Why this project is worth a look

A clearly named third cluster

UNIT explicitly lists Nyanyi Village as the 28-home U3 component of Space City. That lets a buyer insist on phase-specific paperwork instead of accepting the U1 track record as evidence about a different home.

Compact residential choices

Smaller villa-style layouts feature in the published listings, including homes described as 60 sqm. Their value depends on the usable plan and outdoor entitlement, not on the prestige implied by the word villa.

The Nuanu neighbourhood

Schools, cultural venues and everyday services around Nuanu broaden the potential appeal beyond short holiday stays. Access arrangements and any resident privileges need their own confirmation.

A proposed management service

UNIT markets an operating and property-management ecosystem. That could be useful for an absent owner, provided the real contract makes fees, maintenance duties and owner-use rights transparent.

Specific resale questions

U3 appears in partner resale channels, offering the chance to assess an identifiable asset. A listing is not evidence of legal handover or a transferable lease, so the condition and title of the selected home remain decisive.

About the project

The key question with Space City U3 is not whether the master brand sounds established. It is which home and which rights a buyer would actually take over. UNIT identifies a 28-home cluster called UNIT NYANYI VILLAGE, the third part of its Space City development. The earlier Unit Space Village (U1) and Unit Nuanu Village (U2) are separate products under the same umbrella. Some agents use the wider Space City name without saying which phase their listing belongs to. That matters because the operating history of U1 cannot prove that a U3 home is delivered, properly documented or earning rent. The figures and caveats here concern U3, rather than an imagined average of all three phases.

U3 is presented as a residential villa village around Nyanyi on Bali’s Tabanan coast. UNIT calls the wider development service-managed; a project partner describes U3 specifically as residential villas, while Balinsky uses both villas and townhouses. Those labels point to a low-rise style of housing rather than a conventional high-rise apartment tower. They do not settle whether every home has a private pool, a separately identified land plot or identical ownership terms. Before choosing a layout, a buyer needs to know whether the offer concerns an individual villa, a townhouse-style home or a compact unit marketed with villa terminology. Public material establishes the general product, not a definitive technical schedule for each of the 28 homes.

Location is part of the appeal, but the address needs care. Public sources put U3 in the Nyanyi area, associated with Beraban village, Kediri district and Tabanan Regency. It belongs to the western coastal setting around Nuanu, rather than central Canggu. Nuanu’s restaurants, creative venues and educational projects are relevant amenities for someone planning longer stays. Yet several published addresses under the Space City brand actually relate to UNIT’s head office or the original operating Unit Space Village. The No. 88 Pantai Nyanyi address on UNIT’s own site is an example. It should not be copied into a U3 contract or pinned as the third cluster’s plot without a matching site plan. No reliably attributable plot coordinates were established for U3.

Living near Nuanu may offer a more varied daily routine than a stand-alone holiday villa. A household could value access to cafés, cultural programming, professional services and schools; a remote worker might care more about usable workspaces and internet reliability. The Nuanu partner portal mentions Pro Education, a kindergarten, children’s activities and a family-oriented neighbourhood. Those are descriptions of the surrounding ecosystem, not evidence that school places, free-entry passes or all community facilities are bundled with a particular U3 purchase. Admission, operating hours and any preferential pricing are distinct questions. The practical advantage is proximity to a developing community, while the precise resident entitlement remains something the property operator must confirm.

Layouts deserve more scrutiny than the polished visual language of the marketing. A named U3 listing from BaliBig offers a one-bedroom villa of 60 sqm. Balinsky also markets two-bedroom U3 homes of 60 sqm. Under the closely related name Unit Space Village 3, Bali.RealEstate advertises a 60 sqm studio, a 105 sqm one-bedroom villa and a 189 sqm three-bedroom villa. These descriptions do not line up neatly. One possible explanation is that the portals refer to different units, but another is inconsistent room naming or outdated inventory. There is no public lot-by-lot reconciliation tying every advertised plan back to UNIT’s U3 master plan. This dossier therefore shows the offers as reported instead of pretending they form one verified development price list.

A smaller villa can be a sensible home for a couple or a temporary base, provided the plan works in real life. A total-area figure does not reveal how much space is indoors, whether circulation consumes the living room or whether the terrace is counted. In tropical conditions, ventilation, air-conditioning layout, storage and protection from heavy rain matter just as much. Nuanu’s partner presentation describes terraces of roughly 10–12 sqm, furnished interiors, kitchen equipment and flexible living areas. That may describe the intended specification, but a buyer should rely on the schedule of finishes and equipment for the particular unit, not the broad sales description. The same caution applies to promised private outdoor space and the responsibility for maintaining it.

The published delivery timeline is now especially important. Nuanu’s partner page indicates a third-quarter 2026 handover while describing the project as resale-only. Bali.RealEstate still carries a second-quarter 2026 completion date, and Balinsky’s project page states 2026 while showing estimated construction progress of about 95 percent. A separate Balinsky overview displays 100 percent for U3. These are different publisher statements, not a documented handover event. By 18 October 2026, both quoted quarters have passed, but a date passing does not establish completion. Nor does the word resale mean a completed home has been legally accepted for occupation. A buyer needs evidence of actual delivery and the building’s occupancy documentation for the individual property.

