Why this project is worth a look

You can inspect reality

The building is complete and occupied, so due diligence can include the actual common areas, the specific unit, noise, outlook and condition rather than renderings. Construction risk is largely behind the project; resale-specific checks now matter more, including seller title, juristic-person debt clearance and the condition of the unit being transferred.

Transit without main-road frontage

On Nut BTS is within walking distance, yet the building is inside Soi Sukhumvit 52 instead of opening directly onto Sukhumvit Road. That can suit buyers who want rail access but prefer a residential approach to the building. Published station distances vary, so the route from the actual entrance is more useful than a single marketing number.

A genuinely small scheme

One building with 154 units is a different proposition from a multi-tower complex with several hundred or thousand apartments. The trade-off is that shared facilities are supported by a smaller ownership base. Portals currently quote a common fee of THB 60 per sqm per month, but the actual outstanding balance and current billing for a resale unit should be confirmed before transfer.

Courtyard views matter

The U-shaped plan creates a central pool-and-garden court, and many units face inward. That makes orientation a meaningful pricing variable: an inward view can feel greener and more sheltered, while an outward-facing apartment may offer different privacy, light or street exposure. A unit comparison should therefore go beyond size and floor number.

Price discovery is resale-led

The original launch price is no longer the useful benchmark. Current stock comes from individual owners and brokers, with a wide spread in asking prices and rent. A buyer should compare genuinely available units of the same size and condition rather than treat the lowest portal listing as the value of every apartment in the building.

About the project

Quintara Arte Sukhumvit 52 is a completed low-rise condominium in the On Nut section of Sukhumvit, set inside Soi Sukhumvit 52 rather than directly on the main road. Eastern Star Real Estate Public Company Limited is identified in its own project brochure as the project owner. The development consists of one eight-storey building with 154 residential units on a land plot recorded as 1-1-4 rai. The original brochure targeted completion in April 2021, and a finished-building review published in July 2021 documented the project as ready to occupy. That distinction matters in 2026: a buyer is not taking construction or handover risk, but is also no longer buying from a single developer inventory with one price list. Each opportunity is a resale transaction with its own seller, fit-out, legal documents and transfer terms.

The location works best for people whose daily routine is tied to the Sukhumvit corridor. A detailed review of the completed project placed BTS On Nut at roughly 400 metres, while current and older portals quote distances ranging from about 350 to 600 metres depending on the route and measuring point. The building sits back inside the soi, which separates the residential entrance from the traffic of Sukhumvit Road while keeping the station, Lotus’s and Century The Movie Plaza within a practical walking radius. This is still a dense Bangkok neighbourhood rather than a secluded enclave. Its value is convenience: rail access, everyday retail, food, and a comparatively straightforward connection to central Sukhumvit and the expressway network.

The building wraps around a landscaped internal court. The completed-project review describes the first level as parking, the second as a mix of residences and shared facilities, and floors three through eight as residential. The courtyard arrangement gives many inward-facing units a pool or garden outlook instead of a direct view into neighbouring low-rise buildings. Facilities documented across the developer brochure and completed-project review include a swimming pool, fitness room, steam room, co-working or study space, garden and lounge areas, smart parcel lockers, EV charging, CCTV and security. Parking is quoted at about 39% of the unit count excluding tandem spaces, so car ownership deserves more attention here than it would in a high-parking suburban project.

The unit mix is compact and clearly aimed at urban households. The source material supports one-bedroom layouts from roughly 28 to 36.5 sqm, larger one-bedroom-plus formats from 43.5 to 51 sqm, and two-bedroom homes of about 56 sqm. The developer brochure shows several distinct one-bedroom plans rather than one repeated rectangle, which is useful when comparing resales: two apartments with similar headline areas may have different kitchen positions, corners, balconies and usable wall space. Larger households will find the project limited, because there is no verified three-bedroom product in the original mix. For a single professional, couple or small family, however, the sizes are consistent with a transit-oriented low-rise building near On Nut.

The market now behaves like a normal completed resale project. On 20 Sep 2026, DDproperty showed asking prices from about THB 3.25M to THB 8.9M and rents from about THB 15,000 to THB 35,000 per month, while PropertyHub and FazWaz also carried active stock. These are listing snapshots, not transaction evidence and not a guaranteed return. Units can differ materially in floor, outlook, furniture, tenancy and seller urgency, and the same apartment may appear through more than one agent. The sensible way to use the current range is to treat THB 3.25M as a lower market anchor on the check date, then compare like-for-like units and verify what is genuinely available before drawing a conclusion about value.

