Why this project is worth a look

A genuinely small scheme

Seven villas are a different proposition from a dense serviced resort. Each home is conceived around its own outdoor space, although a site plan and visit are still needed to judge privacy.

A recognisable design language

Swatch Architects documents the project, while the sales material details arches, generous glazing and rooftop space in selected homes. The architectural idea is clear even where final specifications need checking.

Options beyond one layout

A compact one-bedroom studio sits alongside two-bedroom designs intended for different kinds of stays. The attraction is choice, not an assumption that one published area figure describes every home.

Two purchasing routes

PARADYSE advertises individual villa offers as well as a managed fractional model. Buyers can compare the economics of each, provided they do not confuse a company holding with a direct whole-home lease.

About the project

Lunara Villas is a small collection of private homes marketed in Ubud, Bali. Three project-side sources — PARADYSE, KO Group and Swatch Architects — point to the same seven-villa development. It is not an apartment resort with a long facilities list. The attraction is much more personal: a private pool, a home opening towards planting and outdoor space, and a choice between a compact one-bedroom layout and larger two-bedroom accommodation. The project name also appears in materials about buying an entire home and in PARADYSE's managed co-ownership catalogue. Those routes should not be treated as interchangeable. Before judging whether the asking price is attractive, a buyer needs to know which villa is being offered, what rights accompany it, and whether the offer concerns the whole property or a company share.

The strongest independently identifiable part of Lunara is its design team. Swatch Architects includes the scheme in its own portfolio and describes broad glazing, warm neutral interiors and layouts intended to connect interior rooms with the tropical setting. PARADYSE adds characteristic arches, lowered lounge areas and, for certain two-bedroom homes, a terrace at roof level. The jungle-facing version is marketed with a study nook and a larger outdoor area. These details matter because they define how the property might actually be used. A rooftop is appealing for an evening meal; its shelter, drainage and access matter on a wet afternoon. A visually open living space also needs practical insect control, shade and a workable way to close the house when the owner is away.

There is enough consistent evidence to describe a seven-home development, but not enough to publish a definitive inventory by floor plan. The architect's portfolio specifies five two-bedroom houses and two studio villas. PARADYSE's masterplan panel instead lists two jungle-view two-bedroom homes, three other two-bedroom homes and one one-bedroom studio. That panel accounts for six homes, even though its own introduction says there are seven. Nothing in the material establishes whether an omitted house, a revised design or an outdated sales graphic explains the difference. In a scheme this small, the missing entry cannot be waved away. It could affect the remaining selection, adjoining views, access arrangements and how the site is divided between individual purchasers.

Area figures also require a careful reading. PARADYSE displays 89 square metres against the studio and 192 square metres against both two-bedroom products, without defining the measurement on that page. Swatch Architects offers specific land and building figures: a 45-square-metre studio building on a 90-square-metre plot, one two-bedroom design at 96 square metres on 200 square metres of land, and another at 120 square metres on a 257-square-metre plot. A separate PARADYSE co-ownership listing records a 130-square-metre building on 256 square metres of land. These are source statements, not numbers from which a unified schedule can safely be reconstructed. No interior net area should be inferred. The useful document is a floor plan for the exact villa showing the enclosed building, outdoor areas and the plot boundary separately.

The address deserves just as much attention as the floor plan. Lunara is consistently placed in the Ubud area of Gianyar Regency, but the publicly accessible project pages do not establish a road, a plot identifier or independently confirmed coordinates. PARADYSE promotes proximity to yoga facilities and places to work, yet its suggested journey times cannot be checked against a known starting point. Ubud is not one uniform pedestrian neighbourhood. The experience of a home off a busy approach road can be very different from a quieter hillside lane, especially for someone arriving after dark or relying on deliveries and taxis. Until the address is substantiated, claims about walking distance, school runs, airport transfers and neighbouring land uses remain general marketing context rather than verified conveniences of this particular property.

