Siamese Sukhumvit 48 is a completed condominium on the Sukhumvit 48 corridor in Phra Khanong, Khlong Toei. The first thing a buyer has to untangle is the naming. Older market records still use Siamese Sukhumvit 48, Siamese Asset now lists Ramada Plaza Residence among its high-rise projects, and a Ramada Plaza by Wyndham hotel operates within the same complex. These names point back to the same development rather than separate condominium schemes. That matters when researching stock: resale listings, historic floor plans and current hotel information are split across the old Siamese name and the newer Ramada branding. The residential component is consistently reported at 339 units, with a five-storey low-rise building and a 39-storey tower.
The tower is unusual for Bangkok because its identity is tied to tall double-volume interiors as much as to the address. The project website states a building height of 196 metres and promotes roughly 4.4-metre ceilings. Current resale stock shows many duplex or loft-style layouts, including one-bedroom units around the low-40-square-metre range and two-bedroom units around 70–82 square metres. The original published unit schedule is smaller: 24–35 square metres for one-bedroom homes, 49–61 square metres for two-bedroom homes and 112–198 square metres for penthouses. Those two sets of numbers should not be blended into one neat range. A buyer should check the title-deed area, approved plan and usable mezzanine arrangement for the exact unit, because the marketing label alone does not explain how the space is measured.

On Nut BTS is the practical anchor for the location. Siamese's project site cites 350 metres, while major property portals tend to place the walking distance at roughly half a kilometre. Either way, the development sits within a realistic walk of the station rather than relying on a shuttle from a deep soi. Daily retail is also close to the station area, including Big C Extra On Nut, Lotus's and Century The Movie Plaza. For someone working along the Sukhumvit line, the value of the location is straightforward: Phra Khanong, Ekkamai and Thong Lo are only a few stops away, while expressway access gives the project a second transport option when rail is not convenient.
This is no longer an off-plan decision. The building is operational, occupied and supported by an active resale and rental market. The exact completion year is less tidy. PropertyHub records 2019, FazWaz records June 2020, and the developer's own project website showed 100% overall progress as of 31 March 2021. The disagreement is worth preserving rather than forcing one date into a false certainty. For a purchase in 2026, the legally relevant dates should come from the condominium registration and the specific unit documentation; the practical point is that buyers can inspect the completed building and compare real units before committing.
The hotel-residence relationship is another area where the project deserves a closer read. Wyndham currently operates Ramada Plaza by Wyndham Bangkok Sukhumvit 48 at 1448 Soi Sukhumvit 48 and advertises hotel amenities such as a rooftop pool, gym, sauna, restaurant and concierge. The condominium profile separately lists resident facilities including a communal pool, gym, library or reading room, rooftop garden, lobby, parking, key-card access, CCTV and 24-hour security. The presence of a hotel in the same complex is real; what should not be assumed is that every hotel service is automatically bundled into condominium ownership. Owners need the current juristic-person rules and service schedule to see what is shared, what is separate and what carries an extra charge.
The resale market provides useful price discovery. Around the end of September and beginning of October 2026, the project had numerous sale listings and a much larger rental pool. A lower asking-price anchor sits around THB 4.9 million for a one-bedroom unit, while larger duplexes and upper-floor homes rise sharply from there. Live listings also show both foreign-quota and Thai-quota units. That distinction can matter more to a foreign buyer than a small difference in asking price: a Thai-quota unit cannot simply be treated as foreign freehold because the buyer is willing to pay for it.
Foreign ownership follows Thailand's condominium quota rules. A non-Thai buyer can hold a condominium unit freehold in their own name only while foreign ownership remains within the statutory 49% cap for the condominium. The exact availability is therefore a building-and-unit question at the time of transfer, not a permanent characteristic of the project name. Current listings demonstrate that both quota types circulate in the market, which is a useful warning against assuming that every advertised unit is equally transferable to a foreign purchaser.
What makes Siamese Sukhumvit 48 worth studying is that it can now be judged as an operating asset rather than a rendering. A buyer can visit the exact floor, test the walk to the BTS, hear traffic levels, inspect the duplex stairs and ceiling height, see how common areas have aged and compare asking prices with occupied rental units. The trade-off is that this is a more complex product than a conventional single-use condominium. Naming, hotel operations, duplex area descriptions and quota status all require unit-level checking. The strongest way to approach the project is therefore to compare a small shortlist of actual units side by side, with title documents and current condominium rules in hand.
Ownership format
Foreign freehold is possible within the statutory foreign quota, capped at 49% of the aggregate saleable condominium area. Foreign-quota availability is unit-specific and should be confirmed with the condominium juristic person before transfer.