Ownership format

Quintara Arte Sukhumvit 52 is a freehold condominium project. A foreign buyer can register a unit in freehold only while the aggregate foreign-owned area remains within the statutory 49% ceiling for the condominium. The current foreign-quota certificate for the specific resale unit should be checked before funds are committed; a leasehold structure is not equivalent to freehold ownership.

Unit types & sizes

1 bedroom
28–36.5 sqm
1 bathroom

The core compact product in the building. Source material shows several sizes around 28, 34, 34.5 and 36.5 sqm rather than one standard plan. On the resale market, layout, kitchen position, balcony, storage and inward-versus-outward orientation can matter as much as a small difference in headline floor area.

1 bedroom plus
43.5 sqm
1 bathroom in the 43.5 sqm plan

A step between the compact one-bedroom stock and the full two-bedroom layout. The extra area can make room for work, storage or an occasional guest function, but it should not be treated as a true second bedroom without checking the exact resale plan.

1 bedroom plus
51 sqm
2 bathrooms in the 51 sqm plan

The largest verified one-bedroom-plus format. The 51 sqm plan is documented with two bathrooms, which can be useful for a couple, home-working household or occasional guests. Resale listings should be checked carefully because similarly sized apartments may be described inconsistently by agents.

2 bedrooms
56 sqm
2 bathrooms

The largest verified original layout in the scheme. It gives a small family or two-person household a true second bedroom without moving into a large family-sized apartment. Because two-bedroom resales are less numerous than one-bedroom stock, price comparisons should stay within the same unit type whenever possible.

Sources differ slightly on intermediate sizes: the developer brochure shows 28, 34, 36.5, 43.5, 51 and 56 sqm plans, while detailed reviews also reference a roughly 34.5 sqm variant. The title deed and plan for the specific resale unit should therefore take precedence over a generic project profile. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location

  • The building is inside Soi Sukhumvit 52 in Bang Chak, Phra Khanong, rather than directly fronting Sukhumvit Road.
  • A completed-project review places BTS On Nut at roughly 400 metres; other sources quote about 350–600 metres, so the number varies with route and measuring point.
  • Everyday On Nut retail is concentrated near the mouth of the soi, including major grocery, shopping, dining and service options.
  • Drivers can reach Sukhumvit Road and nearby expressway connections, but on-site parking is limited to roughly 39% of the unit count.

Price & purchase terms

  • Current price: From THB 3.25M at the lower end of the current DDproperty asking-price range checked on 20 Sep 2026. This is a resale-market anchor rather than a developer price; the chosen unit, availability, condition, ownership status and transfer costs need to be confirmed separately.
  • Completed: 2021

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: Buyers who want a completed home near the Sukhumvit Line and prefer to inspect the actual building, view, noise and condition before committing.; Singles, couples and small families whose space needs fit roughly 28–56 sqm layouts rather than large family apartments.; People who prefer a 154-unit low-rise building with a landscaped central court over a large multi-tower scheme.; Resale investors willing to compare actual units, tenancy, condition and recurring costs instead of relying on a developer yield claim.; may not suit: Buyers who specifically want fresh developer inventory with one price list, promotional packages and an instalment plan; the project is sold out at developer level and current stock is mainly resale.; Anyone who requires a guaranteed parking bay or a high parking ratio.; Large households needing three or more bedrooms; no such original layout has been verified for this project.; Buyers who intend to decide from the lowest portal price alone, because unit condition, ownership status and seller circumstances materially affect the resale comparison..

What we confirm before booking

A short, specific to the project list. We request these from the developer and go through them with you before any payment.

  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the contractual handover date in the SPA — the page shows the date from the project’s materials
  • the contractual area of the chosen unit, and which basis it is measured on

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • The legally operative completion date needs the condominium registration record: the developer brochure targeted April 2021, a 8 Jul 2021 finished-building review shows the project complete, while some portals record April 2020.
  • Street numbering is inconsistent across sources: specialist profiles commonly use 101 Soi Sukhumvit 52, while some map/business records show 123. The soi and project coordinate area are consistent.
  • Current foreign freehold quota availability is not confirmed at project level. The condominium juristic person's up-to-date quota certificate is required for the specific unit.