The homes are likely to appeal to rather different patterns of use. The studio format makes sense as a private retreat for one person or a couple who spend much of the day elsewhere. A second bedroom allows visiting friends, children or a more flexible arrangement for remote work. That does not mean every two-bedroom villa will work equally well for extended stays. Storage space, closed and open living areas, reliable connectivity and the relationship between terraces and bedrooms may matter far more than the headline room count. For an absentee owner, routine maintenance becomes part of the experience too. Pools, glazing, garden planting and exposed finishes are enjoyable features, but they all create recurring care requirements in a tropical climate.

The commercial offering refers to a 28-year lease with an extension option. This should be read as an advertised contractual term, not evidence that the land documents or the proposed lease have been examined. The starting date may already have passed by the time a buyer signs, and the right to renew may be subject to negotiation, payment or the landowner's consent. A simple '28 years plus extension' line tells very little about what happens at the end of the first period. A buyer of a whole villa should see the land title, the underlying lease and the agreement being assigned or granted. The remaining term, the renewal mechanism and the ability to transfer the contract to another buyer are all relevant to both enjoyment and resale.

Indonesia's property framework makes the distinction between land rights and contracts particularly important. Hak Milik denotes a land ownership title, while Hak Pakai and Hak Guna Bangunan are separate forms of land right subject to their own conditions. A foreign purchaser should not assume that a marketing label such as 'ownership' gives them a personal Hak Milik title. Equally, a company holding rights over land does not automatically confer those rights directly on its shareholders. No project-specific title certificate or chain of ownership was available to establish exactly how Lunara's land is held. The answer needs to come from the property documents and the proposed buyer structure, not from a generic statement about the Balinese market.

PARADYSE's co-ownership model introduces a second legal layer. Its public explanation says participants enter into share subscription and shareholder agreements, and the property is held through a limited liability company. Owners arrange personal stays under booking rules while unused days may be offered to guests. That is a very different proposition from obtaining the contractual rights to one entire villa. The ability to book peak dates, approve expenses, sell a holding or replace a manager will depend on the corporate documents. A one-eighth offering is not a way to buy one-eighth of the land outright. The nominal entry cost needs to be evaluated alongside continuing obligations and the owner's degree of control over the asset.

For whole-villa purchases, PARADYSE advertises prices starting at US$135,000 for the studio, US$245,000 for the standard two-bedroom villa and US$285,000 for the jungle-facing type. Its website marks the standard two-bedroom category sold out while showing enquiry options for others. A separate Art Villas Bali advertisement lists a two-bedroom villa at US$279,000; it also uses an earlier completion date. These are dated asking-price indications, not evidence that a home remains available today or that a buyer will transact at that figure. The final amount can be affected by furniture, taxes, legal costs, the length of rights actually conveyed and any payment milestones. PARADYSE's separate one-eighth share price, shown in Indonesian rupiah, must not be mixed into a whole-villa price comparison.

The branded parties have overlapping but not identical descriptions of their involvement. PARADYSE presents itself on the Lunara landing page as the developer-side brand involved in design, sale and management. KO Group lists Lunara among its developments, and its site footer names PT Ko Development Group. Swatch identifies the architecture. None of those pages supplies an executed agreement showing which legal entity owns the plot, which entity contracted for construction or which entity would owe delivery obligations to this buyer. The distinction is useful even if everybody involved appears under a shared marketing campaign. A purchaser's protections ultimately depend on the parties and signatures in the documents, and on where the purchase money is required to go.

Status and delivery claims are the clearest unresolved issue in the source set. Swatch's portfolio still says 'under construction'. Art Villas Bali advertises an August 2025 completion date. PARADYSE's co-ownership pages carry January or February 2026 dates alongside 'ready now' and sold-out labels. On a separate PARADYSE development page, images are captioned as Lunara homes after delivery. These statements may describe different villas, different snapshots of the scheme or simply pages that were not updated together. They do not establish when all seven houses became usable or whether the buyer's selected unit has been formally handed over. For that reason, this dossier does not assign a single verified completion date or declare the whole project completed.

