That gives the project a genuine walk-to-the-sea advantage without being a literal beachfront building, but the outlook from a residence still depends on tower, floor, orientation and future development around it. Buyers prioritising sea views should compare the actual unit stack rather than rely on a project-wide view claim.
Large but legible
The scheme is big, yet its structure is clear: 899 residences in Phase 1 and another 588 planned in Phase 2. Scale can support a wide amenity programme, but it also means more residents and more complex common-property management. Floor plans show that density varies by level, so a buyer who values privacy should check how many front doors share the corridor on the exact floor.
Brand means operations
Banyan Group matters most as an operating and service layer, not as proof of a financial outcome. Owner-club benefits and the rental-management proposition for Tower B may be useful for someone who wants a managed ownership experience. The decision should still be based on the management contract, fees, letting restrictions and exit flexibility rather than on the brand name alone.
Construction has substance
By August 2026 the official site reports 14.63% overall progress and 31.3% structural progress, so the project has moved beyond an early paper launch. That is reassuring evidence of activity, but it does not remove completion or delay risk. Because the published payment plan runs through the construction period, cash-flow timing should be tested against the completion date written into the buyer's own contract.
Broad unit ladder
The range stretches from compact studios to family layouts and penthouses, so Skypark Lucean is not a one-format investment block. Smaller homes work as a lock-up base close to the beach, while larger two- and three-bedroom apartments are more credible for longer stays. Skypark Lucean Jomtien Pattaya is being built on Jomtien Second Road, about 200 metres from Jomtien Beach. It is a large two-phase scheme rather than a single tower. Phase 1 combines Tower A at 60 storeys and Tower B at 31 storeys for 899 residences; a developer article breaks that down further into 647 units in A and 252 in B. Phase 2 adds another 60-storey tower with 588 residences. The full master development therefore reaches 1,487 units, while many live sales portals quote 899 because they are effectively selling and describing Phase 1. That distinction matters when comparing prices, views, floor density and delivery dates. A buyer should identify the exact phase, tower, floor and unit number before treating any project-level number as applicable to the residence being considered.
Lunique Real Estate is the developer, while Skypark is the Banyan Group residential brand attached to the project. The useful way to read that relationship is not as a promise of investment performance but as a layer of management, hospitality positioning and owner privileges sitting alongside condominium ownership. Official materials connect owners with The Sanctuary Club, and Tower B has been promoted with professional rental-management services. These are separate from the title to the apartment itself. A purchase contract, the condominium juristic-person rules and any rental-management or hospitality agreement can carry different fees and obligations, even when they share the same brand. A purchaser should rely on the latest sale-and-purchase agreement for the binding completion date, transfer provisions and remedies for delay rather than on a marketing page. The difference between those public dates is large enough that it should be resolved before a reservation is paid.
The product mix runs from studios through one-, two- and three-bedroom apartments to penthouses. Published project materials show examples of 32.90 sqm for a studio, 40.48 sqm for a one-bedroom and 86.00 sqm for a two-bedroom. Published building plans expand the range: studios are shown from roughly 28 to 35.3 sqm, one-bedrooms from about 39 to 47.5 sqm, and two-bedrooms from about 86 to 89.7 sqm. Other published project data lists a 94.6 sqm three-bedroom and regular penthouse formats around 127.1–135.8 sqm, while a separate one-off 379 sqm Sky Penthouse has also been announced. In practical terms, this is not a project where an average price or average size tells much of the story. Entry studios, family apartments and high-floor penthouses sit in very different budget and running-cost brackets.
Amenities are stacked vertically through the scheme rather than concentrated on one podium. The ground level is planned with the lobby, library, garden and jogging track; level 6 carries the kids' club, children's pool, garden pool and viewpoint pool; level 29 has a yoga area; level 30 adds a sky pool and co-library; level 31 has the sky lounge; level 48 contains the sky gym, sauna and co-working space; and level 49 adds the infinity pool, bar and sunset garden. For an owner-occupier, that spread can make the building feel more usable throughout the day. It also means the common-property budget deserves attention. A THB 70 per sqm monthly maintenance fee is currently published, but buyers should verify the rate for their tower, any sinking-fund or advance payment due at transfer, and whether Banyan-related hospitality services sit inside or outside the standard condominium fee.

Availability must be checked for the specific residence at the time of reservation; outside the quota, leasehold is the usual alternative and the exact structure depends on the contract.

A more versatile choice for a single resident or couple. Published layouts include sizes around 39.9, 40.8, 42.5 and 47.5 sqm, so the category covers meaningfully different homes rather than one standard footprint. Larger versions may buy more usable living and storage space, but pricing needs to be checked unit by unit.
This size range is far more suitable for longer stays, giving room for a family, guests or a dedicated work room. Published layouts show variants from roughly 86 to 89.7 sqm. On these higher-ticket homes, bathroom count, bedroom separation, corridor exposure and the actual view become especially important.
A less common family format, listed at about 94.6 sqm in detailed published project data. It makes more sense for buyers prioritising day-to-day living over the lowest entry ticket. Current inventory should be checked with an actual unit plan because the public project site gives this category less detail than the smaller layouts.
The penthouse label covers more than one product. Earlier detailed data shows regular penthouses around 127.1–135.8 sqm, while the developer later introduced a single 379 sqm Sky Penthouse on level 54 at a completely different price tier. Availability, specification and fit-out for these homes should be verified at the time of enquiry.

A Lunique-linked TerraBKK update in April 2026 referred to about 7% remaining, while a more recent indexed post from Lunique's official social page says 5%. Exact eligibility for the selected residence needs a fresh confirmation immediately before booking.
- Sales portals often state 899 units because they are describing Phase 1, while the official project site also includes a 588-unit Phase 2.
