Why this project is worth a look
Only eight villas
The estate is easy to understand: four Villa Sunpao homes and four Villa Suksan homes. The upside is a low-density setting; the practical consequence is that plot choice becomes limited quickly and the specific villa number matters.
Single-level living
Both collections keep three bedrooms and three bathrooms on one floor. Buyers are choosing between a compact and a larger footprint rather than paying for extra bedrooms or a second storey.
Walkable beach
The developer states about a 500-metre walk to Mai Khao Beach. The setting remains distinctly northern Phuket: strong for quiet coastal living and airport access, less suited to buyers who want dense nightlife and urban activity outside the gate.
Milestone payments
The published payment schedule follows construction progress from reservation through handover. That makes cash flow easier to follow, but the contract still needs clear deadlines, milestone evidence, delay remedies and land documentation.
Costs are visible
The developer states that 7% VAT is included, furniture is excluded, a common-area charge of THB 32 per sqm applies and a THB 50,000 sinking fund is payable once. The contract should confirm the exact charging basis and frequency for the common fee.
About the project
Suksan Beachwalk is an eight-villa pool-home development in Mai Khao on Phuket’s northwest coast. It is deliberately small: no apartment blocks, no large clubhouse programme and no resort-scale common facilities. The product is the house itself — a single-storey three-bedroom villa, a private pool, a private plot and a short internal road shared with only a handful of neighbours. Suksan Homes offers two designs, Villa Sunpao and Villa Suksan. Both have three bedrooms and three bathrooms, but they are materially different in scale: 165 sqm of total built area for Sunpao and 228 sqm for Suksan. In a project this small, the specific plot matters almost as much as the floor plan, because garden depth, orientation, parking arrangement and the relationship to the other seven homes will shape the day-to-day experience.
As of 22 September 2026, the developer is marketing the project off plan from THB 14.9 million. That entry point is for Villa Sunpao; Villa Suksan starts at THB 19.9 million. FazWaz shows all eight homes with asking prices extending to THB 21.9 million and plot sizes from 327 to 506.10 sqm. Those listings are best treated as a current stock snapshot, not a permanent price ladder. With only eight villas, the cheapest combination of house type and plot can disappear quickly. The developer also states that the advertised prices include 7% VAT but exclude furniture, so the number on the project page is not the full cost of delivering a furnished holiday home or rental-ready property.

The single-storey plan is one of the project’s most practical features. Bedrooms, living spaces, the terrace and pool all sit on one level. That can suit families with young children, buyers who want to avoid internal stairs, and owners thinking about using the house for many years rather than only for short holidays. Villa Sunpao is the tighter plan, with 101 sqm indoors and 64 sqm of outdoor built space for a 165 sqm total. Villa Suksan provides 120 sqm indoors and 108 sqm outside, for 228 sqm in total, and the developer specifies a covered garage. Both plans keep the same three-bedroom programme, so the price difference is mainly buying more space around that programme rather than additional bedrooms.
The location should be judged as Mai Khao, not as a generic Phuket address. This is the quieter northwestern side of the island, close to the long Mai Khao beachfront and relatively convenient for the airport. The project’s own landing page states roughly 500 metres on foot to Mai Khao Beach, about 350 metres to cafes and restaurants, around 450 metres to a supermarket and about 10 kilometres to Phuket International Airport. It also places medical facilities at roughly 6.6–7 kilometres and both Blue Canyon and Yacht Haven Marina at around 11 kilometres. That geography works well for buyers who value the beach, privacy and easy airport access. It is a different proposition from living near Bang Tao, Patong or Phuket Town, where the trade-off is a denser mix of restaurants, nightlife and everyday services.
Beachwalk is not trying to compete on shared amenities. Every home has its own pool and garden, while the estate infrastructure is comparatively simple: landscaping, parking, underground electrical services and security are all advertised. The developer’s landing page specifically mentions a night security patrol, while major property portals also list CCTV. Suksan Homes offers optional property-care services for owners who spend time away, including pool and garden maintenance, air-conditioning servicing and routine inspections; rental management is also offered separately. Those services may be useful for an overseas owner, but the developer’s promotional return and appreciation figures should not be treated as evidence of a guaranteed investment outcome.
The published construction specification also deserves contract-level attention. Suksan Homes describes reinforced-concrete structures, red-brick walls, aluminium window systems, porcelain finishes and Canadian-shingle roofs, together with underground electrical infrastructure and an estate water system. These are useful signals, but the buyer should treat the signed technical schedule as the controlling document. Before committing, it is worth checking the exact wall, window and roof specifications, the source and backup of the water supply, drainage design, electrical capacity and who maintains shared infrastructure. In an estate of only eight homes, those practical systems will affect daily ownership more than a long list of resort amenities, and they are also the items most likely to create unexpected running costs if responsibility is unclear.
The construction payment plan is transparent enough to model before signing. The published sequence is 2% on reservation, 28% on contract signing within 30 days, 20% after footing completion, 20% after the concrete structure, 10% after the roof, 10% after electrical and plumbing conduits, and the final 10% at handover. Milestone payments give the buyer visible construction checkpoints, but they do not replace legal due diligence. The sale agreement still needs to spell out the construction deadline, what happens if the schedule slips, what evidence triggers each payment, what is included in the specification and how a buyer can recover funds if the developer fails to perform. The developer also advertises a five-year structural warranty, one year for non-structural items and six months for appliances after completion; the signed warranty schedule, rather than the landing page, should control the purchase decision.
For a foreign buyer, the most important legal distinction is between the villa structure and the land underneath it. Thailand generally restricts direct foreign ownership of land, with only narrow statutory exceptions. A marketing phrase such as “freehold” therefore needs to be unpacked into the actual registration route. The developer presents several ownership paths, including long-term land lease arrangements and structures where the building can be owned separately from the land. A foreign buyer should establish who will own the land, who the lessor is, what lease term will actually be registered, how renewal wording is drafted, who owns the completed building and what happens on resale or inheritance. The project materials are not enough to assume that a foreign individual can simply take freehold title to the land in their own name.
Several points remain open at the research cut-off. The developer’s own current pages do not state a confirmed calendar completion date for the entire estate. One independent seller cites Q4 2027, while another lists 2028, so this dossier does not promote either date to a confirmed project fact. Public material also does not identify the land title type for the Beachwalk site or publish the full land-lease form. The address itself is much more consistent: Hipflat and international property directories place the development at 120/5 Soi Mai Khao 5, Mai Khao, Thalang, Phuket 83110. The coordinates below are therefore intentionally broad, based on the street location rather than a developer-published exact site pin.
Ownership format
Direct personal foreign ownership of the land is generally restricted in Thailand. The project markets long-term land-lease routes and structures allowing separate ownership of the villa building; the exact registration, lessor and contract for the selected home require deal-specific verification.
