Why this project is worth a look
Ratchaprasong on foot
Ratchadamri and Chit Lom BTS are both walkable, and the wider Ratchaprasong retail core is immediately around the tower. For someone whose Bangkok life is centred on this part of town, that can reduce day-to-day dependence on a car. The same centrality makes floor, orientation and noise exposure important at unit level.
A mixed-use tower
The residences occupy floors 17–54 while Waldorf Astoria uses other sections of the same building. That creates a more layered service environment than a stand-alone condominium, but buyers should separate residential services from hotel amenities that may carry their own access rules or charges.
Substantial layouts
One-bedroom units start at 48 sqm and two-bedroom homes at 72 sqm, so the core stock is not built around micro-units. That works well for buyers who actually plan to live in the property and also makes like-for-like resale comparisons within the tower more useful.
Tenure drives value
The lower entry point versus some freehold addresses on Ratchadamri is inseparable from the leasehold structure. The remaining lease years and renewal language belong in the valuation of the apartment itself, not in a footnote after the price has been agreed.
About the project
Magnolias Ratchadamri Boulevard is the residential component of a major mixed-use tower on Ratchadamri Road at the Ratchaprasong end of central Bangkok. It is not an off-plan launch and it is not a self-contained residential compound. The building is complete, with 316 private residences on floors 17 through 54 of a 60-storey tower, and resale and rental stock now make up the practical market. Waldorf Astoria Bangkok occupies other parts of the same development. MQDC's current project page names Magnolia Finest Corporation Limited as the owner and developer, while the wider project sits within the MQDC group. That distinction matters because the building's access, operations and service environment are shaped by a mixed residential-and-hotel format rather than by a conventional condominium tower alone.
The residential address is 151/1 Ratchadamri Road, Lumphini, Pathum Wan, Bangkok 10330. This puts the building directly in the Ratchaprasong retail and hotel cluster: CentralWorld, Gaysorn, the Erawan Shrine and a dense collection of offices and hotels are close by, while the Royal Bangkok Sports Club sits across Ratchadamri Road. The serviced-residence operator lists Ratchadamri BTS at about 300 metres and Chit Lom at about 450 metres. For a central Bangkok buyer, that is a meaningful advantage because a surprising amount of the city centre can be handled on foot or through the elevated walkway network. The trade-off is equally real. Ratchadamri is a busy urban corridor, and the experience of a specific unit depends heavily on its floor, orientation, glazing, view and exposure to traffic or events below.

Tenure is the point that changes how this project should be evaluated. The CBRE factsheet explicitly identifies Magnolias Ratchadamri Boulevard as a leasehold condominium, and MQDC corporate disclosure describes the development as a 30-year long-term lease project. This is therefore not the usual foreign-buyer question of whether a freehold condominium unit is still available within the 49% foreign quota. A resale buyer needs to understand the lease rights attached to the exact residence: when the underlying term began, how much time remains, whether the transaction is an assignment or a new registered sub-lease, which consents are required, and what the contract actually says about extension. Older project reviews mention a 30+20-year structure, but an additional 20 years should not be treated as guaranteed unless the selected unit's documentation supports it.
The current market is a resale market, and asking prices have a wide spread. DDproperty showed a one-bedroom unit of about 50 sqm at THB 6.9M in listings reposted in June 2026, while Embark's July 2026 snapshot also put the market floor at THB 6.9M. Larger units sit far above that entry level. Price alone is not enough to compare two residences here. Renovation, furniture, floor, aspect and open views matter, but so does the remaining lease term. Two apartments with similar floor area can have materially different economic profiles if their lease documentation or remaining term differs. A low headline price is useful as a budget anchor; it is not a substitute for checking the legal package behind the unit.
The original unit structure is unusually clear. MQDC records 88 one-bedroom residences, 220 two-bedroom residences, 2 penthouses and 6 duplex penthouses, for a total of 316. CBRE's project factsheet gives the original size bands as 48–60 sqm for one bedrooms, 72–106 sqm for two bedrooms, 292–301 sqm for penthouses and 253–369 sqm for duplex penthouses. The practical implication is that the building is not a tower dominated by tiny studios. Most of the recurring resale inventory is one- and two-bedroom stock, with the two-bedroom category making up by far the largest share of the project. That gives buyers a more useful comparison set when looking at condition, lease term, floor and view.
The residence facilities include a dedicated lobby and drop-off, residents' lounge, fitness room, swimming pool with children's pool and Jacuzzi, steam and sauna rooms, changing facilities and a landscaped slope garden. MQDC corporate material has also described a private club, library, business facilities, meeting areas, jogging space, valet parking and 24-hour security. The presence of Waldorf Astoria in the same tower is a genuine feature of the development, but it should not be turned into a blanket promise of hotel privileges. Restaurant, spa or hotel-service access for condominium residents can be governed by current operating rules and commercial terms. A buyer should confirm what is included today rather than relying on launch-era marketing language.
Historic running-cost information is available, although it should not be mistaken for a 2026 fee schedule. CBRE's 2018 factsheet stated a THB 1,000 per sqm sinking fund payable on sub-lease registration and a THB 90 per sqm per month maintenance fee, paid 12 months in advance. That is enough to show that carrying costs deserve attention, especially for the very large penthouse formats. Before purchase, the current management statement should be checked for the live fee, any unit arrears, parking rules, transfer or assignment charges and any special assessments. The older numbers are useful context; they are not a quote for the next owner.
There is one material source conflict on completion timing. DDproperty, FazWaz and many market profiles label the project as completed in 2015. MQDC's own corporate disclosure, however, records Q2 2017 as the completion period, and a CBRE factsheet from 2018 already described the residences as ready to move in. The registry therefore uses Q2 2017 as the stronger corporate date while preserving the 2015 market convention as an unresolved discrepancy. For a present-day buyer, the exact historical year is less important than the building's current condition and the unit documents, but the disagreement is a useful reminder not to let an aggregator's project card substitute for due diligence.

Ownership format
Leasehold rather than freehold. MQDC's corporate disclosure describes the project as a 30-year long-term lease; for any specific resale unit, the remaining term, registered sub-lease or assignment structure, and any renewal provisions need to be checked in the contract.
Unit types & sizes
There are 88 one-bedroom residences. This is the building's lowest original size tier and the most straightforward format for a single resident, a couple or a part-time Bangkok base. Resale listings commonly sit around 50–58 sqm; comparisons should account for lease term as well as floor, fit-out and view.
Two-bedroom homes account for 220 of the 316 residences, making this the building's dominant format. Buyers usually have a larger pool of comparable resale and rental stock, which makes it easier to see what floor, view and refurbishment are really worth. It is also the most practical step up for full-time living without moving into penthouse-scale carrying costs.
Only two penthouses appear in the original project mix. Building-wide averages are therefore of limited use for this category: condition, view, bespoke fit-out, internal configuration and remaining lease term can matter more than the headline average price per square metre.
The original mix contains six duplex penthouses. Their scale makes current service charges and in-unit mechanical condition particularly important. For an owner-occupier, the staircase, ceiling volumes, service areas and actual usability of the second level deserve more attention than a simple bedroom count.
Area bands follow the CBRE project factsheet: 48–60, 72–106, 292–301 and 253–369 sqm. Some property portals publish different ranges, particularly for penthouses; the selected unit's plan and lease/sub-lease documentation should be treated as definitive.
