Those two facts can coexist, but a buyer should still verify the contracting entity, the land owner, the recipient bank account and the authority of the signatory before transferring money.

The address sits in Moo 1, Sakhu, Thalang, Phuket 83110, around the Thep Krasattri–Nai Yang Road corridor. A Thai property source publishes coordinates of approximately 8.092236, 98.305310, which match other project map references. FazWaz lists Nai Yang Beach at about 1.36 km and Phuket International Airport at about 1.94 km. This makes the location unusually convenient for frequent flyers and people who intend to spend most of their time in northern Phuket. It is less convenient for someone whose daily routine is centred on Patong, Kata, Rawai or Phuket Town, so the location decision should be based on actual weekly travel rather than a generic 'close to everything' claim.

The unit mix is compact. Recent listings show an approximately 28 sqm studio from THB 2.99M, a one-bedroom around 35 sqm from THB 3.85M and a two-bedroom around 45 sqm from THB 5.185M. Other active or recently updated project pages show one-bedroom layouts of 29.34 and 33.13 sqm and two-bedroom layouts of 45.36 and 50.06 sqm. The practical choice is therefore between small, efficient formats rather than large family apartments. Buyers who need a real second bedroom should look closely at the 45–50 sqm layouts and not assume that every two-bedroom configuration offers the same storage, living room or kitchen proportions.

THB 2.99M is a useful current entry-price marker because it appears in several live market sources, including a recently updated Nai Yang listing set. It is not a promise that every buyer can still secure a unit at that number. Availability, floor, view, furnishing package and ownership quota can all change the actual price. The right comparison is unit against unit: total purchase price, area, tenure, floor, furniture, common-area charges, sinking-fund contribution and the amount due before handover.

A recent Storm Phuket listing states a common-area management fee of THB 55 per sqm per month and a one-time sinking-fund contribution of THB 550 per sqm. Those figures are useful for budgeting but should still be checked in the current sales package. Rather than extrapolating a project-wide annual cost from a sample unit, the buyer should request the exact statement for the selected apartment, including whether any management fee is collected in advance at transfer.

The amenity package is consistent across several sources: swimming pool, fitness room, lobby, coworking space, bar or lounge, parking, lift access, security and CCTV. Some listings add landscaped areas, a meeting room or rooftop social space. The coworking angle is relevant because the project is marketed toward remote workers, but the practical value depends on details that marketing pages rarely answer — seating capacity, opening hours, internet service, noise and whether the area is genuinely usable as a work environment.

Construction timing is one of the areas where the record needs context. The Smart EIA entry shows approval dated 31 October 2025 and recorded the project as not yet started at that time. Current 2026 property pages now describe Lavisco Living as under construction or off-plan. Several recent sources point to Q4 2026, with one giving 30 December 2026, while another current project page still states Q3 2026. For a buyer, Q4 2026 is the better public reference today, but the contractual handover date and the remedies for delay matter far more than any portal label.

Tenure also needs a unit-level check. DDProperty describes the project as freehold, recent Storm listings show freehold and list both foreign and Thai quota options, and FazWaz has shown a Lavisco Living unit specifically tagged as foreign quota. Another agency source labels the project leasehold. Thai condominium law allows qualifying foreign buyers to own condominium units freehold only within the building's foreign quota, which is capped at 49% of the aggregate unit area. The existence of that legal route does not prove that a particular unit remains available in the foreign quota on the day of reservation.

Payment information is similarly inconsistent across live sources. One project page publishes four 25% instalments; a recent agency listing gives a THB 100,000 reservation, 30% contract payment, three 20% construction-stage payments and 10% at handover. There is no value in averaging the two. The buyer should work from the current developer-issued payment schedule attached to the reservation or sale agreement and check exactly which milestones trigger each payment.

Taken together, Lavisco Living is relatively easy to understand as a product: a small low-rise condominium close to Nai Yang and the airport, with compact apartments and a practical amenity set. The decision becomes more demanding at transaction level. The selected unit's foreign quota status, current price, payment schedule and contractual completion date should all be confirmed in writing. Once those points are fixed, the project can be compared fairly with other Nai Yang condominiums rather than judged on promotional yield or lifestyle language.

Ownership format

As a condominium, the project can in principle support foreign freehold ownership within Thailand's foreign quota, capped at 49% of the aggregate unit area in the building. Some Lavisco Living listings explicitly show foreign-quota/freehold availability, while other sources also mention leasehold, so the exact tenure for the selected unit must be confirmed before purchase.
