The official THB 1.4M starting price gives the project a relatively low entry point for a newly launched Bangkok condominium, but the more useful story is the spread of the unit range. Launch-period pricing stepped up materially for the 34.5–40 sqm plans, and those larger homes added a separate multipurpose room. Buyers can therefore choose between keeping acquisition cost low and paying for a genuinely different living arrangement.

Buildings with roles

Building B is the pet-welcome building, while several of the main shared amenities are concentrated in Building A. That separation is practical because pet rules do not need to define the experience of every resident in exactly the same way. The building choice is part of the purchase decision, not a minor detail after booking.

No studio dependence

The project starts with one-bedroom layouts rather than a large inventory of studios. Types C and D add a flexible room and more separated kitchen arrangements, creating a better path for longer personal use. Anyone who needs an immediate home or near-term rental income should treat the schedule as a limitation rather than a benefit.

Bang Kapi utility

COZI Ladprao 107 makes most sense for people whose daily life is already oriented toward Bang Kapi, Lat Phrao, Ramkhamhaeng and Bangkok’s eastern inner suburbs. The Yellow Line adds rail connectivity and the road network gives several ways to move across the district. The project is inside the soi, however, so SENA’s V-Move shuttle is a useful convenience rather than proof of door-to-platform walkability.

COZI Ladprao 107 is a new low-rise condominium by SENA Development in the residential fabric of Bang Kapi, inside Soi Lat Phrao 107. The scheme has two eight-storey buildings and 476 residences on roughly 4 rai 2 ngan 91 square wah of land. It is not a completed project and, as of 28 August 2026, it is not presented by SENA as a construction site with meaningful progress: the developer says the EIA approval has been obtained, construction is expected to start in Q4 2026 and completion is targeted for Q4 2027. SENA also states that the building will be registered as a condominium after completion. A buyer today is therefore taking early-stage development risk and should focus on the sale-and-purchase contract, actual construction commencement, payment milestones and handover conditions rather than treating the renderings or launch price as settled outcomes.

The product is unusually easy to read because the unit mix stays within a narrow band. There are no studios and no large multi-bedroom family apartments. The project centres on compact one-bedroom units and larger one-bedroom-plus layouts, with five plan types across approximately 22 to 40 sqm. The five published plans are Types A, B1, B2, C and D, with functional differences in kitchen layout, storage and the use of the extra room. The smaller homes are primarily for one person or a couple. Types C and D add a separate multipurpose room that can work as a study, hobby room or occasional second bedroom. That matters more than the headline area: the 34.5–40 sqm options provide a materially different living pattern from the entry-level units rather than simply adding a few square metres to the same plan.

The two buildings are not interchangeable. Building B is the pet-welcome building and includes a pet lobby, pet garden and a paw-washing point on the ground floor. Building A carries the swimming pool, 24-hour fitness room and theatre. Across the development, the amenity programme is practical rather than resort-like: there is a 24-hour co-working space, meeting room, laundry areas, mailboxes and vending machines. Published project details show two passenger lifts per building and approximately 196 parking spaces, equivalent to about 41% of the residential count when tandem parking is included. That parking ratio is a useful constraint to understand early. Car ownership is common in this part of Bangkok, but a space should not be assumed to come automatically with every unit unless the contractual parking rules say so.

The address sits inside Soi Lat Phrao 107 rather than directly on Lat Phrao Road. The location is part of the established Bang Kapi–Lat Phrao residential catchment, with access towards Lat Phrao, Nawamin, Pradit Manutham and Happy Land roads. The Yellow Line’s Lat Phrao 101 station is the key rail connection, while Bang Kapi is the stronger everyday retail and service node. A V-Move shuttle is advertised for rail connections and Bang Kapi; the route may change and is expected to depend on the condominium management structure. The shuttle is therefore better treated as an added convenience than as a permanent substitute for walkability. This is a location-led choice for buyers who specifically use the eastern Lat Phrao and Bang Kapi side of Bangkok, not a generic central-Bangkok address.

SENA’s current project page advertises an entry price from THB 1.4 million as of 28 August 2026. Earlier launch-period reviews quoted THB 1.39 million for the smallest one-bedroom, THB 1.59 million for some 26.5–27 sqm units, THB 2.09 million for 34.5 sqm and THB 2.49 million for 40 sqm. Those older figures are useful only as dated launch benchmarks. They are not a live price list. There is not yet a meaningful independent secondary-market price signal with active matching resale or rental stock. A buyer should obtain a fresh unit-specific quotation showing building, floor, view, furniture package, ownership structure, reservation terms and all payments due before transfer.

The ownership position is also transitional because the condominium has not yet been registered. SENA HHP Co., Ltd. is identified as the landowner; land title deed number 25782 is published and the land is stated to be free of encumbrances. For a foreign buyer, freehold ownership becomes relevant only once the condominium is registered and only within the statutory 49% foreign quota by condominium area. If foreign freehold quota is unavailable for a selected unit, leasehold may be used as an alternative form, but it does not provide the same ownership rights as freehold. COZI Ladprao 107 does not publish a unit-by-unit foreign quota allocation, so the ownership form should be written into the documentation for the selected unit rather than inferred from general foreign-buyer marketing.

Ownership format

The project is intended to be registered as a condominium after completion. Once registered, a foreign buyer can hold freehold title only within the statutory 49% foreign quota.
