Why this project is worth a look

A genuinely small compound

Seven houses in one row are easier to understand than an enormous resort master plan. The canyon-facing orientation is the attraction, but sightlines, setbacks and neighbouring development need parcel-level confirmation.

Layouts with distinct uses

The same 72 m² can be organised around equal bedrooms, a larger living room or space to work. That gives buyers a meaningful choice, provided the final measurements and room functions are confirmed in the drawings.

A private pool included

Every advertised villa has its own pool, with base furniture and appliances also part of the offer. These inclusions remove some post-handover work, although equipment brands, material standards and upgrade prices still belong in the specification.

Milestone-based construction payments

DOMA describes payments against documented progress instead of dates alone. The benefit depends on the purchaser’s right to inspect, reject defective work and enforce the agreed consequences of delays.

Management is not exclusive

A rental partner is named, but DOMA says owners may choose another manager. That flexibility can matter over a long lease, if the exit, switching and account-access terms are properly written into the operating contract.

About the project

Mirador Villas is a proposed seven-home development on the southern side of Ubud, with a simple proposition: a compact two-storey villa, two bedrooms and a private pool overlooking a green canyon. DOMA lists 72 m² of house area for each villa and individual plots measuring 112–118.4 m². Its advertised starting price is US$139,000, including a base furniture and appliance package, with handover scheduled for September 2027. This is a purchase during the build, not the acquisition of a completed rental property, and that distinction shapes almost every practical question.

The site concept is unusually concentrated. Seven villas are arranged in a single line rather than dispersed around a large resort compound. Facing a canyon may provide a more open outlook than a narrow street-facing plot; for an occasional-use home, that outlook could be the main attraction. Yet a picture cannot establish whether the view from a particular living room will remain open. A buyer needs to see the plot boundaries, survey levels, protections along the drop, drainage design and what other owners might later build nearby.

Mirador is not marketed as a spacious family estate. Within plots of roughly 112–118 m², the building and pool take up a meaningful share of the usable ground. This scale can work well for visitors who want a small private place rather than a hotel room, but it limits opportunities for an extensive garden, children’s play area or separate service yard. The distribution of space matters more than the headline land size: a slightly larger plot can still feel less comfortable if access, pool placement or neighbouring windows compromise privacy.

The four advertised interior choices offer a useful way to test the product against daily life. Suite distinguishes a principal bedroom from the guest room; Twin puts two bedrooms on a more equal footing; Lounge prioritises shared living space; Study allocates room to work as well as overnight guests. They sit within the same stated house area, so gaining space in one part of the home can mean giving something up elsewhere. Full floor plans, bedroom measurements and bathroom arrangements are needed before assuming that any two options suit the same household.

Each villa is marketed with its own pool, a furnished interior and appliances. DOMA also describes guest parking and shared outdoor or circulation areas within the development. That is a more complete starting package than an empty shell, especially for an overseas buyer who does not want to coordinate every item of furniture. Still, furnished does not mean specification-free. The contract needs a clear schedule of air-conditioning, kitchen equipment, waterproofing, finishes, pool systems, landscaping and the standard for replacing any item that becomes unavailable.

The published project location is Lodtunduh, in Ubud district, Gianyar regency. That is a useful neighbourhood description, but it is not a street address or an identifiable cadastral parcel. Elsewhere in DOMA’s material the canyon image carries the name Mawang, while some external advertisements use Mas. Those places are close enough to be confused in property marketing, but they should not be treated as interchangeable evidence of the actual land. No independently verified plot pin or exact road address was available during this review.

For a buyer attracted by an Ubud address, the route is as important as the label. DOMA advertises a drive of about ten minutes to the centre, a claim that depends on which part of central Ubud is used and when the trip is made. Village lanes, junctions and peak-hour traffic can change the journey considerably. The southern setting is more naturally suited to someone who appreciates greenery and accepts a car or scooter journey for most errands than to someone expecting a fully walkable town-centre lifestyle.

The US$139,000 headline price covers more than the structure, according to DOMA: the contractual use of the land, construction, a private pool, standard furnishings and appliances, access to communal areas and assistance with the legal paperwork. It should not be mistaken for an unconditional all-in closing statement. The particular plot, final room configuration, optional upgrades, applicable taxes and transaction costs can all affect the money required. An updated written quotation is more informative than a screenshot of the starting price.

There is room to customise the finish and equipment, but that flexibility has a financial consequence. Upgraded materials, additional planting, smart-home systems and higher-grade appliances are described as separate selections. The attractive showroom version may not be the base version. For a rental-oriented owner, durability in a humid climate, accessible replacement parts, pool maintenance and ongoing housekeeping are usually more consequential than features that only look impressive when the villa is new.

The land arrangement deserves its own decision, separate from architecture and interior taste. DOMA offers a contractual lease, described as Hak Sewa, with a stated initial 29 years. It advertises a further ten years under the proposed agreement and another thirty-year option at the market price prevailing when exercised. Calling that “69 years” compresses three different commitments into one reassuring number. What actually matters is when the clock begins, the identity and authority of the landowner, what the first extension costs, and how a later purchaser can take over the lease.

