Why this project is worth a look
A beach you can use
Nai Yang Beach is across the coastal road and the green edge of Sirinat National Park, with a fresh local review putting the walk at roughly 50 metres. That makes the sea genuinely practical for everyday use, while still being different from private direct-to-sand access.
Low-rise, not tiny
Nine residential buildings of four to five storeys sit across a 22,027.2 sqm site. The built form should feel less vertical than a tower, but 542 units make this a substantial community rather than a boutique residence.
Amenities with real breadth
The published programme counts 53 common-area functions, including pools, children’s water and play zones, fitness, sauna and steam facilities. That can add real value to holiday living, but it also means buyers should budget seriously for ongoing common-area operation.
Visible construction milestones
The developer’s July 2026 update shows 9.90% overall completion, piling finished and structural work at 43.61%. The project is still early, but the milestone data gives buyers something concrete to compare with payment triggers and contractual timing.
A broad unit ladder
The range starts with one-bedroom layouts around 33 sqm and extends through two-bedroom homes to penthouses around 135–139 sqm. Because published size bands differ between recent sources, the exact floor plan matters more than the category label.

The Title Balcony Naiyang is a low-rise Rhom Bho Property condominium under construction by Nai Yang Beach on Phuket’s north-west coast. The first thing to get right is the physical setting. “Beachfront” is the project’s positioning, but the buildings are not sitting directly on the sand: Phuket Rural Road 4027 and the green edge of Sirinat National Park lie between the site and the beach. A detailed July 2026 location review puts the walk at roughly 50 metres including the road crossing. That is still genuinely close enough to treat the beach as part of daily life, but it is a different proposition from a private or direct-access seafront development.
Low-rise does not mean small here. The site covers 22,027.2 sqm and is planned with nine residential buildings plus a separate parking building. The residential blocks are four or five storeys high, with 542 units in total. The developer publishes 4,904 sqm of common area, 4,458 sqm of green space and 3,922 sqm of pool area. For a buyer, the useful takeaway is the way the scheme is spread across the land: this is a multi-building resort-style environment rather than a single tower sitting on a compact podium. At the same time, 542 homes make it a sizeable community, so buyers looking for an intimate boutique residence should not judge density from building height alone.

Construction is active, although the project is still at an early stage. The official July 2026 update reports 9.90% overall progress, with piling at 100% and structural work at 43.61%; architectural and building-systems work were still shown at 0% at that point. That level of detail is useful because it tells a buyer what has actually happened on site rather than simply labelling the project “under construction.” The handover date deserves more caution. FazWaz currently lists December 2027 and several project pages use Q4 2027, while a fresh Think of Living review dated 16 July 2026 gives a broader 2027–2028 window. Anyone buying for a fixed relocation or rental start date should use the contractual completion and delay provisions for the selected unit as the real planning document.
The unit mix runs from one-bedroom apartments through two-bedroom layouts to large penthouses. Across several independent project sources, the most consistently repeated ranges are about 33–35 sqm for the smaller one-bedroom M layouts, 37–39 sqm for the larger one-bedrooms, 45–47 sqm for one-bedroom-plus units, 50–55 sqm and 63–70 sqm for the two two-bedroom families, and 135–139 sqm for penthouses. A newer Thai review publishes wider ranges for several categories, so there is no good reason to treat one headline range as universally correct. Buyers should work from the plan and sale sheet for the exact unit, including balcony size, internal configuration, orientation and building. In this particular project, the balcony and outdoor relationship may matter as much as a few extra internal square metres.
The amenity programme is unusually broad for a low-rise beach condominium. The developer counts 53 common-area functions, split between 23 outdoor and 30 indoor elements. Published lists include multiple pools and water features, children’s outdoor and water areas, a fitness room, sauna and steam facilities; independent coverage also describes lobby and lounge spaces, CCTV and 24-hour security. Parking is stated as 153 standard car spaces, six accessible car spaces and 27 motorcycle spaces. Those are project-level provisions rather than a promise of a dedicated bay for every apartment, so a buyer who considers parking essential should check the rights and allocation rules attached to the exact unit.
Nai Yang has a location advantage that is quite different from Phuket’s busier resort districts: the airport is close without the project being an airport residence. A July 2026 area review puts Phuket International Airport at about 2.2 km. For an owner who flies in several times a year, that can remove a large amount of transfer time. The trade-off is worth testing personally. Aircraft activity is part of the wider Nai Yang environment, and noise sensitivity can vary materially by building orientation and time of day. Day-to-day conveniences are close enough for a beach base: the developer lists Tops and 7-Eleven at around 250 metres and Mingle VIB at roughly 350 metres. The neighbourhood is calmer and more local than the island’s nightlife hubs, which will be an advantage for some buyers and a limitation for others.
There is enough published information to start modelling ownership costs rather than looking only at the purchase price. FazWaz currently lists a common-area fee of THB 85 per sqm per month and a one-off sinking-fund contribution of THB 850 per sqm. Both figures should be checked against the final sale documents and the condominium’s handover budget, but they matter because a scheme with extensive pools, landscaping and indoor common rooms has ongoing operating costs. An investment buyer should therefore assess rent after management, common fees, vacancy, utilities and applicable taxes instead of relying on a headline yield. None of the sources used for this dossier provides a verified guaranteed return that should be treated as part of the purchase economics.
The cleanest current public price anchor is THB 5.3 million, shown on The Title’s live project catalogue and repeated in the 16 July 2026 project review. Individual portal listings move above and occasionally below that headline depending on unit, floor, view, building and tenure, so the number should be treated as an entry point rather than a quote for any apartment. The published payment plan uses a THB 100,000 reservation for standard units and then four 25% stages; the penthouse reservation is shown as THB 300,000. Foreign buyers also need a tenure check before sending a reservation. Thai condominium law allows foreign freehold only within the statutory 49% foreign quota by aggregate unit area, and live quota availability changes as units are sold. The practical purchase checklist is therefore specific: unit number, price, quota or leasehold status, contractual completion date and the exact payment schedule all need to line up before money moves.

A foreign buyer can hold condominium freehold within the statutory foreign quota, capped at 49% of the aggregate unit area in a registered condominium. If foreign-quota freehold is unavailable for the selected unit, leasehold may be offered instead; the actual tenure attached to a specific unit must be confirmed before reservation.

The most compact format in the project suits a solo owner, a couple or a holiday base. At this size, storage, kitchen layout and the usable balcony matter more than the headline square-metre number alone.
A larger one-bedroom gives more breathing room for longer stays without moving into a two-bedroom budget. A newer review publishes a wider upper limit for this category, so the exact unit schedule should be checked.
This sits between a standard one-bedroom and a full two-bedroom, useful when extra flexible space matters more than a second enclosed bedroom. The plan should be checked to see exactly how the additional zone is configured.
The smaller two-bedroom category provides two enclosed bedrooms without a large overall footprint. Families and rental buyers should focus on actual bedroom dimensions and living-room usability on the specific plan.
The larger two-bedroom is better suited to longer stays and family use. A fresh Thai review extends this category as high as 75 sqm, so the selected unit’s sale specification is the figure that should control.
The largest format is a clear step up from the core apartment range and suits buyers wanting generous resort living without moving to a villa. Price, view, configuration and tenure are especially unit-specific at this level.
