That distinction is useful. A buyer can inspect the actual building, corridors, lifts, pool, parking, noise and the exact apartment before committing. The trade-off is that the condition of one renovated unit tells you very little about the condition of the shared systems. Current listings show studios, compact one-bedroom units and substantially larger two-bedroom apartments, which means the project does not behave like a single standardized product. A low-priced studio and an 85 sqm two-bedroom may share the same project name while offering very different ownership, maintenance and rental profiles. The correct comparison is therefore unit by unit, with the project itself treated as the operating environment around the apartment.

The developer is identified as Srichai International Co., Ltd. With a building of this age, however, the original developer is less important to a present-day buyer than the condominium juristic person and the maintenance record. The warranty period is long gone; what matters now is how the common property has been managed over almost three decades. Before buying, it is worth reviewing the juristic person's financial statements, sinking-fund position, any planned capital works, lift history, water and electrical systems, common-area condition and whether owners have faced recent special assessments. This is where an older condominium can be either reassuring or expensive. The reassuring version is a mature building with known issues, active management and consistent upkeep. The expensive version is a freshly renovated apartment inside a project that has deferred major repairs. A viewing should therefore include the route from the street to the unit, not only the unit interior.

Live listings also appear on the ninth floor, so nine is the better-supported working figure, but the discrepancy remains material. Building count is also inconsistent across databases, although several major local project profiles describe five buildings. This is more than a database-cleanliness issue. In a multi-building development, the selected block can affect lift condition, corridor traffic, parking convenience, pool access, outlook, noise and even how a seller describes the floor. A buyer should match the listing to the actual building code and title documentation rather than relying on the generic project page. Similar names in the same district create another trap: Ratchada City Condo 2 and Ratchada City 18 are separate projects and should not be used as evidence for this one.

Location is the clearest reason the project continues to attract active resale listings. The current address resolves to 98 Soi Pracha Rat Bamphen 7, Huai Khwang, with project and listing pages placing Huai Khwang MRT roughly 350–500 metres away. That is close enough to be genuinely useful for daily commuting rather than merely a map-marketing claim. The surrounding Ratchada-Huai Khwang area already has a deep base of shops, food, offices, clinics and larger retail destinations. At the same time, the project sits inside the local street network rather than directly on Ratchadaphisek Road. Buyers should walk the route from the station at the times they expect to use it, especially after dark and during rain. In Bangkok, a short measured distance can still feel very different depending on pavement, crossings, local traffic and drainage. For an owner-occupier or tenant, that real route is part of the property.

Pricing is a secondary-market story rather than a developer price ladder. DDproperty's current project range starts around THB 1.2M, but that lower figure is only a market anchor. Current stock includes small studios and one-bedroom apartments in the low-million-baht range, 68 sqm two-bedroom units around THB 3.5M, and larger 85 sqm two-bedroom units offered materially higher. Renovation quality, floor, building, view, furniture, tenancy status and seller motivation can move asking prices substantially. This is particularly important in an older project because two units with the same nominal layout may have very different capital expenditure ahead of them. A renovated bathroom, rewired unit, replaced air-conditioning and updated plumbing can have real value, but cosmetic finishes can also hide old systems. The useful comparison is the title area, physical condition, building position and net acquisition cost, not the headline asking price alone.

For a foreign buyer, freehold requires a unit-specific legal check. Project profiles and listings describe the tenure as freehold, and Thai law allows foreign ownership of condominium units within the statutory 49% foreign quota measured by condominium unit area. That does not mean every resale apartment in the project is immediately transferable to a foreign name. Before a material deposit is paid, the buyer should obtain current confirmation from the condominium juristic person that foreign quota is available for the selected unit and review the title deed, ownership chain, encumbrances, outstanding common fees and transfer documentation. If an agent simply labels a unit 'freehold', ask whether that means Thai freehold ownership today or confirmed foreign-quota freehold for this buyer. In a 1998 project, the legal check should be paired with an operational one: current common fees, sinking fund, planned major repairs and any extraordinary owner contributions can affect the real cost of ownership after transfer.