The development team is more identifiable than the contracting party. UNIT publicly includes Nyanyi Village among its projects and presents an integrated business covering construction, structural components, furniture and property operations. The Nuanu partner description names UNIT.BUILD as the construction arm and lists Nuanu Creative City as a shareholder. These disclosures are helpful for understanding the business relationship, but they are not a chain of title. The land-right holder, seller, payment recipient and rental manager may be different legal entities. A brand or shareholder name on a partner page cannot replace a registered company identifier, an authorization to sell or documentary evidence connecting those entities to a U3 home.

On tenure, the most relevant published proposition is a 25-year contractual lease. Nuanu’s partner page also refers to priority for another 25 years; Balinsky gives a 25-year base term. Neither public statement shows when the period starts for a particular villa, what remains if the buyer is purchasing from an existing owner, or who must consent to an assignment. More importantly, a priority to negotiate an extension is not the same as a perpetual right or a fixed renewal price. The partner material itself suggests that future renewal pricing follows market conditions. A leasehold resale therefore has two price dimensions: the amount paid today and the years of legally enforceable use that remain after closing.

Another listing portal complicates the picture by labelling its similarly named Unit Space Village 3 product freehold. That label is not sufficient to establish the U3 land tenure, particularly while the exact match between the portal’s listings and the third cluster remains unverified. Indonesian land law distinguishes Hak Milik, the land ownership title that a foreign individual cannot simply take in their own name, from rights such as Hak Pakai and Hak Guna Bangunan, each with its own statutory setting. A private contractual lease is different again. The applicable arrangement for a buyer depends on the title holder, the actual land certificate, the sale or assignment documents and the buyer’s legal status. Treating one portal checkbox as a legal opinion would be a costly shortcut.

Published prices illustrate how wide the interpretation gap can be. Nuanu’s partner page and a U3-specific BaliBig advertisement each show USD 118,700 as an entry indication. Balinsky advertises two-bedroom U3 units from USD 132,000. The portal using the Village 3 name advertises a studio from USD 112,000, but it has not been linked to a verified U3 plot. These amounts were visible when checked on 18 October 2026; none is a confirmed firm offer from a seller for today’s available inventory. Even where the nominal floor area matches, furniture, layout, outlook, lease years remaining, transfer costs and seller urgency can differ. In a resale transaction, the outstanding commitments of the previous buyer are just as significant as the advertised asking price.

Management is part of UNIT’s proposition, but its economics should be read closely. The group presents Space City as service-managed, and Nuanu’s partner material describes rental operations coordinated by an experienced local team. It quotes a fee based on 20 percent of net profit. That percentage alone says surprisingly little. If owner expenses are deducted before the fee, what qualifies as an expense, who approves major repairs, and how are vacant periods or owner stays accounted for? Cleaning, utilities, booking-platform charges, property taxes, maintenance reserves and furniture replacement may all affect the final distribution. A buyer who plans to occupy the home during school holidays also needs explicit rules for blocking dates, including whether doing so changes any management or promotional commitment.

Rental projections on the partner site are not an independent underwriting result. Its headline and detailed text even use different numbers for an advertised first-year minimum return. No signed guarantee, calculation schedule or clearly identified guarantor for a particular U3 unit was available to review. For a resale buyer, historic occupancy and owner statements relating to the same actual home would be a stronger foundation than development-wide projected percentages. Those records should show the period covered, gross rent, cancellations, all operating charges and the cash that ultimately reached the owner. Without that evidence, the appropriate conclusion is not that rental income will be poor or exceptional. It is simply unproven.

Payment arrangements also belong to the individual transaction, not the brand brochure. The Nuanu partner text mentions a USD 1,000 non-refundable reservation and alternative down payments followed by interest-free instalments. These may relate to an earlier developer-sales process, even though the same portal now presents U3 as resale-only. A private resale can involve an entirely different deposit, assignment process and timetable. The seller must demonstrate authority to transfer the contractual interest, while the buyer should be able to trace who receives funds and on what legal basis. The payment account, signatory and land-right holder are not necessarily identical; if they differ, the documentation must explain why.

UNIT and its partners discuss lightweight construction, in-house framing, pile foundations and exterior details designed for wet weather. These are relevant design intentions, not inspection results for a specific completed villa. The buyer’s actual exposure lies in roof junctions, drainage, waterproofing, services, access roads and any unfinished common areas. Indonesia’s PBG concerns building approval and the SLF concerns fitness for use. Neither can be inferred from a statement that the developer has a team able to handle permits. The documents were not available for U3 through the sources reviewed, nor was a plot-specific zoning or spatial-use confirmation. This means the basic building and land paperwork needs to be matched to the home before any reliance is placed on completion language.

U3 is worth examining if the buyer wants a smaller managed residence in the Nyanyi–Nuanu area and is comfortable with the responsibilities of a time-limited property interest. It is a less straightforward choice for someone seeking unrestricted foreign land ownership, a documented fixed-cost extension or turnkey investment returns without operational oversight. The next comparison should be between identifiable houses: actual condition, usable layout, remaining contractual years, rights to occupy or rent, confirmed permits and an itemized management budget. Once those details are available, the location and UNIT’s operating concept can be assessed on their merits rather than on headline yield or the reputation of neighbouring phases.

Ownership format

Partner materials describe a 25-year contractual lease with priority for a further 25 years. The signed lease, commencement date, remaining term on resale, renewal pricing and a particular buyer’s enforceable rights have not been reviewed.
