documents. The date discrepancy is kept visible rather than resolved by choosing whichever portal happens to be more convenient.

Ownership format

Units in the development are marketed with freehold tenure. A foreign buyer can register a unit in freehold only while the building remains within Thailand's foreign-ownership quota, capped at 49% of the aggregate unit area in the registered condominium. The juristic person should confirm quota availability for the specific resale unit before transfer; an alternative structure should not be assumed if the quota is unavailable.

The cards therefore use the original project typology and the broader corroborated two-bedroom range, while the exact area of a selected unit should come from its documents.