Physical completion is not the end of the regulatory question. Indonesia distinguishes building approval, known as PBG, from the building's certificate of fitness for use, or SLF. The property documents should also establish the permitted use of the land and the basis on which any holiday rental activity would operate. None of these Lunara-specific documents was found in the public material examined. That is a limit on verification, not a claim that the approvals do not exist. It matters particularly to someone buying primarily for short-term rental income, because a house that can be occupied privately is not automatically licensed for every proposed commercial activity.

PARADYSE markets professional hospitality services including guest coordination, cleaning, reservations and upkeep. Its general co-ownership explanation also refers to annual advances for operating and reserve costs, a letting commission and a platform fee. The buyer of an entire villa cannot assume that the same fee schedule or service rights apply to them. A separate management agreement would need to define what is included, who authorises repairs, how statements are delivered and whether the owner can appoint another operator. Rental forecasts are especially sensitive to the gap between gross booking revenue and money actually received after downtime, staff, maintenance, commissions and applicable taxes. The promotional yield figures attached to the scheme are not independently established returns.

There are also two different exit paths to think about. With a whole-villa lease, the asset a future purchaser receives will normally be shaped by the unexpired contract term and any usable renewal provisions. With shares in a holding company, the transfer mechanics and any restrictions or rights held by fellow shareholders may be more important than the appearance of the house itself. Neither arrangement has a guaranteed resale market. The project's small scale could appeal to a buyer who wants privacy and a recognisable design; it does not remove the need for a clean title chain, realistic running costs and contract terms that another buyer could understand and accept. A beautiful villa can still be difficult to resell if those matters remain unresolved.

Lunara has enough substance to merit a serious look: the architectural practice identifies the work, the brands agree on the overall scale, and three marketable home formats are described. The next decision should be about a named villa, not just the project. Once the exact property, its physical status and the intended acquisition method are fixed, the buyer can judge whether the advertised design, Ubud setting and budget outweigh the legal and operational commitments. Until then, the defensible description is a seven-villa Ubud development with attractive published design information but incomplete public evidence on its final inventory, site address, handover and contract structure.

Ownership format

The published offer describes a 28-year contractual lease with a possible extension; the commencement date, underlying land title and enforceability of renewal are unverified. A separate company-share co-ownership model is also marketed.

Best for: A couple seeking a private Ubud base for occasional stays rather than a hotel room. The one-bedroom format is the natural starting point, provided the enclosed space is adequate for their habits.; Design-led buyers who value architecture, outdoor living and a private pool more than shared clubhouse facilities. The roof terrace and jungle outlook should be verified against the particular plan.; A small family or an owner who often hosts guests. The two-bedroom arrangements add flexibility but require a closer look at privacy, pool safety and how easily the open spaces can be secured.; A purchaser comfortable with time-limited contractual rights who is willing to price in upkeep and the remaining lease period, rather than treating the property as perpetual land ownership.; Someone considering occasional personal use through managed co-ownership and prepared to accept company governance, booking allocations, common costs and a potentially different resale process.; may not suit: Buyers whose non-negotiable requirement is direct, perpetual personal ownership of Indonesian land. The advertised acquisition terms are lease-based, not evidence of that right.; Anyone who must establish verified handover, precise site coordinates and project permits before even shortlisting a property. The public file does not yet meet that standard.; Yield-first investors who need a contractual net-return guarantee or assume fractional shares will be as easy to sell as an individual home. Neither outcome has been demonstrated..

  • The seven-unit breakdown is inconsistent: Swatch Architects specifies five two-bedroom and two studio villas, while PARADYSE's 2 + 3 + 1 masterplan panel lists only six.
  • Delivery status conflicts: Swatch says under construction, Art Villas Bali listed August 2025 and PARADYSE calls individual villas ready in 2026; handover evidence and SLF were not inspected.
  • No verifiable street address, land title, executed 28-year lease and renewal terms, or documented legal roles for PARADYSE and KO Group were available; coordinates are therefore omitted.