It would also be premature to treat DOMA as the sole legal developer or seller. The company now presents itself publicly as a coordinator: it sources and checks land, organises the contractor, oversees the build and arranges handover. Its privacy notice identifies PT MIRONOV DREAMS PROJECT as the company operating the DOMA brand, but that notice is not a Mirador land certificate or a construction agreement. The land lessor, building contractor, payment recipient and party liable for late delivery may be different entities, and each relationship has to be visible in the deal paperwork.

On permits, DOMA states that a PBG building approval was issued on 6 August 2026 under reference SK-PBG-510405-06082026-005. It also states that the site has KKPR land-use conformity documentation and sits in residential subzone R3. One detail should not be glossed over: DOMA says the PBG describes a “hotel building”. Residential zoning, permission to construct and permission to run short-stay accommodation are related but distinct matters. The public statements are specific enough to be tested, but the actual documents and their link to the parcel were not independently inspected here.

There is another step after construction. Indonesia’s SLF certificate concerns whether a finished building is fit for use; a promised handover month is not a substitute for it. A project still at groundwork is not necessarily expected to have its final SLF already, so the absence of a reviewed certificate today should not be misrepresented as proof of noncompliance. Before opening for guests, however, the operating entity, activity permissions, final building documentation and division of responsibility between owner and manager become immediate practical questions.

DOMA advertises a US$2,000 reservation credited toward the price and a payment pattern of 30%, 30%, 30% and 10%. The larger instalments are described as being linked to signing and then documented construction milestones, with the final payment on handover. This could make the buyer’s exposure easier to follow than a calendar-only instalment plan. The protection lies in the agreement, though: it must define what proves a stage complete, whether the buyer can require corrections, what happens on delay and whether the reservation can be refunded after an unsatisfactory legal review.

An independent property database described Mirador as being at the groundwork stage in early October 2026. That is a meaningful indication of activity, but it is not confirmation that foundations, walls or villas have been completed. DOMA promises progress photographs, video and drone footage at two-week intervals. Such reporting can help remote owners remain informed; it cannot replace professional inspection of foundation works, drainage, pool waterproofing, services and finished equipment. September 2027 remains a target rather than an independently verified delivery commitment.

DOMA names Bali Legend as its default management partner, while saying the purchaser may appoint another operator. A management arrangement might be convenient, but buyers should distinguish the sale price from the cost of running the asset. Guest acquisition, cleaning, linen, utilities, pool chemicals, repairs, staff, taxes and management charges all affect the result. None can be reliably inferred from a promised net yield alone. There is also an operational difference between holding a property that is physically ready and having all permissions necessary to advertise it for short stays.

The rental projections shown in the sales material are forecasts for a future villa; Mirador itself has no completed operating record to assess. Actual occupancy and revenue will depend on the selected house, guest demand, nightly pricing, management performance and costs across both busy and quieter months. Buyers planning an eventual sale should consider an additional variable: a purchaser of a leased villa inherits only the remaining contractual term, subject to the terms for assignment and any required consents. A profitable rental forecast does not answer the resale question.

The case for examining Mirador is therefore quite specific. It may suit someone who values a private pool and canyon setting close to Ubud, wants a relatively small home, and is comfortable funding a build rather than moving in immediately. The public plan provides useful detail on house sizes, plot options, layouts, finish and milestones. The investment decision becomes substantially firmer only when the actual parcel, the lease, the construction counterparty, the permissions and the selected unit have been matched to one coherent set of documents.

Ownership format

DOMA markets a contractual land lease (Hak Sewa): an initial 29 years, a further 10 years under its proposed contract terms, and a separate 30-year option at the then-prevailing market price. The actual agreement, commencement date and enforceability of each extension have not been independently reviewed.

More room is allocated to the shared living area while retaining two bedrooms. It could suit guests who spend time together indoors, although the trade-off in private space needs to be checked on the plan.

Best for: Couples and smaller households looking for an occasional-use Bali base with privacy, a pool and a spare room, without the upkeep of a very large house.; Buyers who prefer a greener southern-Ubud setting and accept that transport will be needed for many errands, rather than expecting a walkable central-Ubud address.; Purchasers comfortable with a construction-period commitment and with enough liquidity for later milestones, finishing choices and the first months of ownership.; Potential rental owners who want the option of professional management but will analyse permits, operating costs and demand rather than relying on the brochure forecast.; may not suit: Anyone needing a completed, ready-to-occupy villa soon. September 2027 is a scheduled handover, not a completed delivery.; Buyers seeking perpetual direct land ownership or one unconditional 69-year prepaid right; the advertised transaction is a lease with different extension mechanisms.; Investors unwilling to tolerate development-stage uncertainty or who require verified operating income, a confirmed site address and independently reviewed permits at the outset..
