Why this project is worth a look

Only eight homes

The master plan contains two rows of four villas. That creates a low-density setting with few immediate neighbours, but it also means buyers should not expect a resort-scale amenity programme. The case for the project rests on the private residence itself — plot position, pool, outlook, parking and build quality — rather than on a large clubhouse or a long list of shared facilities.

Two clear layouts

Maison's brochure centres the project on two built-up sizes, 300.31 and 388.29 sqm. Both are three-bedroom homes with two-car parking, while the larger design adds a more substantial lower level and a usable rooftop deck. The practical question is therefore not which plan sounds more premium, but whether the household will actually use the extra level, service space and roof area enough to justify the larger home.

Airport access is real

The developer's brochure places Phuket International Airport about 2.2 km away. That is unusually convenient for a full-size private villa and can be valuable for owners who travel frequently. The trade-off is equally real: an on-site visit should include a deliberate check of aircraft noise, flight paths and how much of that activity is noticeable inside the bedrooms, living areas and pool zone.

Inspect before buying

Because the project is now marketed as ready to move in, buyers can inspect the delivered product rather than rely on renderings. Pool equipment, drainage, glazing, air-conditioning, doors, finishes, road access and the actual view can all be tested. In a tropical villa, that is often more useful than another page of specifications because maintenance problems become the owner's recurring costs once the sale is complete.

The official master plan shows eight private pool villas arranged in two rows of four. That scale matters. This is not a resort compound built around a large clubhouse or a long list of shared leisure facilities; most of the value sits inside each residence — its pool, parking, internal layout, elevation and outlook. With only eight homes, the position of a particular villa can have a bigger effect on privacy and view quality than a generic project description suggests.

There are two principal house configurations. The official Maison brochure gives total built-up areas of 300.31 sqm and 388.29 sqm, while the current project page rounds them to 300 and 388 sqm. Both are three-bedroom multi-level villas. The plans show three full bathrooms plus a separate guest WC, a kitchen, living and dining areas, and covered parking for two cars. Every residence has its own pool. The smaller plan shows a 3 x 7 m pool; the larger layout uses a 3 x 8 m pool and adds a usable rooftop deck. In the larger house, one bedroom and service spaces sit on the lower level, while the main living zone opens directly to the pool deck above.

The slope is central to the project rather than a branding detail. Maison positions the houses to take advantage of views towards the Andaman coast, surrounding greenery and the airport area. Buyers should still treat a panoramic view as unit-specific. The eight plots sit at different levels, vegetation changes, and later construction around the site can affect sightlines. If the view is a core reason to buy, it is worth checking the actual horizon from the living room, master bedroom, pool deck and rooftop of the selected villa rather than relying on project renders or a neighbouring home's photographs.

The airport is genuinely close. Maison's own brochure places Phuket International Airport at about 2.2 km and gives a six-minute driving estimate. The developer's project page also lists Sirinat National Park at eight minutes, Blue Canyon Country Club at ten, Nai Yang Beach at eleven and Mai Khao Beach at sixteen. That can work well for frequent travellers, owners who split time between Phuket and another country, or people who simply prefer the quieter northern part of the island. The same geography creates an obvious trade-off: aircraft noise and flight paths should be experienced on site at different times of day before treating airport proximity as an unqualified advantage.

The project now reads more like completed stock than a conventional early-stage off-plan purchase. Maison currently places Sky Villas in its ready-to-move-in category, while FazWaz and DDproperty show 2024 completion and list finished homes. That gives a buyer an opportunity that was not available at launch: the structure, finishes, drainage, air-conditioning, pool equipment, access road and real views can all be inspected rather than inferred. The official brochure specifies a fairly detailed fit-out, including built-in kitchen equipment, air-conditioning, hot-water storage, sanitary ware, engineered wood finishes and pool systems. Those specifications are useful as a checklist, but the actual delivered condition of the selected villa should control the decision.

Public pricing reflects different moments in the sales cycle. Maison's live project page still states THB 20–25 million. In August 2026, DDproperty carried a 318 sqm villa at THB 21 million, while FazWaz showed several units from THB 21.8 million upward. For this dossier, THB 21 million is used as a current lower market anchor rather than as a promise that any villa can be bought for that amount. The final price should be tied to the exact villa number, plot, row, fit-out, ownership route and any furniture or transfer terms included in the deal.

Foreign ownership needs to be approached as a villa-and-land transaction, not as if this were a condominium foreign-quota purchase. A foreign individual cannot normally own the underlying Thai land directly. Maison Sky Villas has been marketed with Thai freehold land ownership for eligible Thai buyers and a long registered lease structure for foreign buyers. The crucial documents are therefore the land title, the identity of the landowner and lessor, the agreement governing the building, succession and assignment clauses, and the wording of any proposed lease renewals. A contractual promise to renew a lease later is not the same thing as having the full extended period registered from day one.

The corporate chain also deserves attention. The consumer-facing developer brand is Maison Development, and Maison's privacy policy identifies Maison Development Co., Ltd. as the company behind the website. Yet the official Sky Villas brochure carries the name Maison Property Phuket Co., Ltd. on its final page. That does not by itself signal a problem; Thai projects often involve a brand, a project company and a separate land-holding entity. It does mean the buyer should match the seller named in the reservation and sale documents to the landowner, the receiving bank account and the authority to sell or lease the specific property.

The project is a stronger fit for buyers who want a finished, low-density private home with a pool, substantial internal space and rapid airport access than for buyers looking for a walkable beachfront resort ecosystem. Its appeal is highly unit-specific: the better purchase is not simply 'Type A versus Type B' but the actual house whose view, access, plot, condition and legal package work together. Because the development is small, there is less shared infrastructure to evaluate, but there is also less of a resort operation to absorb maintenance or rental-management complexity. The due-diligence focus should stay on the individual villa and the land structure behind it.

Ownership format

A foreign buyer cannot normally take direct personal ownership of the land beneath a villa in Thailand. Maison Sky Villas has been marketed with Thai freehold land ownership for eligible Thai buyers and a registered long lease for foreign buyers. Ownership of the building, the lease term, lessor, succession rights and any renewal clauses must be checked against the selected villa's contracts and title documents; extensions beyond the initial registered term should not be treated as automatic.

The larger villa uses the hillside more aggressively. A lower level holds the third bedroom and bathroom together with water tanks, pump equipment and storage. The master and second bedrooms sit above, while the roof becomes a separate outdoor living deck. It offers more separation and flexibility than the smaller house, but the extra terraces, service areas and internal volume also create more surfaces and systems for an owner to maintain.

The unit cards use the areas stated in Maison's official brochure. Current market listings sometimes show different area figures for apparently similar house types, so the selected villa's size should be checked against its own plan, contract and property documents rather than copied from a neighbouring unit.
